We have been coming to Ocean City for many years. As our family grew, this year we need to add additional rentals and Berger made it easy to find summer rentals through their highly competent staff and large selection of available properties. We have stayed twice at this location hosting family reunions both times. Everyone loved the big open floor plan with functional kitchen and huge dining room table! The porch was great for hanging out in the morning or after dinner. It is walking distance to the boardwalk and is located on a nice quiet street away from the hustle and bustle of beach traffic. Couldn't have asked for a better place to rent in Ocean City! Dori Adams our real estate agent is fantastic and is always available if you need anything

We had a great experience with Berger Realty in 2021 and so far, having a similar great experience getting ready for our 2022 rental. I came across Berger Realty last year while looking for a week-long summer rental in Ocean City. Their website was sufficient and allowed us to find a rental that met our criteria. Our initial agent, Michael, was friendly, helpful, and quick to respond.
Their communication system and processes were great and helped me stay on top of my to-dos. Check-in day was an ease. They had a table set up outside the office where a friendly gentleman greeted us and gave us our welcome package that included our keys and check-in instructions. The rental property was exactly as advertised and even had a few additional perks not listed. Check-out was also incredibly easy.
While I was able to walk over to the office from our rental and drop off the keys in the office, I saw that they also had an efficient-looking drive-through system set up, allowing their customers to drop everything off while on their way off the island. Our agent since last summer has been Denise, who has also been very responsive and helpful in getting us set up for our 2022 rental.
If I were asked about any negatives, my only comment is that their website could use some modernization (look, feel, and usability). But this is the digital product manager in me and I could say the same about most Jersey Shore realty websites. At the end of the day, I'm thoroughly impressed by the processes they have put in place to make the experience as easy as possible, as well as the customer service. Our family has rented at Ocean City for approximately 30 years using Berger Realty and agent John Greiner, to assure a successful and enjoyable vacation. John is a highly competent professional rental and sales agent who has never failed to provide a issue free vacation. My family has worked exclusively with John Greiner at Berger for almost 35 years (sorry John, it has been that long!) and we have never considered changing our agent or company. John has always found rental properties that suited us perfectly. He has managed any issue that has come up while we've been on vacation, quickly and efficiently dealing with the problem.
I can't imagine there's a better agent in Ocean City and my only regret is that we haven't been able to buy a property in our favorite vacation town from John and Berger. Perhaps the next generation will fulfill that dream.

My husband and I have been renting through Berger Realty for quite a number of years with no issues. Our agent, Lauren Greiner, has been wonderful. We always check out properties online, and since we live only an hour away, set up an appointment with Lauren to see them in person before we rent. She is always friendly, helpful and makes herself available should there be any issues with the rental. We enjoy working with her every year.

I have used Tanya Pinkerton to book my summer rental at Ocean City for 10 years. Her work is outstanding in every way. She is always successful at finding me exactly the kind of rental I want, even though my needs have changed through the years. During our stay at the shore, she is exceptionally responsive if there is a problem or if there is something I want.

Brandon Howell is a life saver! We had plans of taking a long, much needed weekend vacation for President's Day in two weeks. I got a call Sunday from a different realtor telling me the deal feel through. In the meantime I reached out to Brandon about a week in Ocean City, NJ for Easter. He quickly responded, communicated with the owner and had a lease for me to sign in three days.

I was fortunate to connect with Brandon Howell, Realtor, at Berger's 32 ND Street office in Ocean City, NJ. Brandon was given quite a challenge in that I wanted to rent on very short notice and I gave him a list of my specific needs for my 2 week off season stay. What a pro! He persued my first choice right away and when that didn't work out( others beat me to it), he made connecting with my next choice's owners an urgent priority.

We rented a house on 4917 Haven ave in Ocean City from Berger. The house needed a good cleaning, lights in two of the bedrooms weren't working and we had an ant infestation. But the real problem came as we were packing the car with the last few items (during the pouring rain) when the cleaning crew (3 women) showed up 5 minutes early. They walked right into the house no masks and no respect for personal space.
During this crazy time of Covid-19 this was totally unacceptable. We told the office when we dropped off the keys and they couldn't have cared less. It's just about money to Berger.

The person on the other end of the email was rude and made us feel really uncomfortable. We went ahead and did the rental. The rental smells like a ton of moth balls and is dated back about 30 years. Carpets filthy, everything is gross. Spent $2630 for the week. We did not receive beach tags either.

Do Not Use Berger. And Do Not Use Michael Maina. This was our first family vacation in over a decade. We booked a place in Ocean City, then COVID happened, but we still went forward. The only interaction I had with Michael was sending him a check. Then 2 days before vacation started, I emailed him and asked where I pick up the keys. No response. Next day, email again, no response.
Finally I just call and get the information from someone else at Berger. The day comes to pick up the keys, and that part is smooth sailing - although come to think of it, no one asked for ID at pick-up so they might want to fix that part. It's a churn and burn factory and they print money with these weekly summer rentals, but fine, whatever.
When I got to the house there was garbage in every bin, dirty dishes in the sink, sand on the floor, and the main table was filthy. It clearly hadn't been cleaned. Keep in mind, this is a $3k/week rental. It's not a palace, but still - you'd expect it to be cleaned upon arrival. And, this is during COVID. It would be nice if you could walk into an already uncomfortable situation during a pandemic and at least have the appearance that some precaution was taken.
So we spend day 1 cleaning/sanitizing, obviously not ideal. I email Michael about it. No response. The next day we spend at the beach, lots of laundry even in 1 day, so we decide to run a load of wash at night. Washing machine left our clothes beyond soaked - ok, noted, use an extra spin cycle going forward. We put them in the dryer and the dryer stops after 30 seconds.
Get up, start it again. Stops. Dryer is broken. Email Michael again. No response. I think, OK, it's the weekend, tons of renters are coming in, I'm sure there are lots of clients with lots of issues. I'll give him until Tuesday, but I'm pretty annoyed about the response time considering what we paid, and what Berger's cut was.
Fast forward to Friday and still zero response. Six days of dirty clothes, towels, etc. that we're stuck with because we paid for a house that we thought had a working washer/dryer. There are worse problems in the world, and luckily we are all symptom free from the dirt pile we walked into. But the guy couldn't even muster a reply, let alone a response or an apology.
Just nothing at all. Cashed the check real quick though. We won't use Berger again, and I would never, ever, ever recommend using Michael if you do. I'd say he's just going through the motions, but he's too lazy to even do that. There's the bare minimum, and then far below that is Michael Maina at Berger Realty. If you're going to the Shore for the week, spend the money with someone else.

I've been coming to Ocean City with my family for over 30 years, but only in the past 5 or so have I been the one booking the accommodations. Every year I've booked through Cynthia Balles at Berger and have always had a good experience. She is prompt with communication and paperwork, and makes it easy to get everything squared away. One thing I wish was possible would be paying online - it feels a bit archaic to be mailing a check in 2019, but if that's the worst part, I can deal with it. Recommend Berger for reserving condos in Ocean City.

Barbara Varacalli was a horrible agent who misrepresented our rental and when we called her on it she told us to "Call City Hall." Here were our issues. First, there was loud construction going on next door starting at 8:00 am ever day of our vacation. Does anyone think it's fair to wake up early every day to loud machinery and a cursing crew?
You should have told us about this in advance and given us the option to choose another rental. Second, your online photos of 2731 Wesley Ave, Ocean City, NJ 08226 were taken in 1995 and it doesn't look the same today. Great views, but a tired old rental. As an example, all the pictures on the walls are faded, fans are dirty and dilapidated, there was little to no landscaping, lights would mysteriously go on or off, the pots on the balcony sported dead pulled weeds and the place was sterile with no personality. could go on but am sure you have the idea.

As much as we tried to spray Fabreze and open the windows, we all could smell the odor when we'd return from the beach. We have rented a variety of homes in OCNJ over the past 15 years. We have worked with Trish S. every year and she is fantastic. She is a great resource and has always helped us find the right place to fit the needs of our ever-changing family. Younger kids, older kids, near the boardwalk, near the shops, with an elevator, second floor, etc. Trish has always paired us with a well-appointed unit that fit our needs, even as our needs have changed over the years. Berger Realty has been easy to work with as well.
It is easy to search their site for available units, easy to book with them, easy to make payments, easy to communicate with, easy to check in and out of the unit, etc. We use them year after year and would recommend them to anyone looking for an easy, friendly company to work with in OCNJ.

I was so disappointed this season with my rental and the lack of assistance from the agent. Our house was not as listed.no garage access as listed on the website. We would have never rented this unit as we had two babies and bikes with us. Imagine having to carry bikes and strollers to the second floor unit for safe keeping! We attempted to resolve the situation on Saturday when we arrived.
No call back. Again on Wednesday, we called the agent, no assistance. We asked for a small refund from the owner of the second floor of 1407 Central Avenue and we never heard back from the agent that week or when we emailed the following week. I will definitely not deal with this agent again and I would never rent this unit again.

Rented 3620 WEST AVE OC for the week, House is just ok for the money. Dated bathrooms, blood stained bed pillows, (I bring my own), TV channels are very limited, owners need to spring for a cable upgrade! TV in master not working, I asked Bergen Realtor to contact owner, I was promised the owner would show up Sunday, never came, was told Monday, never showed up, was told Tuesday- again never showed up, then completely forgotten about! Six days later, he showed up, the day before we're leaving! I told him, you reply to a tenant 6 days later.unacceptable! NEVER AGAIN! STAY AWAY IN MY OPINION!

Per our arrival for a 2 pm check in, 5 small children in tow we were prepared to visit the office on 31st St. to pick up the keys to our rental for the week. By dumb luck seeing someone pass by with a Berger welcome package, we stumbled upon a sign which caught my attention and we could pick up the keys around the corner. Communication is key to keeping people happy when they are away from home.
After getting the keys we made several attempts to access the home using the keys we were given.no luck (still with 5 children after a 2 hr ride). We contacted the realtor who did arrive promptly with a set of keys that worked. The unit was clean and the realtor gave a once over of the building and said to call or email for anything small we may encounter with the property. Beings that your the only contact for an issue, and the liaison between the owner and us unfortunately you should be more then willing to solve any and all problems if they arise.
The next morning (Sunday), we wanted to cook breakfast and head to the beach. 6 adults, 5 children, the range doesn't work. At over $100 a sitting to eat out every meal is ridiculous. Not to mention so much for a late day on the beach and cooking at the house and relaxing. It's rush home to get the kids ready and out to eat or take out every night.
We contacted the realtor and followed up a few times. He responded after the weekend with "The owner didn't contact you?" I understand you deal with the contracts and you don't own the property, but what other choice to I have? Pack my kids and head home, 2 days into a vacation we earned? Or contact the people who handled our rental and expect them to battle with the owner or get it fixed so we can enjoy EVERYTHING we payed for.
Your making good money to deal with rental contracts, if I have a problem you should be helping get it solved ASAP or turn over the owners number and I can handle it myself. Otherwise everything was fine and luckily we were in a position to persevere.

Realtor/agent never calls or emails you back. Antiquated way to rent these days with VRBO and Home Away.com where you deal directly with the home or condo owner and it is painfully obvious. Long story short. We emailed our agent Chris when we first arrived as per our rental agreement about flooded bathroom, and again 7 days later after dropping off keys to make sure he received them, well we've been home for several days and still no return calls or emails.
Never again. We have been going to ocean city New Jersey for years and years and this was the first and sad to say last time we'll use Berger Realty. Like I mentioned earlier with all the other options available now why be frustrated during your hard earned vacation! Update:. The problem sir was the handyman, not plumber was supposed to arrive by 8 as per your agent, he arrived at 1pm on one of the only clear days we were going to get last week and if you cared to read my email to your agent he then quickly left to " get supplies" he shows up 1/2 hour later, parked, (did not come back into our rental),h e then proceeded to work on his Jeep filling his ac system with can after can of Freon, never acknowledging me that he was back, oh and in between each can he had himself a smoke, this went on so long I asked him several times to please fix his Jeep AFTER he fixed the toilet -a toilet by the way that kept flooding our only full bathroom with a 1/4 inch of water every time you used it.wasting most of my day.
The real problem sir is that this went on so long when I emailed Chris to find out what to do, it's not my house, it's not my handyman. Chris my agent, cut off all communication, we never heard back from Chris even after we lost a whole day of vacation with this we took the high road and emailed Chris -our agent 5 days later that we dropped off keys, and to please let us know that he received them, he still wouldn't get back to us.
And yes we tried calling the office during this ordeal but as you know, calling Berger during the rental week and getting a call back is like trying to eat crab fries on the boards without the seagulls bothering you.impossible. This all proves my point, Chris and Berger already made the sale and when a real problem arose we were screwed, but if we used a service like VRBO or Home Away we would be dealing with the owner not a salesman/middle man who doesn't give a shit about the property or our vacation. Lesson Learned!

The problem sir was the handyman, not plumber was supposed to arrive by 8 as per your agent, he arrived at 1pm on one of the only clear days we were going to get last week and if you cared to read my email to your agent he then quickly left to " get supplies" he shows up 1/2 hour later, parked, (did not come back into our rental),h e then proceeded to work on his Jeep filling his ac system with can after can of Freon, never acknowledging me that he was back, oh and in between each can he had himself a smoke, this went on so long I asked him several times to please fix his Jeep AFTER he fixed the toilet -a toilet by the way that kept flooding our only full bathroom with a 1/4 inch of water every time you used it.wasting most of my day.
The real problem sir is that this went on so long when I emailed Chris to find out what to do, it's not my house, it's not my handyman. Chris my agent, cut off all communication, we never heard back from Chris even after we lost a whole day of vacation with this we took the high road and emailed Chris -our agent 5 days later that we dropped off keys, and to please let us know that he received them, he still wouldn't get back to us.
And yes we tried calling the office during this ordeal but as you know, calling Berger during the rental week and getting a call back is like trying to eat crab fries on the boards without the seagulls bothering you.impossible. This all proves my point, Chris and Berger already made the sale and when a real problem arose we were screwed, but if we used a service like VRBO or Home Away we would be dealing with the owner not a salesman/middle man who doesn't give a shit about the property or our vacation. Lesson Learned!

Unfortunately, our experience with Berger has gone downhill. We are currently trapped in a terrible rental that lacks amenities promised including AC, hot water in one of the bathrooms and WiFi access. Repeated attempts to reach Berger have been ignored. Do not rent 934 Ocean Avenue in Ocean City, NJ. You'll be disappointed.

We have rented this property for two weeks for about 4-5 years. It's 1626 Wesley, second floor. The location is great. The 1st floor occupants live there all summer. I love their garden in the front yard. which draws butterflies, and they put out feeders for hummingbirds and other birds. Our unit is spacious and clean but we did have a guest complaint this year about an uncomfortable bed (1st bedroom on the left), and the living room furniture has been recovered but not upgraded.
We are thinking of making a change for next year. Regarding service from Berger, Tanya Pinkerton has been helpful and attentive. Toward the end of this year's stay, I asked her for a list of other properties and she responded right away. She has also provided good service when I have come down for a day off-season to look at prospective rentals.
We have a long history with O.C., with family living there for decades back, and our family coming down in summers for 1-2 weeks for the last 27 years. With that perspective, this year on the Boardwalk we found less shops of interest (more t-shirt-type shops; less stores with more interesting/unique merchandise). We were there the week of Labor Day and many restaurants were closed.
We also noted buskers on the Boardwalk who seemed to have less talent than moxie. this was new. Missed the movie theaters on rainy days. If you like cats go to "Mew for You" on Asbury Ave - a unique thrift shop for a good cause.

This is the 3rd year renting with Berger Realty. Our Agent, Ben, was always responsive during the rental process. We have rented the same unit at 1308 Wesley. Last year we had problems with the refrigerator and had to resort to coolers. This year we were ASSURED it was repaired. It was not. COOLERS AGAIN for days. Imagine life with 6 kids under 10 and no refrigerator. An appliance person came and said No Problem even though built in alarms were going off.
Fire Company had to come on two occasions AFTER little ones were asleep for carbon monixide alarms. We called Berger Multiple times without response. We called and asked for the managing broker and we got another agent who promised a response, no response came. I Guess Berger has gotten too big to care about ruining a family's vacation.

Do not rent the 2nd floor of 1600 Wesley Av. The place is a dump for $3,000 a week. Every appliance is about 20 years old, washer doesn't work right, dishwasher doesn't work right, filthy dirty, old paint cans in laundry room, and the asshole who lives on the 1st floor is the most miserable person you will encounter! If he doesn't like people then he probably shouldn't live on the 1st floor of vacation rental property! Lots of nicer places to stay in Ocean city. Place is a dump!

If looking to rent, use any other realty company but this one. Rita Gatto was our contact and was helpful at first. However we had a medical issue come up and the informed her we would not be able to rent later in the summer (this is while we were still viewing listings and had not confirmed anything at this point). Well she became downright nasty and rude.
Just a despicable person after she realized we (due to unfortunate circumstances) could not rent that summer. It might not be fair to classify the entire agency as a 1 star, but any place that would hire someone like Rita, you have to question their competence. Try anywhere else, if they are at all like Rita they are just trying to book you anywhere for some $$$ and are awful people if you decide not to.

This was our 4th year renting through Beger with Realtor Dave Zelenski. I'm giving 4 stars instead of 5 because the first year we rented we were a little disappointed with the cleanliness of the home we rented. It wasn't AWFUL, just not the beautiful, clean place you want for vacation. We contacted Berger and they sent someone over to clean the place (still there were cobwebs nod crumbs, but like I said it wasn't AWFUL).
The rentals at the south end of the island are very expensive and I felt we paid more than the place was worth. Fast forward to our next three rentals and everything was great. 2014 rental was great, but was sold that year and no longer for rent the next year. We re-rented the same place in 2015 and 2016 and have already booked it for 2017. Dave is great with answering emails, we've had no problems whatsoever.

SEE UPDATE BELOW ISSUES LIST We have rented in the past and had good luck, our luck has run out! Our agent Linda Watts rented us two properties this year and this review is based on the 2825 Asbury Ave. property. 1. Outside light smells like burning plastic when used. 2. Bedroom 1 outlet sparked when plugging in phone charger. 3. Dining room light not working at all.
I went and purchased new bulbs but that was not the issue. So dark dining room table, that we can't play games at without taking a lamp from a bedroom. 4. Dirty dirty place, spent first day cleaning. House two a few blocks away only had a defective coffee pot, owners staying upstairs had coffee! In the end it is very clear that so many people want to visit this town that the homeowners and real estate folks don't give a rip about customer service after cashing your check! Called office and left voice mail within 24 hrs of arrival, today is Thursday and still all the items are unaddressed and broken. So next year we will vote with our $$ a UPDATE: Linda apparently was on vacation and did follow up on her return. She did let the homeowner know of the issues.

PLEASE READ -IMPORTANT INFO My Family and I stayed at 3325 Simpson Ave Apt B in Ocean City and when we got there, the air conditioning was not working. We would not have rented a house during the heat of the summer had we known there was no ac. We politely asked to have it fixed and were told because of the holiday weekend they could not have it fixed until after.
We were told it would be too much money to have them sent out on the weekend (reminder- we already paid in FULL for a house with air conditioning. The extra expense should be a cost of doing business to the renter). We never complained and were very respectful renters even though it was too hot to sleep at night and some of my family left during the week because of it. Expecting to be reimbursed in some fashion I was basically told "tough luck" and would not be compensated in anyway. Needless to say we will be looking for another realtor going forward when we stay in ocean city for our annual family vacation.
