One of the least professional agencies I've ever seen. Having worked for other apartment agencies before I'm constantly shocked at the lack of organization, accountability, and professionalism they show. I could list several examples, the most frustrating is the lack of maintenance while still charging people full rent. I went over almost two months without a working oven and they still expected me to pay them full rent! Avoid them at all costs, no matter the price and pet incentives. Whatever money you save up front will be spent in time and frustration later.

I've worked with thousands of property managers as a consultant and rented several places in the Boston area over the past decade, and this company is the worst I've ever encountered. They will shut off your heat, water, etc. to make repairs without informing you that it is happening ahead of time. They will take a key fee from you and then not change your locks.
They let our building fire alarm go off for over eight hours, even though several tenants called to inform them it was going off. The front desk woman said "we know about it" when I called and then promptly hung up. Our basement storage units were broken into and I've had over a dozen packages stolen in the past five months by someone from INSIDE the building, but this management company does not care at all.
They won't spring for cameras like just about every other company would do for buildings with these issues, and/or they do a terrible job screening tenants. The one star is for them replacing my dishwasher promptly, and fixing the noise from the radiators by turning down the pressure. It's one of the only pet friendly places in the area, that's the only reason a lot of us stay. Avoid if you can.

Every complaint people have listed please take it seriously. Just recently moved out and received a bill of $7,300 And after the deductions we owe a little over $3,000. How does a small unit cost 1k to clean? And a balance of ledger is $2,800 From 8/1/20 - 8/31/20? How is that even possible when last months rent that we gave upfront should've been used to cover for the last months rent.
You guys really killed my mood this weekend. I will be calling the office in a few days. This is only the beginning don't even get me started with pieces of the ceiling Falling on us while we watched TV and ate or how the light cover fell on me and shatter on my shoulder, one of my favorite ones was a summer where we had to shower in hot water for a month because they took their sweet time to tend to the issue. Should I keep the list going cuz for the years we were there we have a long list of complaints and slow responses or no help at all.

I have been renting an office at 2464 Mass Ave since summer 2020 and only have positive things to say about Investments Limited (especially Nikita who has helped me several times). Whenever I needed anything addressed in my space Investments Limited responded promptly and took action quickly, all with a pleasant attitude. Additionally, the building is clean and well maintained and I feel safe coming to work in my space even in the evening.
I highly recommend renting from Investments Limited. This is my honest opinion. I am not being compensated in any way into writing this favorable review, I just wanted to give credit where credit was due.

Each year they get worse. I completely agree with Mary's review below. They bully you, never make any repairs, lie and renege on any agreement (including in writing), always supposedly "disorganized" with any financial accounts--keep any and all records of payments--and operate a shady business practice in general. Every time there are different short term maintenance guys who complain about how bad it is working for them--as employees, and high turnover, but also because they are complete slumlords--these guys often feel bad that they are instructed to do the shoddiest work for cheap.
In short, these property managers don't care about you, the property, treating people with respect and will cheat you as much as they can get away with. The City of Cambridge is well aware of this business.

At their building on Mass ave I recently reported two trapped starlings in one of their empty commercial stores. They informed me they were aware they were trapped but decided to leave them locked in for an entire weekend until it was more convenient to "let them out" on Monday. They had been trapped since Friday when apparently they wandered in through the open door.
By Sunday morning when I went to see if I could somehow get them food and water through a crack in the front door, they were both dead. When I spoke to the answering service on Saturday I emphasized the birds would perish should no one come to open the door. Terrible response. Terrible company.

I am finally free from living in this shoddily run and shadily managed property. Despite their low rates and pet friendly policy, do everything you can to avoid living on their properties. At first, living on their Beacon St. Building was adequate. The building was always in poor condition and doubtfully in regulation. But, we were poor grad students with a dog - the price was good for the space, they allowed pets and no brokers fee. Recently, they started charging a brokers fee for these terrible apartments.
For the first year, we had mice - they hired the cheapest person to do the job and it took 3 visits to finally close all of the holes. The New England pantry moths continued to be a problem despite any attempt to rid them. The trash can area has a few families of rats living in them. In our short time we had 3 managers, and it wasn't until the manager Alexei.
He broke the unspoken contract - don't bother us, and we don't bother you. We had always had parking included in our rent, but our contract was ambiguously written - and during the pandemic they decided to charge $100 a month for parking in the middle of everyone's lease (and some people resigned a lease only weeks prior). We tried negotiating with them, but instead they had shady responses and tried to bully us.
Since they are incompetent and do not follow nor know any laws, they never filed for a permit and set up the parking lot illegally. I know they created 7 parking lots in other buildings without permits. In addition, they never got permits nor met regulation in renovating the first floor apartment of our building. In general, they do work without permits and they don't follow any laws or regulations.
I had told them that the city had looked at their parking lot and their response was to threaten me ("You were warned." is a verbatim line in an email Anzor sent to me). After we called the city to verify that the parking lot they built is illegal (which the city confirmed), they started bullying us by emailing us to make our living situation inconvenient - for example, they said that wanted to do a cold water check (during covid - which is illegal and not an emergency procedure), then they threatened that they wouldn't take out our trash from the back (which is against state law), then they tried to show the apartment during the coronavirus.
When there was a plumbing issue in the building behind us that they own, they blamed the tenants (as it turns out, it was years of poorly done plumbing fixes that caused the issue). Avoid them at all costs unless you like living in poorly managed mice infested properties with bullies as landlords. Alexei and Anzor are slumlords - they run buildings that are far below regulation conditions, bully tenants, and do anything to blame tenants for their own mismanagement, incompetence and lack of any knowledge of city and state housing regulation.

Taking the apportunity here to show appreciation to Investments Limited maintenance and office team for showing strong commitment, character and hard work especially in this unprecedented virus outbreak. New guys that took over about 2 years ago showed amazing attitude, commitment and professionalism that made my tenancy a much better experience and in times like now they are still there for you, it tells a lot! I've been a tenant with them for a long time so I can totally compare and see the difference in every aspect. Thanks guys, stay safe! Max.

I went to go see my daughter at her apartment about 2 and a half weeks ago at Riverway House apartments. While we were walking into the apartment building, through the back door, we both were simultaneously shoved by this tall, white, blond haired man. It was as though he never saw us. This man basically ran right in between us and continued to impetuously stumble his way to where ever he was going.
He didn't even bother to acknowledge that he basically just physically moved us out his way. I was appalled to say the least. As I started to say something to this ignorant, obviously intoxicated man, my daughter quickly grabbed my arm and told me to leave it alone. Shocked, I asked her why. She stated to me "It's ok. That's just Dennis, he works for Investment Properties" I'm completely disgusted that your company has this type of individual working on-site and drunk to the point that he had no idea that he shoved right through two women.
At that stage of drunkenness, who knows what he is capable of. To the point my daughter would grab and demand I not say anything to the man because he's "Dennis "and works for "investment". Was she saying that because that's the "norm" at Riverway? Or does she feel threatened by him? Something needs to be done. I haven't been able to stop thinking about the audacity of such a person being able to represent your company.
He should be disciplined to the fullest degree. His behavior is completely unacceptable. I wish I could have stayed anonymous because I dont want my statement affecting my daughters living status. I don't want it to change or be threatened in any way. However I couldn't forget about the pure impertinence, lack of respect and unprofessionalism my daughter and I encountered.
I have since encouraged my daughter to look for another apartment where representatives/employees of that rental company do not casually walk around drunk as though they were in the privacy of their own homes. Disgusted!

This is for the Stoneham Central Street apartments, or projects as we like to call them. This is by far the most unprofessional and dishonest company I have ever had to deal with in any capacity. Where should I start. if you NEED something fixed, good luck! Tim is absolutely useless and the office doesn't seem to mind. Whenever, or should i say IF, Tim "fixes" anything it is always have assed or "mickey moused" and is more of a bandage until it ultimately breaks again.
The FL office and Cambridge office do not communicate whatsoever, the constant turnover in the Cambridge office is a very clear indication of the shady shit they do, no GOOD HUMAN OR HONEST PERSON ever last more than a few months there. The only reason we stay, there is no breed/size restriction on pets and the location. Recently they sent out letters referencing our upcoming lease renewal and informed us rent was remaining the same for the next lease and that the lease would come through via email Docu Sign, in typical crook fashion they sent out the lease renewals but with a higher price than they said in the letter HOPING people wouldn't pay attention and ultimately get caught up in their lies and this is just the icing on the cake. Honestly F*CK INVESTMENTS LIMITED AND THE SHADY CROOKS THAT RUN AND OWN IT!

I've been living in one of their properties for several years now. While it hasn't all been perfect, in the past, I will say tat I have noticed a dramatic improvement recently. Since the office underwent new management, they have been much more responsive to our needs. Anzor and his team are quick to jump on the phone and send someone out when things come up. No ask is too big or too small. I look forward to their future work and a continued 5-star experience!

Literally the only good thing about this apartment is the low rent. Renters, I advise you strongly to pay more to live elsewhere! The owner really does not care about this property and the property managers who manage the properties are incapable of doing their jobs. Here is an example. I needed my carbon monoxide detector replaced. Due to their incompetence, they broke the law and I was forced to live in that apartment UNSAFELY without the detector for 2 weeks.
There is no rationalization for 2 weeks to replace a carbon monoxide detector when it's a 2 second repair. Furthermore, I had been asking for the faucet in my kitchen to be repaired for 3 months. I sent a letter stating I would be withholding rent until the repair was done. Since they continued to NOT make the repair, I got the repair done myself.
It is stated in the lease that if they're taking too long to make a repair, we can get the repairs done ourselves without being liable for the cost. Yet, now I'm here, and they are refusing to renew my lease because there is a balance on my account for the amount of the repair. I tried calling the Florida HQ 5 times and they keep avoiding my calls.
The low cost apartments are not worth the headaches of dealing with these incompetent people who genuinely don't care about anything other than taking your money. BEWARE!

I've had a very different experience than the other reviewers. The Mission Hill apartments are great places to live (maybe they changed building managers since the last reviews?). The building manager is incredibly quick to respond to issues and friendly. I'll admit I don't really have any communication with the company itself, I just talk to the building manager if there's anything that needs to get fixed.
The apartments are really very pleasant for the price considering it's Boston-- cozy, nicely arranged, and with lots of light. The rooftop is amazing, neighborhood quiet. Unlike my last place, they never barge into your apartment randomly- just yearly inspections- and I really appreciate how careful they are not to let my cat out when they come in! I've personally recommended these apartments to several people.

I wish I could give zero stars. Don't deal with them unless you have no other choice. They charge quite a lot and increase the price a lot, but the maintenance is just terrible. Getting anything repaired takes months even though every time they say that they will take care of this issue shortly. Even their own employee (a handyman) said to me recently: "They a cheap and they don't care" And yes.
I've got these "nice" situations when you suddenly discover there is no water and you need to take a shower before going to work. There was a planned repair, but they just didn't bother telling the tenants. Or a situation when repair teem finally came. but without any notification. So they caught me right after I got out of the shower. And it's funny how the only 5-star review is somehow the top relevant on google reviews.

Update 3/1/19 Management changed, and now they are even worse to deal with. The elevator of the building has been out for over a week and they refuse to do repairs, inconveniencing everyone in the building, including those with a disability who cannot use the stairs. They are liars, please don't rent from this place. Unprofessional and rude. They will never do repairs, even when they email and call and say that there will be someone to handle common maintenance issues. Been waiting over a month for repairs from balcony door leaking water into apartment, and a broken kitchen drawer, they say every week someone will fix but it's not true. I'm looking into options with my lawyers to deal with them. Zero stars.

I have been living in a unit owned and managed by Investments Limited for 2 years now. Investments Limited changed over property managers to a gentleman named Anzor. Since he has come in we have had a truly wonderful experience and have great things to say about the company. He communicates well, is prompt and to the point. He is great at understanding and listening to issues and prioritizing things.
I enjoy talking to him and really love living here. I would strongly recommend this company as you search for a new apartment this upcoming year. A number of people in my building have expressed the same sentiments about the new management!

This management company is borderline criminal. Issues that I can remember: -We checked with them several times that the apartment would be ready for us to move in at 9am on Sept. 1st because we hired movers and were paying them by the hour that day. We arrive at 10am and there are about 4 people in the apartment painting the walls, there was no room for our stuff and we had to pay the movers an extra $160 while we all waited.
And of course the paint was wet so we couldn't fully move in that day at all really. We asked Investments Limited to foot the bill for the extra time and they laughed at us. -My window broke during a blizzard (like fully broke, wouldn't close while it was negative 14 degrees and snowing out) and it took them. I kid you not. two months to fix. two months with a broken window in new england winter.
Again we requested that they help us out with heating bills during that time because we lost so much heat through the window and they laughed at us. -They don't tell you the rent increase or let you renew your lease until 3 weeks before it expires so you have no time to find another apartment if it is a big increase (it is.) -Our apartment's designated landlord/manager was fired and we were never notified so we left several emails and calls to him about broken stuff that went ignored.
When we finally called the main office to see why he was ignoring us, a lady told me she fired him because he "broke the law in several ways" - no she wouldn't elaborate and did not seem to think it was odd that we were never told. -Calling them is completely useless, if they do answer they don't call back or do anything you need and 80% of the time nobody answers.
They also have an online portal that they urged us to use for maintenance requests that they 100% ignore. I can't think of anything else right now but I really urge you to rent from anyone else but this organization.

I have leased from Investments LTD for almost 5 years. I'm posting this review after reading the horrible posts listed.they are out of date and apparently nobody posts reviews unless they've had rotten experiences. This is not a luxury rental company. They manage over 400 apartments throughout Cambridge and Somerville, and maybe other locations in the neighborhood.
The properties are owned by the Florida affiliate; the Cambridge office handles maintenance, repairs, contracting, etc. Rating them requires a metric as follows: Price: 5 star. Rents are skyrocketing all around the area and they are simply more competitive than any other management company. True, you can find better prices if you look for owner leased properties (multiplex), but only if you want to bid along with 20 other people and follow all owner demands. Pets: 5 Star.
I have two dogs, and as noted before, having a dog reduces choice to 25% of the market, far less if you remove luxury rentals. They require a low pet fee, while most apartment complexes charge an additional per month fee. Location: 5 star. I'm 5 minutes from two squares, right next to a bus line, and can walk anywhere. Amenities: 4 Star. My property has off premise parking.
My property has on site washer/dryer, not the greatest but cheaper than laundromats. They handle the trash/recycling pick ups as well as snow shoveling, etc. However, I have a balcony, awesome, but only 6 months of the year. Ask me in a year and I might upgrade amenities after the street work done by the city removes half the street parking spots. Size: 3 Star.
These apartments are small. They are not renovated, but are kept up, and the place was painted fresh when I moved in. They also let you paint and don't require you repaint before you leave. That said, rents for two bedroom apts start way above my cost. Appliances: 3 Star. My apt building does not have central heating or air and does have insulation problems. Heating is electric (although some units have oil) and not very effective.
I do have a full kitchen with dishwasher, but all appliances are basic and not very new. Bathroom is small. Staff: 5 Star. I've never had a problem with them, although I'm low maintenance. I don't have a problem contacting them. They used to have an office manager I had trouble with, but since she left its been much better. Reasonable requests have been handled within days. In five years, I've only had two issues requiring immediate service, and both were addressed withing 25 hours.

They require a low pet fee, while most apartment complexes charge an additional per month fee. Location: 5 star. I'm 5 minutes from two squares, right next to a bus line, and can walk anywhere. Amenities: 4 Star. My property has off premise parking.
My property has on site washer/dryer, not the greatest but cheaper than laundromats. They handle the trash/recycling pick ups as well as snow shoveling, etc. However, I have a balcony, awesome, but only 6 months of the year. Ask me in a year and I might upgrade amenities after the street work done by the city removes half the street parking spots. Size: 3 Star.
These apartments are small. They are not renovated, but are kept up, and the place was painted fresh when I moved in. They also let you paint and don't require you repaint before you leave. That said, rents for two bedroom apts start way above my cost. Appliances: 3 Star. My apt building does not have central heating or air and does have insulation problems. Heating is electric (although some units have oil) and not very effective.
I do have a full kitchen with dishwasher, but all appliances are basic and not very new. Bathroom is small. Staff: 5 Star. I've never had a problem with them, although I'm low maintenance. I don't have a problem contacting them. They used to have an office manager I had trouble with, but since she left its been much better. Reasonable requests have been handled within days. In five years, I've only had two issues requiring immediate service, and both were addressed withing 25 hours.

To echo much of what has been said in other reviews, I'd recommend you try to avoid renting from this company if at all possible. Maintenance requests are usually ignored and the management is extremely unresponsive even when frequently contacted about an issue. The only really saving grace is that their prices are relatively affordable for the Cambridge real estate market and they don't charge brokerage fees when you rent directly from them. However the frequent maintenance issues in their old buildings outweigh the benefits of cheap rent.

As others have said, I was super hesitant to rent an apartment from this agency based on the horrible reviews, but the apartment was nice enough & cheap, so we went for it. I've been pleasantly surprised with how it's all gone down so far. They're certainly understaffed, but we've been dealing with them for about a year and they've only improved their communication & service.
Their maintenance people are nice, and they even have someone come once a week to take out our trash & clean the hallways. I get email replies within the day if I reach out, but the phone is only answered once in a while. I prefer email communication, so it's fine by me.

Was hesitant based on the number of negative reviews, but other than being understaffed - they have been very responsive & quick addressing maintenance issues at move-in, with basically everything fixed in the first week. Maintenance guys are super nice. Maybe issues are yet to come but for now everything's been easy.

Absolutely unprofessional. Spoke with Danielle on the phone on Friday to make an appointment to view an available rental on Sunday. I had to completely rearrange my schedule to accommodate the time SHE gave me to see unit. I called twice to confirm the appointment, did not hear back. Went to the appointment, waited for 30 mins, no one showed up. I called the following Monday and could not speak with her.
I did speak with Larry, he was quite apologetic, and told me the unit had been rented. He also said Danielle texted me, which is not true. Even if it was, who would not call to confirm a cancellation? Once I hung up with Larry, I re-checked for available apartments, and they had reposted the same apartment I was calling for! I had to call them back to let them know they are false advertising.
I gave them my contact information, because I need to move immediately, but I will be very surprised to hear back from them. It seems they truly do not care about their tenants. Even their answering service gave me a hard time when I called while I was waiting for Danielle to show up. They told me she was probably running late and would ask her to call, which she never did.
I am so upset with them for wasting my time, I would love to hear back from someone in charge, with a sincere apology, and maybe an offer for an available unit. I felt so strongly about this, I created a Yelp accout just to leave a review, I plan on doing the same on any other sites they are listed if I do not hear back.

I'm entering my second year renting with Investments Limited. I originally rented with them because they are one of the few companies that will do site unseen leases, which for me was necessary because I was moving to Cambridge from the Midwest in order to attend law school and didn't have time nor money to make a special trip and go apartment hunting. Plus, they accept cats (and dogs too), which can be difficult to find in the area.
My only complaint upon moving in was that the place hadn't been cleaned. Maybe they didn't have time to clean it between tenants, or maybe they were lazy. After driving across country for three days and arriving the night before classes started, frankly I was just happy to arrive and see that the apartment existed and looked like the photos.
The only other issues I have had is that sometimes I have to call a few times to get things done (like getting them to email me forms, etc.) I don't know if they are understaffed, forgetful, busy, or because there seems to be high employee turnover that this happens. There was also one time that the water was shut off for a couple of hours without warning while they did work.
I would have appreciated being warned ahead of time (and I'm pretty sure they are required to do so.) On the plus side, you don't have an overbearing landlord or people coming around all the time bothering you. As long as you are paying your rent on time, no one bothers you. Possibly useful information: When I first moved in they accepted credit card payments for rent with no extra charge, but in January 2014 they changed it to a 5% fee if you use a credit card.

By far the WORST rental company I have EVER delt with. Never available for maintenance and employees never on the same page, we had numerous incidents with our apartment while we lived there. My personal favorite was that our toilet broke within the first few months of us moving there and although I personally called maintenance dozens of times, it was NEVER fixed.
The shower was also a constant problem and we would leave and come back to items being moved when no maintenance was scheduled. Before we moved out we left the apartment for a few weeks before the last days before our move out date. We were told they would be showing the apartment while we were gone but whoever came by left the heat turned all the way up in one of the rooms in the middle of the winter and of course we had to pay the bill. DO NOT RENT FROM THIS COMPANY.

I completely agree with the other 2 reviewers, I just wisnhed I read their reviews before I singed my lease with Investment Limited (IL). The moment we signed the lease and our fee, 1st and last was given it has been downhill ever since! 1). Moving in and out: On our moving date, I got a call from my roommate saying that IL was having the floors sanded and redone right now (after which, the floor couldn't be touched for 8 hours), this was 2 HOURS before our movers were coming!
We were never given a call ahead of time or anything. Thanks goodness the movers could reschedule. 2) Moved in: The smoke detector was not attached in the bedroom, but was just left on the floor. We have 1 key that does not fit into any of the doors. We do not have a key for the back entrance of the apartment. The outside light has been out for 3 weeks now so we are stuck fumbling with keys in the dark on the street.
The trash was not emptied out for the 1st 2 weeks when we moved in. 3) Parking-saving the best for last: On 2 occasions, when we viewed the apartment and when we signed the lease, we were assured that we could park 2 cars in the lot and were given 2 permits. 1 week after we moved in, we were told that we could only have 1 car per apartment and they proceed to change to new permits and would only give us 1!
This was after assuring us multiple times and initially giving us 2 permits. They claim that there were too many cars now and can only have 1 car per permit. Maybe they should have thought of that beforehand and state that only 1 car was allowed per apartment in the lease! The only thing the lease states is that parking is available and nothing about only 1 car!
Warning to all renters considering signing a lease with Investment Limited-don't do it unless you have no other options, make sure it states your agreed upon terms in the lease no matter how minor or irrelevant or how much they assure you. They will basically tell you what you want to hear to get you to sign a lease!

Horrible company to rent apts from. the worst management. almost poisoned us to death with the chemical leakage from the sink. our sink was working fine til they tried fixing the sink next door and broke ours. then black chemicals started filling up the bathroom floor, commercial strength drain cleaner/chemicals we're talking. we couldn't breathe, eyes were burning. my friend that tried to clean up the leakage almost passed out from cleaning and inhaling it. the company didn't respond at all, fri-mon. then sent a UN-licensed plummer to come do a job he can't do. then finally Tue they show up, claiming our dog was barking and no one was home when they came, which was COMPLETELY UNTRUE. if we were home, the dog was home, if we went out, she went out with us this wkend. excuses. trying to cover their butts. we're not letting this one go. we will file a complaint and contact legal services. this is not how you run a property. this company is just awful, the worst ive seen. reading other reviews, seems like nothing has ever changed/improved with them. that's too bad, now talk to my lawyer.

I rented from Investments from 1998-2000 and after reading Nicole C.'s review below I'm glad to see the place hasn't really changed in 9 years. Bottom line: very much avoid renting from this place. We lived at 17 Bay Street in Cambridge, in between Harvard and Central Squares. It was a brilliant location but that apartment building was a fire trap waiting to happen.
Not only was the place just run down and falling apart at the seams, the management's idea of a fire escape was to attach a rickety old wooden ladder to the side of the building -- you know, so the fire escape would most certainly burn up with the house. Thanks! Having little idea this *wasn't* how an apartment should be (I had just moved to the area and it was my first "real" apartment in the "city"), I just sucked it up and relished in the fact I could walk to Harvard Square in 10 minutes flat.
I was also 23 at the time. That latter fact had a lot to do with having the stomach to stay in this place as long as I did. However, one of the last straws was when we started to get a leak in the bathroom ceiling over the shower: water would run down from our neighbor's bathroom upstairs whenever they took a bath (and they took a lot baths).
Soon the drop ceiling tile in our bathroom would become so soaked with rusty water that it would collapse into our tub. We'd call Investments to take a look at the problem and then completely living up to the slumlord reputation they worked so hard to achieve, they would simply replace the drop ceiling tile. They never looked at the actual pipe problem.
And so this began the game of Replace the Rotten Ceiling Tile for the next several months. It finally caught up with them, though, once our upstairs neighbor's pipes completely backed up and my roommate and I woke up to find raw sewage two inches deep in our bathroom and kitchen. Nice, right? And did Investments come over when we called for help? Nope. Did they offer to pay for the contractor we had to hunt down ourselves to come over to remove the sewage from our apartment?
Eventually -- after we demanded it (they complained we didn't pick a contractor they usually work with). And then add insult to injury, they increased the rent for all tenants in the building by $300 (this was the beginning of the rental increase that happened in Cambridge in early 2000). I think the last time I looked they were renting the Bay Street apartments for $1600. I forwarded the listing to my old roommate and we had a pretty good laugh. Ah, we were such suckers.
