I wanted to share my experience as a tenant in a home managed by butler property company. We have lived in our East Dallas home for 3 years and hope to stay many more if we can keep affording the rent and do not get relocated due to a job transfer. The Butler office has been responsive and speedy answering our maintenance requests and any questions we have had thus far.
We have experienced one employee that was not so great, but Butler seemed to have gotten rid of her once they realized the issues. I had contacted a manager directly for the situation and she was very friendly and listed to my issue and then to my surprise the problem was handled very quickly and that was over a year ago. I am very happy overall and would recommend Butler to anyone looking for a home.

Do not rent anything from these people. 5842 prospect is nothing but a high dollar waste of money. My gas was 300.00 in 45 days the owner will not fix anything. Tje windows have no screens my electric doubled in cost. Just bad people. Sray away The city came in and gave them 13 violations and all they did was patch work. After patching it they rasied the eent 800.00 more dollars. Crazy.
And they come in your place with out u knowing. Butler property management is a bad place you deal with. Stay away. I am making a court datefor them i want all my money back plus pain and suffering.

This is the worst leasing company I've ever had the misfortune of dealing with. If you're looking for a company to lease from I'd recommend looking elsewhere. The Leasing office is almost impossible to get ahold of, and when you do get ahold of someone they're less than helpful. I moved into a "newly renovated unit" only to find half of the appliances were broken, the entire unit was filthy and covered in spider webs, and basic safety standards were not upheld.
I move often due to my job and I can honestly say if I could give this leasing company zero stars I would. I've lived in 15 different states and 5 different countries, and Butler is by far the most abysmal company I've ever leased from. The best decision I ever made with this company was moving out.

I was disappointed with BPC as soon as they deposited my first check before confirming a move in date, ultimately delaying a paycheck from my job requiring the move to TX. Potential tenants should expect this company to operate with little integrity and document independently every interaction and condition of every cubic inch of the property they may choose to lease.
Terrible experiences of other reviewers should serve as additional warning not to sign a lease with this company. The maintenance department should be referred to as the maintenance denial department. Over the year, I dealt with rats, squirrels, plants, water seepage, broken appliances, and other items that were never repaired despite multiple requests from move-in forward.
I paid a premium for a home with a yard and never had a functional front gate. I cleaned meticulously but was still hit with charges at move out for undisclosed items in addition to repairs to equipment recorded on the move in condition form. The lease has clauses which allow entry in the last 60 days of occupancy for prospective tenants. Buyer beware!

Overall the worst business I have ever been involved with. Please, whatever you do, save yourself the world of heartache, headache, and the beginning process of greying and balding. DO NOT do business with this company. Butler Property Company is nothing but a bunch of Slum Lords. They do not care about their tenants. I have been living in a property owned by them for the last year, and I have tears of joy that I'm finally getting away from them.
During my lease I've experienced frustration due to the LACK of professionalism shown by everyone I came into contact with. Their office hours make them virtually unreachable, and they have their phones routed to auto-answering machines. If you want to speak to someone, you will have to wait to get a call back. This includes emergency maintenance requests, such as leaks or broken air conditioners.
I've experienced safety issues, such as when they decided to replace my stairs without notice, giving me a flimsy ladder that was zip-tied to my balcony to use for two weeks. Not safe for any age of human being whatsoever. I've experienced property negligence. My patio door broke within the first couple weeks of me being there, and I reported it over 6 times within the lease, even calling a meeting with the actual owner as well.
Door still has not been fixed, letting bugs in my house all year, and even piles of snow built up during the last 2 snow storms we've had. I've experienced a lack of respect for myself or my belongings, when they began giving tours of my unit after I explicitly asked them to stop. Save the stress. Go with someone else.

Butler really took great care of me and my family in a pretty complicated time in our lives. Our move in process was seamless and we've always been assisted in a very timely manner. Lenee really knocked it out of the park! She's a fantastic addition to the Butler team and we look forward to working with her in the years to come

From day one this management company has been below average. I moved in to an apartment that had a stopped up dishwasher with molded racks. There out of four vents had mold on them. It smelled like cigarette smoke. It took two weeks for me to be able to use the dishwasher. No compensation was offered and I was denied any type of credit. One would think moving in should be seamless.
Just recently, all the residents were out of hot water for three days, one of which was Thanksgiving. All we were offered was apologies. I feel like hot water is pretty essential but the Butler Property Company doesn't feel the same. Once again, no compensation or credit was offered. This company works in hospitality but doesn't take care of the Gastonian property or the residents here. It's not where they live, so it's not there problem.

When we moved into our house, there was a gigantic stain on the master bedroom carpet. We called Butler to let them know, but they assured us a cleaning crew deep-cleaned the entire house. It was exceedingly clear no such cleaning occurred. (There was dirt and dust EVERYWHERE.) But with nothing else to do, we laid a rug over the stain and went on with our lives.
Upon moving out, Butler replaced the carpet, citing irreparable damage, and tried to take the charge out of our deposit. The final amount ended up being well above the original deposit. Naturally incensed, we went back and forth with them over the course of a couple months. We sent them photographic evidence, timestamped from before we moved in, proving the stain was there from the beginning.
They rejected our evidence, saying it was possible that we made the stain worse. This is impossible, as we, as stated above, laid a rug over the stain immediately upon moving in. Eventually, we were able to compromise on a better price for the carpet replacement, but were unsuccessful in getting the charge removed entirely. It was a bogus charge, as we proved we didn't make the stain.
But all our attempts at negotiation were futile. Butler was hellbent on increasing the value of the house on someone else's dime. Thankfully, we now own the house we live in, and will never have to deal with Butler ever again. Good riddance.

I recently moved into a property managed by Butler and there was some issue when I first moved in. I called the office and spoke with Jessica in the maintenance department and went over a list of items that needed repaired. She was very kind and apologized for the items missed before my move in. She had me submit a work order through the easy to use maintenance portal and then I had notification fast that I had someone assigned.
The vendor I believe his name was Javier came and worked on my request the same day. He did have to come back a second time to finish but he explained everything as he did the repairs and let me know he would have to get a few parts to finish the repairs. Overall yes there was a couple of bumps in the move in but Butler Property Company and Jessica were fast making this right and getting everything finished up. I would recommend them to anyone looking for a good place to stay with kind attentive management.
