5/24/22 update: it has been almost 6 months and the company still has not sent back overpaid HOA payments from a condo sale. The company has stopped responding to my emails and returning calls so unfortunately I will just have to keep posting on a public forum so people understand the type of company they are dealing with. 12/8 update: I see that someone responded to the poor google review, but still no call back or email from the actual management company to address the issue.
Will continue to update on a daily basis until resolved. 12/6: This might not be news given the previous negative reviews that are all consistent w/ my experience with this company. In addition to being terribly unresponsive, this company is arguably one of the worst when it comes to doing the right thing. I sold a unit back in Oct and for some reason my bank did not stop the payments despite my attempt to do so.and WR has just been cashing my checks and refused to respond to me which is unfortunately why I have felt the need to take this to a public forum. If there was an option lower than a 1 star, that would be a more appropriate selection rather than a undeserved 1 star.

It's a shame I have to rate them one star because they don't even deserve that. They are absolutely worthless. They are currently managing our building and seem to forget that they work us and not the other way around. They came in and the HOA fees went up. Coincidence, can't say for sure. They removed the staff we had in place; the ones, we as residents, have developed relationships with, and brought in their own people.
The quality of life here has gone downhill. They try to enforce rules that go completely against the HOA. They really should know the rules to our building before they try to enforce them. You will absolutely regret bringing them onboard. EDIT: All you do is send out the standard response apology form letter. You people are worthless. SEE BELOW.

If I was on the planet mars and the only property management company I could hire was worth Ross and it was free, I still wouldn't hire them. Not capable of taking responsibility for their mistakes nor responding to emails. With how many negative reviews they have it shocks me they're still in business.

This is by far the worst management they can have!, they NEVER respond to emails, they DON'T return calls. I only gave one star because I didn't have a choice, but I wouldn't give not even half! I talked with this guy called MARK, he miraculously answered the call and as soon as I started to tell him why I was calling he was super rude and stopped me on my tracks to tell me literally to cut to the point because he was "driving" and that could cause him an accident. Really? I'm the one talking trying to explain my issue, not him doing cart wheels while driving. He was very very rude. Why do they got the kind of people, makes you want to puke!

Called every other week since January when I moved in that I hadn't received any balance due on my HOA account, kept getting told I would get a call back/the issue would be resolved etc. Now in May, I email my property manager asking why it's not resolved and if he could help and the issue is resolved within a week and then they bill me $1900.
The whole reason I called since I moved in was to avoid a big bill like this. Furthermore, the assistant I spoke to said she had only one call log from me and she couldn't do anything but read back account details. Just seems like bad communication on their end and they haven't offered any help or explanation as to why this went on for 5 months before I had to contact them to get it resolved? They do a good job keeping the complex looking nice.

Greatly appreciate the great help from Michelle Young. Within 10 mins of leaving a voicemail Michelle had already completed a quick but detailed investigation with my account and had answers for me that I had been waiting to receive for days from my property mgmt company. She went way beyond my expectations. In addition she provided a few more very helpful details to manage my account. Thank you!

Frankly I really dont know why my residential complex has selected this extremely bad management company to manage the complex. The manager is not ever replying emails. After a couple of pursual, they will reply you a few words, or even do not reply. It is very easy to figure out all comments with 5 stars here are faked comments. I just wonder why I need to pay HOA fee to feed such crazy staffs.
The most crazy thing is, this Worth Ross Management Co dares to claim that they care about the residents from their company introduction. In fact, they are giving no services to all resident.

The 5 star rating applies to Michelle's assistance in deleting my continued HOA dues due to the sale of my unit. If I were asked to rate the property manager it would 0 stars. The current manager doesnt respect the homeowners enough to respond to the emails and/or phone call If by some slim chance he responds it's apparent he did not pay attention to the message. One more reason why after 25 years I have sold.

In particular the manager of the 1505 Elm property is completely inept as demonstrated by the continued increase in fees combined with diminishment of services - His overpriced position should be the next expense they look to eliminate!

If I could give WorthRoss a negative number I absolutely would! My condominium complex had two different managers from WorthRoss. Neither one of them were acceptable. The second one was actually verbally abusive to women. The lies, the secrecy, and the inability to be supportive of the community describe the behavior that is absolutely not acceptable in a management company and was the consistent action plan of Worth Ross. Comments, complaints, or concerns written to the parent company were absolutely not addressed and not even did the writer get a response. Avoid them completely!

WRMC is no better nor worse than any other HOA Management Company in Dallas -- the entire industry needs an enema! As a former Board Member and President of Tribeca in Dallas, Texas, working with WRMC is like hiring a dog walker that never shows up, you walk your dog yourself and you still pay the dog walker. Worth knows that most Boards will not make the time nor effort to replace him -- the Members just keep their heads down, weather the storm and want off the Board.
Financial report are consistently wrong, require a lot of the Treasurer's time to tick, tie and correct, GAAP are not followed and always late. Their preferred vendors include Proper Insurance Agency, Glenn & Sons, Classic Construction, LPS Fire and Lupe's Gate/Fence that always bid just under all the others when competitive bids are required.
These projects are not managed, quality of work is not checked, damage to property is not repaired at the Vendor's expense, etc.; however, WRMC pays them on time, defends them when Owners have issues with their work product and, I highly suspect, gets a kickback. Thankfully, I sold my Condo and likely will never own one again. WRMC issued an incorrect Resale Certificate that would have enriched them at my expense that I had to get corrected. It's a boiler plate certificate, only one amount had to be calculated (Special Assessment less payments made) and they could not sum up 4 numbers correctly. WRMC said they routinely have to issue corrected Resale Certs and still felt entitled to keep the $300 fee. Again, its like paying your dog walker that never shows up; but, still gets paid.

Hands down one of the worst management companies I've ever worked with. Don't post financial reports in a timely manner (odd), nonstop complaining of the homeowners they are supposed to be helping. Check the ratings and you will get an idea of the lack of professionalism! I strongly don't recommend this company to property manage a thing anyplace in the country! BEWARE!

Can I tell you about a worse management company? I cannot. I wait months for a response to emails regarding issues, I follow up: no response, I leave messages: no response. We are now on representative number 3 or 4 and initially I thought she would be better than the one before, but she has not been acknowledging my emails. I get it that repairs may not happen right away, but I want to know what's happening and that you got my message. I'm looking for clear and professional communication and I do not get it from this company.

One of the worse experiences. Please do not use this company! You will hugely regret it. It is by far the worst company I have ever dealt with in my life. I cannot even begin to explain all the problems we have had with them, and on top of it all the staff will NEVER communicate with you. Don't ever receive a call back or anything to be fixed.
You will literally be left on your own to deal with all their problems. Even if you really like one of their properties please please don't fall for it. you will be told things like: make one clicker work until we get a better system. you don't need that. everybody has to deal with that.

I was amazed at the unprofessional manner of Worth Ross and Associates. Normally, one expects professionalism from a business, to be heard and acknowledged in the hopes of resolution. Instead, I was treated like a child, patronized and scolded. I shocked that a company such as this can conduct business in this manner.

This is the worst management company I've ever dealt with. They don't work on weekends or check email or voicemail. it's almost like they think they are a bank instead of a management company. Lazy and entitled employees. The receptionist is a total bitch. She hangs up on you rather than give you two seconds to speak. These guys are worthless hence their new name should be Worthless Ross.

This is the worst management company I have ever dealt with. Their staff does not answer emails nor follow through on work request. Does not represent our HOA members, and does not follow the law, or follow our HOA bylaws. Their service is substandard. I actually had an experience with the Dallas office with David a V.P. that actually told me I could not speak to the members that came to our annual meeting.
This was prior to the meeting being called to order. He kept in my face, trying to keep me from talking to members of our HOA. I wanted to let our members know that a current board director was a felon and was not eligable to service on our board (Tx Property code law). This person is /was to immediately step off the board and/or be removed. Worth Ross was notified on May 9 of this information and should have stopped immediately in doing business with him.
They continued to work with him and conduct Board business until after our annual meeting on May 28th. Worth Ross did not following Tx property code laws themselves. And Worth Ross tried to keep me from letting our members/ community know.

If I could give 0 stars they wouldn't even deserve that. This company is WORTHLESS. They only care about their vendors, not the people who actually pay for their properties. I have had damage done to my property FOUR separate times and the ONLY way their employee Mallory Nombrano would finally help me was when I put her in lawsuit I was filing.
And by help all she did was tell the vendor to pay for the damage. The next time they did the same thing she refused to help and wouldn't help me again. She took the vendors side even though it was done by them and they had already lied before. Absolutely the worst "management" company I have ever dealt with.

They do not reply back. AT ALL. 3 days worth of calls to ask a simple question and I keep being transferred from one voicemail to another and no one ever calls back. I also got hung up on in one of the transfers. when I called back, it was sent to a message center AGAIN. very interesting. Zero professionalism. I don't see how people like this get away with not doing their jobs. I would not buy in their building and would never recommend them to anyone.

Worth Ross' staff is remarkably unprofessional, incompetent, and irresponsible. Given the gravity of the issues we're experiencing with Worst Ross, I'm astonished to see positive reviews. Worth Ross' staff failed to notify us that major multi-day construction on our unit had been scheduled until the day before and then refused to delay the work (even a day) so that we could make necessary arrangements.
As if that situation wasn't bad enough, the on-site staff was outrageously insulting. We turned to every superior we could find at the Worth Ross corporate office for help and received none. In fact, they've been almost entirely unresponsive, even as additional issues have surfaced. Not long after this issue, the same on-site staff member broke protocol and relayed speculative HOA-related information to a potential buyer for our unit.
This obviously caused more problems. What's more, the staff did not immediately correct the communication flaw at the center of the aforementioned construction issue, which resulted in the untimely reveal of another costly issue. Most recently, I've requested that the same staff member pass along contact information for our building's board so that I can participate in a dialogue regarding items such as upcoming construction.
He has refused multiple times to give me that information. The lack of responsibility from Worth Ross is appalling. Like other reviewers, I will be filing a complaint with the BBB and I would strongly urge others to avoid Worth Ross.

This is probably the worst property management company I have ever had to work with. Their accounting department is very disorganized. Each time I call to make a payment, I get put through to a different voicemail which never gets returned. I actually have to pay a fee of $10 just to pay my HOA fees. Calls never get returned, but then they charge you for being late and charge you to pay. Either way, they get you!

Of the three property managers in the last 7 years, only one was competent and he lasted less than a year. The other two managers had poor management skills. Poor communication, unresponsive. It is like trying to communicate and get the attention of a brick wall. Don't hire this company to manage your condo association.

Great building (the Beats) but management a mess. Locked out Friday night -- entry fobs changed to fix an intercom system that hasn't worked since I moved in.and still doesn't. Company response to a call for help.we open Monday at 9. Agent refused to respond to call and e-mail. Even emergency service failed to respond to first call. Another Worth Ross managed building? Not in this lifetime.

If I had more time I would give the full detail as to why I'm rating this 1 star. My complex chose Worth Ross as their management company and so by default I was at their mercy. Worth Ross is the least professional, most unorganized and frustrating company I've ever dealt with in my life. Simple requests as having dog feces removed from my air conditioning unit that had been dropped from my neighbors upstairs balcony, to replacing dead plants that had been killed from a hard freeze were turned into back and forth phone and email battles with my "best contact" Jeri Smith.
I hope and pray that anyone who buys or leases a property which is managed by Worth Ross realizes sooner than later what they may have in store for them. Further, amenities tend to not even exist at these properties, however your monthly dues will be sure to cover them.
