After living in the Pioneer Ridge Apartment complex for 4 years, our daughter and grandchildren are at their wits end. For over 3 years, she has complained about her upstairs neighbor. This woman has 5 children in a 3 bedroom apartment as well as her boyfriend. They have multiple pets, which is against the lease. And the kicker, they put the animals out on their balcony and they use it as a bathroom.

The urine runs down the walls and drips on my daughter's patio, her outdoor furniture and my grandchildren's toys. Additionally, the apartment has mold. They made my daughter sign an "amendment" that states she understands there is mold and it is her problem to deal with it. She has brought these issues to the attention of the property management company over and over again.

All of these issues, as well as barking dogs, yelling people and loud noises which go well past 11pm, kids who hang out the upstairs windows and throw stuff down, banging their car door into our daughters car (their car is red, dings in daughters white truck are red and on same side) and throwing cigarette butts all over the property. The Sheriff has been called, yet still this woman is doing the same things.

Do not rent ANY property that is (un)managed by this company! Their staff is rude, they are not helpful and unresponsive. It is pathetic that our adult daughter is now seeking help from her parents, the law and an attorney.

Not very helpful, well because of covid most of their staff are working from home, and the stuff that were present were not well informed. I was unable to conduct my business in a satisfactory manner.

Dianne at pioneer ridge apartments is rude. She treats anyone and everyone with no respect. I was standing in the parking lot of my apartment complex next to the office, my mother was at the office who is fully vaccinated and had a mask on standing outside asking for a key fob for the pool. I go to my car parked in visitor parking that is located Infront of the office. Dianne proceeds to cut my mom off from talking to scream at me I need a mask.

I reply with I'm vaccinated as well and am waiting for my mom. Mind you I am still 15+ feet away from the front of the office. She is rude and has repeatedly treated me and other tenants with the same disrespect. We should not feel scared to go ask for something from our office staff. We will be looking for another place to rent with better staff and better service. Thank you for your time - soon to be an ex tenant of pioneer ridge

1 and a half stars? How is that possible? Well, let me do my best to bring it down into the negative star range. If you are considering moving to one of their properties, I would suggest you go sleep under a bridge, sleep in your car, sleep in the park, because you'll have more sane people and peace and quiet there. And you won't have to pay for it.

The management company Income Property Management cares 0% about your problems. Have a tenant try to kill you? Good luck getting them evicted. Have an arson try to burn down the building, do they care? Apparently not. But then again, we're not dead yet and our relatives haven't sued them. Do a Google search on this company. THEY GET MONEY FROM THE GOVERNMENT!

And it is a lot. And just pick a name of someone working for these companies. It's easy to see their Annual income. Portfolio Managers for example, $85,000~annually, who threaten tenants who file grievance reports with evictions. Yes, they threaten good tenants who are being harassed on properties managed by their company! They don'y care about the good, honest people, they're just worried about the insane people that threaten to sue them. So, do they really care about YOU? No!

My advice, as stated above, live anywhere not managed by IPM. Don't let the good reviews fool you. No doubt they had someone write them for them. If you want to be harassed and threatened and have your car scratched and tires slashed, Someone lighting fires behind the building, dogs peeing on the carpet, dogs barking and waking you up. people fighting and yelling, having ambulances come at all hours, people die and all the other fun that goes on there on one of their properties and have zero done about it, then by all means, move into a property managed by IPM, If it's worth your sanity. Oh, and enjoy the signage, because it slowly will become so much that it looks like wallpaper. Find one wall in one of their managed buildings that doesn't have 10 notices posted. With the same thing!

I am a current tenant going on 9 years. I'm still waiting for the windows that I am unable to open to be ordered and installed. The front of the building has gone downhill, cigarette butts everywhere. The management don't seem to care about unruly tenants who keep you up all night. There are people in the building who don't belong there. I will be another long residing tenant looking for another place to live.

Critical: Professionalism, Responsiveness I called and spoke with a manager at IPM because they had no signs on doors at a new housing development reminding the public to wear masks when entering the building. The manager promised to take care of it immediately and now, 3 weeks later, still no signage! This is inexcusable during the COVID pandemic!

I sure wish I could give NO stars to IPM! Lived in this building for almost ten years and it is the worst management anywhere. My elderly neighbor had to hire a lawyer to get the heat pump fixed in the dead of Winter. It took literally 3 months but she got it fixed. IPM told her she was "too stupid to know how to work the thermostat!" No heat during that time other than a small space heater she had to buy herself.

Little if any repairs done. The WORST is "Portfolio Manager" Hillary Winslow! Even before Covid she only showed up to have one of the building's investors tour the property so she could get more money out of him or her. IPM has countless needless "inspections, " the building's alarm systems are haywire, "secured entry" is a joke, and with every COLA we get, they raise the rent a lot higher than the COLA amount.

I guess it helps them pay for their nice offices downtown and their 3-day manager retreats in Central Oregon. Why am I still here? I cannot afford to live anywhere else. IPM, YOU STINK! CPAH stinks for always renewing their contract! IPM bids low - and you get what you pay for.

My roommate and I spent a week trying to get a hold of their office to pay our rent, when our apartment building changed property management companies over to IPM. They never got back to us, and then put a notice on our door ONE DAY before rent was due. After that, they charged my roommate's card TWICE for our rent payment for no explicable reason. Absolute amateurs, how is this even possible? No wonder they have a 1.9 star rating. What a joke.

Staples have been coming out of my floor and just hammered back in for the last 5 years. The most recent is in the middle of my kitchen floor and I turned in a maintenance request over a month ago. I cut my toe on it and my baby scraped her leg bad. Unfortunately the only people getting new flooring are a select few units. Since covid we're home all the time it's such a hazard it's awful.

Terrible experience with ongoing issues at Park Village in SW Portland off of 45th and Vermont. I've repeatedly reached out to the property manager and asset manager with no response. Along with tenant issues, there's large pieces of furniture and garbage next to the dumpster that takes weeks, if not months, to be removed. My deck is falling apart with boards visibly rotting.

The tenant next to me has had the police at his apartment and I have two young children that overhear yelling/swearing along with loud music. These are regularly occurring. I've brought this to managements attention multiple times. I would not recommend moving here. We live in a nice neighborhood in SW Portland and I'm in the real estate business. I'm extremely disappointed at the lack of professionalism and response.

You would think with all the horrible reviews they continue to get with tenants experience the same type of treatment they would try to step their game up but they clearly do not care at all. They are completely the WORST property management in Portland to rent from the WORST I have ever rented from. They never answer or return any calls or emails no matter what the concern is.

I've called for months with no response and when I finally got my manager on the line once she heard who I was she rushed me off the phone asking could she call me back in 5 minutes and never heard anything else from her even when I called her back hours and days later. My water went out in my unit and I called them to see why. I was suppose to get some kind of call back or someone sent out here and they never called back saying ANYTHING.

What kind of management is this? is this really how you treat your renters? Clearly if you dont want to deal with these kinds of things this is NOT the career for you. Period. Let's see how long it takes to figure out what's going on with my water. I'm sure its gott be some kind of fair housing law against this type of sh*t. If I could give them zero I would.

From the time we moved into our apartment in Redmond it was horrible service. Maintenance requests continually ignored. After living there for over 2 years, they had the audacity to charge us over $500 to repaint our unit. ( we left the unit cleaner than upon move in, with nothing wrong with the paint.) The month of February that we were packing to move, we watched roughly 5 other units be moved out of and immediately painted after the tenants were gone.

Every unit that gets vacated is getting re-painted and remodeled. Not because they need to on account of them not being in good condition, but because they're redoing ALL apartments once empty. Out of a $900 deposit, they claimed that we "owed them" $50 MORE! When I received the detailed letter of what the deposit was going to, I sent a letter back disputing the paint charge, gave them an appropriate 10 day window to send me my partial deposit back or respond so we can start our filing in small claims court, and have yet to hear back from them. Today is day 11. The overall service and theft of our deposit is unacceptable. DO NOT RENT FROM THESE THEIVES. HORRIBLE ALL AROUND EXPERIENCE.

My experience so far living in an IPM managed property seems to be vastly different compared to the others who have chosen to leave reviews here. I have lived in one of their newer apartment buildings since August 2018 and have zero complaints against IPM. The onsite property manager, Mirsa, is friendly and seems to care about the residents and keeping the building in great working order.

The building common areas are kept very clean. I've had a few maintenance requests (nothing urgent) and they have been addressed in a timely manner. As a tenant, I feel like the management is pretty hands off - they only come around when there is an inspection needed. No micromanaging or nosy behavior that I have noticed, which I am grateful for! Overall, my experience has been positive and I hope it continues to be so!

Horrible experience. they have incorrect measurements on their unit and would not give us back our execution deposit after we figured it out BEFORE signing a lease. their push back caused us to file in small claims. they would not even come down so we can prove their measurements were WRONG. please do not waste your time or money with this company. they are money hungry!

I lived in the Savoy apartment building for over a year and very much enjoyed it. At times, management was unusual. such as asking me to walk quieter due to the floors not being insulated (rather than fixing the true problem). I also had to live through some kitchen and bathroom construction due to old plumbing being replaced. Now that the plumbing is updated, no one should have that inconvenience again. Overall, I didn't have any trouble here.

Grant responded to emails quickly to answer any questions. I received my security deposit in full. The building was beautiful and common areas were cleaned professionally each week. Bike storage room was a huge plus for me. I couldn't have been in a better location for my first year in Portland.

Too bad. Regrettably, too many have committed to recalibrating their moral code to the lowest rung possible. Where the measure of success is - "what you can get away with". It's my learned opinion that that is a perfect description of how IPM "handles" their business. Scummy. Dismissive. Too bad. They didn't have to be like this.

This property management company is by far the worst. We have been living in one of their properties Corso Apartments for 2 years. Our neighbor just moved in at the beginning of the year and within 3 months has made our life a living nightmare. Our neighbor clearly has mental heath issues and started stalking and threatening us. Accusing us of messing with his electricity and talking to him through the walls.

We have made numerous complaints to this company and they have done absolutely nothing. We requested that we be moved to another apartment in the building, to which they said no. After my boyfriend was assaulted by this person, we assumed that would be more than enough for them to help us and nothing has been done. We have numerous videos that prove this guy is unstable and unsafe.

We finally requested that we break our lease with no penalties due to the unsafe and hostile environment. They denied us and have offered no alternatives to get us out of a very scary situation. Overall this company only care's about their own pocket, which is understandable to an extent. Ultimately if you are having any issues that require immediate attention, don't count on them being helpful at all. I would advise anyone to say away from any property that they are managing, you will be completely unsatisfied.

Good lord, don't rent from them and don't hire them to manage your rental, unless you want pissed off tenants. After living happily in a complex for 10+ years, they took over and I felt like I was living in a dorm. Every week, a new notification was on my door about some new BS rule and yet they never followed through with what they promised to provide.

I had a serious noise issue with a neighbor that turned into harassment from the neighbor because of my complaints. I even got the police involved and IPM's response was to ask me to leave quietly after my lease expired or I would be evicted. They swept it under the rug and didn't give a damn about us. I happily left and received NONE of my deposit back and was in fact charged for new carpet.but before I had a chance to pay it, I ran into the new tenant and she told me they never received new carpet! So, they were trying to charge me for something that did not exist. Just save yourself a lot of misery and stay away. It's just not worth it.

I can't honestly give these guys even one star. From the condescending, dishonest property manager to finding things moved around in my apartment after I've been gone all day to having Grant email me that he walked my dog. I have filed complaints over and and over and nothing has been done. I am disgusted, disappointed and appalled that there are still people moving into this building.

Recently I had ACL surgery and requested and extra front door key for my mom and boyfriend to come in and out while I was recovering. The answer I got? "You'll need to rent a key from Grant and check it in and out every day, so just let us know when you need it and when you'll return it." Another instance was when I got locked out once and realized the callbox doesn't have my number installed into it.

Their answer, "well it's an old building and only accepts 503 numbers, " followed by a "ugh yeah, I know you're locked out you're going to have to wait. I'll get there when I get there." This place is awful. Don't move into any of their buildings, especially Casa del Rey. It's not worth it.

They have some interesting buildings in good locations. The problem is that they run them as if they are managing a high school dormitory. They somehow fail to recognize that they are leasing to adults with legitimate adult contracts. The Building managers act like dorm monitors. Too bad. It is a terrible business model and quite an unpleasant way to live if you are a grown-up.

Without question the worst property management in Portland. The on-site staff, to be fair, are helpful and professional, but they have to answer to complete buffoons who couldn't care less about their tenants. They're inaccessible, rude, slow to return phone calls (if they get back to you at all), and they have no contingency plan in place for weekend and after-hours emergencies. Plumbing problem?

Tough luck, the earliest they can send somebody out is Monday. Locked yourself out? Enjoy calling a locksmith on your nickel! I recommend IPM for nothing but a last-resort alternative to living under a bridge. They get a five middle finger rating.

Completely unprofessional. I was a resident at Metzger Park Apartments and had some roommate issues. The manager, Diane said that I would be able to get off of the lease because of extenuating circumstances. She went back on her word, and would not answer any of my phone calls. She is not in her office at the posted schedule times and does not answer messages.

I tried going over her head and talked to Jordan from Corporate. He was just as unresponsive. I have left numerous messages, sent several letters and attempted to call. All with zero response.

IPM and their on-site managers are non-responsive and discourteous. Their properties are plagued with many unresolved issues. Including but not limited to maintenance. My self and my family were assured by IPM that they(IPM) would take steps to keep myself and my family safe from another tenant more than 6 months ago (they implied evicting him) since that time, they've done nothing!

Thanks to their lack of action, I have physically assaulted by this other tenant while outside watching my kids play. IPM still has refused to respond to this matter. Leaving myself and my kids to be prisoners in our home. I find the lack of ethics and basic human empathy disturbing.

Non-responsive. I have had some concerns and questions regarding the conditions and tenants living at Tabor View Apartments, and so have left voice messages with every management level of the company including the president. After 4 weeks of emails and voice messages, I have yet to receive a call back. My concerns are regarding threatening and passive-agressive behavior, property violations, noise curfew violations, etc. These are time-sensitive issues, and the non-responsiveness of IPM is contributing to the problems.

The people in the main office seem friendly enough, but their onsite staff are all incompetent, and seemingly all felons. I don't know if it is just a cost-cutting thing or a genuine lack of ethics that drives this company, but they are certainly slumlords as far as I'm concerned. I can't possibly express the extent of my regret for having moved into an IPM-managed building.
