Terrible management. I do not know much about owners. But they never live in same states we lived. Anything we have to say go through bell Anderson. Owners do not want to communicate with us except through Bell Anderson. Terrible management. Stay away from Maria Garcia. We rented 22404 8th Ave s Des Moines Washington. Bad ideas.

I have lived here for less than a year and already I have seen the rude behaviour and lack of management. They lock themselves in thier office, do not answer calls and for the last 2 months they have not paid the trash bill and the trash has built up on the corner. Instead of paying the trash bill and letting it go they decided to write me up for leaving the trash bin on the street corner.
So this is my way of writing them up. Do not move here or let these people rent your property out. They lie, deceive and then blame others for thier instabilities as a manager.

Terrible property management firm. For the amount you're paying each month for them to manage your property they hardly anything. They don't communicate with you even when they authorize thousands of dollars worth of work. No one ever answers the phone there and they answer your emails. If you have an issue they don't let you talk to anybody but you're one property manager representative even if that's the person you have an issue with. I will be taking my business elsewhere.

For reasons unknown our traditional HOA decided to employ Bell Anderson & Associates as the property management group for the Maple Ridge Highlands. Since they have taken over things have progressively gotten worse within the neighborhood as far as enforcing care and cleanliness of the community. I have had to contact individual staff members multiple times for simple enforcements that have been issues for several months that were blatantly obvious.
They simply do not manage anything unless forced to do so. I also want to let everyone know something I learned after selling my home. This company requires the homeowner to pay $100 for providing the title company with a statement that essentially states you are in good standings. While a nominal fee would be more tolerable this fee is egregious and of pure greed.
The members of the management team have all the data at their fingertips yet they will not release it without extorting its members for it. Some might say its "Customary" to charge for this. However, that doesn't mean it right. Folks need to stand up to things like this or they will continue to collect on the backs of the ill-advised citizens.

I have used this company to mange the renting of my house for over 6 years and the communication is TERRIBLE. I pay them 10% of the rental revenue and OVER the first month rent and for that money they won't take calls, make repairs without authorization, don't have a "live" person to reach when there is problems. I had an issue and they refused to even speak with me, would only email. Worst customer service.
I can't believe that when I have an issue they wouldn't even call back! If the management would actual have called back I would have left the review but I can't believe with as much money as they have made from me I wasn't even worth a return call.

HORRIBLE response record. I've been trying to contact them since October 2020 about approval process for needed repairs. ABSOLUTELY NO RESPONSE and it's now 5/13/2021! If I could give zero stars, I would! They used to be better than this. I've lived in same location for 21 years. EDIT: a few days after I wrote this and after another email exchange, I FINALLY heard from a new representative for my HOA. She was more responsive.

Don't try to rent from this company. They showed us a place that appeared clean, said that this place was newly remodeled, my mom and sister just saw the property today and it was absolutely disgusting, there was crumbs everywhere, ink spills, the fence was ruined. This was not a remodel as they had advertised, and its 10 days before we move in. I called in to their office just now when they should be open, but I was pushed to voicemail. I am not going to try calling again. Save your money and go somewhere else.

Be sure to take pictures before moving into a rental unit managed by this place. Bell Anderson will likely blame you for any problems with the unit upon move out, despite the problems being listed on the initial walkthrough sheet. Bell Anderson tried to claim that we caused damage to the blinds and left the counters dirty. The owners were slobs who left duct tape marks on the window frames, soiled carpet, a nonfunctional rear porch light socket, and chipped and missing blinds.
Bell Anderson wrongly pursued us for these issues. The owners also bizarrely sent bills that they had incurred at their residence to the rental unit for us to pay. Bell Anderson sided with us on that score, but only after we continued to complain.

Bell Anderson is such a rip off. Surely there are better condo management companies available. They give you no help, even for the simplest tasks such as filling out a simple form showing account t status. They charge $100 thru HomeWise docs for a five minute job. Don't hire them. Check reviews and find a better company.

Overall, a poor experience. Communication with Margene was poor. We never got a single phone call from here until we were a few days late on our last payment. We gave her almost 60 days notice that we wished to leave early. They waited as long as possible NOT to advertise. We paid for a full month at the end and left 3 weeks early. We left it in great condition, cleaned carpets, etc.
We were Nickle and dimed on our security deposit and charged outrageous amounts. Don't expect a relationship and make them fix everything. Check out all the other horrible reviews!

This is the worst property management company I've had the displeasure of dealing with. I'm a good tenant that pays her rent on time and doesn't cause any ruckus and I was threatened twice on having to pay for something that wasn't my fault. Kasey Medina treats people like they are so beneath her and I guess she gets away with terrible sense of customer service or lack thereof because her family owns the business? I've never been treated by anyone ever let alone someone who I was giving money to every month. I loved my apt and wanted to stay but the stress these people caused me was not worth it and I moved out. If you can avoid this company please do at all costs!

First of all I'm not surprised that there are 2 * I am surprised they have even that high a rating. I don't least from this company but I've dealt with them being a neighbor of Garden Townhomes complex on the other side of my fence. I live in a 55 and over community and me and my neighbor Al have been dealing with the condos crabapple trees now for years.
All year long we fight these trees first of all blossoms drop all over yards which we clean those up and then crabapples drop all over our yard we clean those up day after day after day then when the crab apples finish then we have to deal with the leaves falling. I almost got hit by a couple of branches that broke off and fell from the crab apple trees whike I was working out of my yard.
I haven't been able to enjoy my deck all summer because of the crab apples dropping so hard. I contacted Bill Anderson the representative handling this condo association for Garden Townhomes in Federal Way is Gayle Duff. she said she got the board to approve getting the trees trimmed that go into the condo association took them forever to get their arborist out here.
They showed up yesterday was so excited thinking I wasn't going to have to deal with this issue much longer. Come to find out all they did was just trim only the limbs hanging on our side of the fence they did not trim any of the limbs that go hang out over there roads nor did they trim the trees from the top or touch any of the trees on the other side street.
I figure they didn't want to pay it was too inconvenient for them so they would rather have seniors out crawling around in the yard picking up crab apples and raking up their leaves when it's not even their trees. My neighbor Al will be 80 years old in a few weeks. The arborist left his yard a mess in with crab apples and leaves all over the place for him to crawl around yesterday and clean up.
I am so disgusted with this Association. They don't care about anybody! This company is shady! They mismanaged our HOA funds, didn't abide by the RCWs/State Law and misappropriated our HOA funds. They were freely writing checks to the builder and the builder's personal attorney for matters unrelated to our HOA. This company is straight ghetto and highly unprofessional. The good reviews about this company are fake.
Run HOAs as far away from this company as possible. They resigned from managing our HOA because they knew they would be facing a lawsuit that the builder is now facing for the issues we brought to their attention about the financial misappropriation of our HOA funds. This is the absolute WORSE management company out there.

DO NOT associate yourselves with this company. From a renters perspective it was the worst experience I have ever had. They are only interested in the sale and not the consumer. Maria was the person who helped me and was extremely unprofessional. She ended up renting out the location we had vested in and agreed to move-in, from right under our feet.
After already having paid for and filling out the application process and also having my deposit in hand. All I receive is a brief e-mail saying "sorry its been filled" as I was on my way to their location in Kent to leave my cashiers check as a deposit. COMPLETE waste of our time and effort. I wish Yelp would have ZERO stars as an option.

Bell Anderson has been working in the area for as long as I can recall and I have had multiple opportunities to refer their services to clients of mine over the years as well as having them advise and assist with my own rental properties. This team of professionals is able to make the role of Landlord a more rewarding and less stressful experience. I highly recommend their services.

Bell-Anderson took over managing my HOA and I'm not very happy about. The manager for my HOA is rude every time I call. I was concerned because I knew that my HOA dues were coming up and I still hadn't received the bill so when I called to check on it, I was told that they were sent out weeks and I should have gotten it by now and my payment would be considered late because it was my fault I hadn't gotten the invoice.
Well come to find out the HOA had my address wrong! are you serious?! My dues pay Bell-Anderson and you can't even get my address correct. any time I call I get the HOA managers voicemail and she doesn't return calls so I have to keep calling, then when I finally do get a hold of her she tells me to email her.

I'm writing this because IF I HAD DONE AS BELL-ANDERSON INSTRUCTED, I WOULD BE ABOUT $9,000 IN DEBT. I've owned a unit in Hillwood Condominiums since 2011, a property managed by Bell-Anderson. Dues are $360 a month, and I can't think of anyone who thinks they're getting their money's worth. My first major problem with Bell-Anderson, however, came in 2014.
It happened when one of my renters brought bed bugs to my unit. Jenise Doty, the Hillwood representative at Bell-Anderson, suggested that I use AAA Pest Control. I called about 6 extermination companies and AAA was easily the most expensive. They also required at least 3 visits and wouldn't give exact pricing. I found another company, EcoElite, with exact pricing and great reviews.
I used them and the bugs were completely killed in one visit for less than $400. AAA would've been well over $1,200 and required a minimum of three visits. When I told Jenise about my success and suggested that other landlords could save hundreds of dollars and weeks of waiting using EcoElite instead of AAA, she dismissed my experience completely.
This was my first clue that Jenise didn't care about Hillwood owners or how much money came out of their pockets. The second almost put me into debt. In January 2015 my unit experienced water leakage that seeped into other units. Bell-Anderson chose a company called Go Rooter to fix the leak. The plumber, Will, couldn't complete the job, so they had to send a second plumber in about a week later.
Will also took his lunch break during my job. The second plumber was good, however. The MAJOR ISSUE happened with a company called Servpro, another company, like Go Rooter, that was hired by Jenise without my consent. Servpro was hired to clean up the water damage. Their initial estimate was just over $4,000 and included the destruction of ceilings of bathrooms in 3 units.
This meant Servpro was going to tear up ceilings and that I would've had to find and pay a separate company several thousand more dollars to put the ceilings back, roughly 2-2.5 times as much as it would cost to destroy the ceilings. This seemed not only extravagant but also suspicious and possibly unnecessary, so I hired a second company to get their opinion.
The second company discovered that Servpro was in fact wanting to do work that didn't need to be done, so I politely called Servpro and told them I had made other arrangements and I wanted them out ASAP. By the time Servpro came and collected their dehumidifiers 1 1/2 days later, (thankfully Servpro didn't charge me for the 1 1/2 interim days) they took more measurements and discovered that no further work needed to be done; I didn't need the second company to do a thing When I tried explaining to Jenise how I turned $10,000 in damage into $800, she didn't want to hear it.
I tried to tell her that the companies she's using are the most expensive on the market, and that other companies should be used. She could at the very least deal with companies in a way that would get better prices. Servpro can have reasonable prices if you deal with them the way I did. I did notice that all the other negative reviews were not recommended! That is a little scary to be honest. I wish I had seen them before dealing with this company. The biggest complaint is the rude rude did I say rude employees! One in particular that shall remain nameless. There are a lot of good property management companies out there. this I am sorry to say is not one of them.

Bell-Anderson has represented my condo complex as our property management for a number of years, As a board member, I, as well as our board, have been extremely pleased how professional and efficient they have been in working with us to maintain our property. They are not the first management office we have used, but certainly they are the best. We have had absolutely no complaints in how they have served us, and can only thank them for their professional and efficiant manner in meeting each and every need and request.

Bell-Anderson & Associates has been my property management company for the past 25 years and I couldn't have made a better choice. Vickie Gaskill and Carrie Snyder have provided me with excellent service throughout the years: prompt, timely, courteous, and aggressive responses to my questions and issues at hand, timely issuance of the rental checks, and most importantly, they have fully demonstrated that they represent the owners, and not the tenants.
Whenever I visit my property I am pleased by its excellent condition. Whenever repairs are needed I am confident that they will find a repairman who will provide the best price and workmanship. Bell Anderson has managed our Federal Way property for the last 5 years. Their service has always been professional, timely, knowledgeable, and courteous. The property manager has gone above and beyond researching options for us. This is particularly helpful since we do not live nearby. We own property in another state, managed by a succession of firms that have failed to provide service that can compare to Bell Anderson. We have recommended Bell Anderson to another property owner who has also been very happy with the service. Bell Anderson has also consistently delighted our tenants.

First and foremost, I will warn you, this is not a happy review. Bell-Anderson is our HOA property manager for our town home community in Kent. We have owned a home in the community for 5 and a half years. When we first moved in, being new to HOA's, we did get a letter or two regarding non-compliance issues. The first one was when we installed a window A/C unit and put up (I know.it's tacky, we were young, bear with me) a board to cover the rest of the window.
We received a letter telling us to "remove the shelf that it was sitting on". Strike one - obviously the issue was the board in the window. We fixed it with Plexi Glass and all was well. Second issue - we received a letter telling us we had a "broken window screen on our NW window". Well, that window belonged to the unit next to us. The owner before us owned cats - so there were a few scratches in the screens.
Nothing was actually broken though. Strike 2. We replaced all the screens and all was well. Fast forward to a month or so ago - this is what has me really riled. We moved out and rented out our townhome. The renters had a couple of violations. We received the first letter regarding the parking of a van. We resolved the issue. A month later, I received a nasty email with photos informing me that the renters are putting/storing? their ladders on the grass (obviously unacceptable) and that this was the SECOND letter and that the issue would result in a fine if not fixed immediately.
I replied asking where my FIRST letter was - I did ask a few other questions, but out property manager ignored the first regarding out first warning letter. I responded again to her message and asked again. Still ignored the question. Finally I sent one just asking straight out - I was a bit angry I admit. If you're going to threaten to fine me - let me at least take care of it!
We have a good track record with fixing issues and don't deserve nasty emails - they are so unprofessional! Anyway, I receive an email finally stating that "Jane Doe (name removed) says she didn't send the original letter. She says she is sorry". Ummm. How about YOU'RE sorry for being so rude? And how about ADDRESSING the issue of not sending out these important letters!
When we are talking possible fines and liens against a property - the paperwork should be done correctly and sent out accordingly! I mean really, its what our HOA (and thereby us) is paying them to do. TOTALLY unacceptable. Fast forward to tonight - we received a letter stating the fireplace needed fixing and they provided a company and number to call. Ok, well we had the fireplace fixed a year or so ago and wanted clarification on what was wrong.
My husband proceeded to call our property manager for some clarification. They should have records right? She proceeded to tell him that he wasn't a chimney company and the phone number he needed was provided in the letter he received. This was all done in a rude and nasty way (go figure). For my husband to complain about someone, it's got to be bad.
She was in no way helpful. If there was nothing she could provide - then just say that and don't be wench (sorry) about it! I mean, they are supposed to be professional. Anyway - in short - they are HORRIBLE property managers, they are unhelpful, rude, and cannot get their paperwork straight - resulting in how many fines to poor homeowners that never got their letters, I wonder?
I see that they also manage rental properties - YEAH that's never going to happen for us. I cringe and do a facepalm every time I see a Bell-Anderson sign - stay far, far away if you have a choice.
We received a letter telling us to "remove the shelf that it was sitting on". Strike one - obviously the issue was the board in the window. We fixed it with Plexi Glass and all was well. Second issue - we received a letter telling us we had a "broken window screen on our NW window". Well, that window belonged to the unit next to us. The owner before us owned cats - so there were a few scratches in the screens.
Nothing was actually broken though. Strike 2. We replaced all the screens and all was well. Fast forward to a month or so ago - this is what has me really riled. We moved out and rented out our townhome. The renters had a couple of violations. We received the first letter regarding the parking of a van. We resolved the issue. A month later, I received a nasty email with photos informing me that the renters are putting/storing? their ladders on the grass (obviously unacceptable) and that this was the SECOND letter and that the issue would result in a fine if not fixed immediately.
I replied asking where my FIRST letter was - I did ask a few other questions, but out property manager ignored the first regarding out first warning letter. I responded again to her message and asked again. Still ignored the question. Finally I sent one just asking straight out - I was a bit angry I admit. If you're going to threaten to fine me - let me at least take care of it!
We have a good track record with fixing issues and don't deserve nasty emails - they are so unprofessional! Anyway, I receive an email finally stating that "Jane Doe (name removed) says she didn't send the original letter. She says she is sorry". Ummm. How about YOU'RE sorry for being so rude? And how about ADDRESSING the issue of not sending out these important letters!
When we are talking possible fines and liens against a property - the paperwork should be done correctly and sent out accordingly! I mean really, its what our HOA (and thereby us) is paying them to do. TOTALLY unacceptable. Fast forward to tonight - we received a letter stating the fireplace needed fixing and they provided a company and number to call. Ok, well we had the fireplace fixed a year or so ago and wanted clarification on what was wrong.
My husband proceeded to call our property manager for some clarification. They should have records right? She proceeded to tell him that he wasn't a chimney company and the phone number he needed was provided in the letter he received. This was all done in a rude and nasty way (go figure). For my husband to complain about someone, it's got to be bad.
She was in no way helpful. If there was nothing she could provide - then just say that and don't be wench (sorry) about it! I mean, they are supposed to be professional. Dawn Hardley at Bell Anderson is the one you want to deal with here. She guided me so well through the confusion and fear of renting my house. She answered my calls right away, calmed me down when things did not seem to be going right, and was so optimistic. Then when I needed a lock smith as soon as possible, or anything that I forgot to do and needed as soon as possible, she was on it.
She met with me and my tenant at late hours. She went the extra mile and then some. She raises the bar as far as property management. Just call her. You will save yourself so much energy, time and money. You won't be able to put a price on it.

Really awful. I have a house in Seattle, I live in CA now and rent the house in Seattle. I hired Bell Anderson to manage that rental. They are really good at collecting the rent and taking their cut. But they are terrible at managing the property and they spent my money like there was no tomorrow, and often doing work that was not authorized by me or necessary for the house.
Yet work that I had specifically asked for, such as trimming the branches over my gutters, they did not get done. Their right hand does not know what the left hand is doing. If i want to know anything about the property I have to communicate with 3 different people, the person who is supposed to be my manager, the maintenance coordinator and the accountant.
Sometimes i have make several rounds between them to sort of figure out what they did and why they spent so much money unnecessarily. I feel relief to have finally broken away from Bell Anderson and given my property to another much more reasonable manager who works for a different management company. Should have done so 2 years ago. It was an expensive lesson, but I think I learned it now.
