John Adami, a Denton native, has spent his real estate career fine tuning his business to cater to the needs of his clients. He earned his degree from SMU in Business Administration with a concentration on real estate, finance and accounting. As a licensed Texas Real Estate Broker since 1981, he has comprehensive experience in all aspects of real estate including property management, construction and development as well as a thorough knowledge of the local Denton area and Dallas-Ft.Worth Metroplex.

Response to "Owner: I applied at your suggestion as there were several other individuals looking at the property as well. I did so and was approved within MINUTES! You even sent me a text - Your application has been approved - So let's hope you love it!" I notified you at 7:35 pm that evening and let you know I would lease the home. You did not reply until the following morning at 8:22 am with the following: "Move in for Cedar Crest is 7/22/2022.
I could not hold until 8/12. The resident called the owner directly and discussed staying and the owner does not want to hold vacant for a month. Are you able to take the home on 7/22?" So if I had said Sure. we can take the home on 7/22/2022, would you have leased it to me? The move in date of 8/12/2022 was previously agreed upon. The owner had no issues with holding it until that time. Yes, you did refund my application deposit of $50.00, after I requested that you do so if you were not going to abide by the original agreement. ************************************************* Normally I give great reviews. However, after my dealings with Adami & Associates, I felt I had to post about my experience with them.
I was approved for a home with an agreed upon move in date of 8/12/22. (I even had it in a text message.) When we went to view the home, I was told by Tracy that the current resident notified her that he wanted to stay. I expressed my disappointment to Tracy, but was assured by her that since he had already given notice, we would have first choice to lease.
If we wanted the home, they would honor the move out notice and a lease would be offered. After viewing the home, I notified Tracy within three hours that we wanted the home. The following morning, I was told that the current resident contacted the owner and did not want to hold the home vacant for 30 days while waiting for us to move in. Before you lease with Adami & Associates, please Google the management company.
Look at the reviews on Yelp and other online sources. I should have heeded all of the warning signs when I read the reviews for the management company and specifically those pertaining to Tracy. Now I have two disappointed kids because the deal fell through due to no fault of mine AND a hit on my credit for my application approval. I do not recommend leasing with them AT ALL!

I was a tenant at their Hickory Tree property for 2 years. Tracey was professional, helpful, and nice our entire stay (even through snowpocalypse and COVID). It was a pleasure renting from them at such a great location for a reasonable price. Maintenance was always speedy and respectful. The maintenance crew came same day when we discovered a shower leak that came through the wall of my closet and had it fixed really fast. (I can't remember if it was next day or by the end of the week, but they literally replaced a whole section of the closet wall).
This review should really be 4.5 stars, because the property could use some work. There was never issues with parking but the laundry room could definitely use a facelift. There is only one washer/dryer for all of the tenants, and the dryer was hit and miss. While you won't really hear your next door neighbors, you will hear the tenants above you.
If they simply walk across their apartment, it will rattle the light fixtures and be noisy. However, it's fair to say that most apartment complexes in Denton have the exact same issue Overall, If you are a graduate student, I HIGHLY recommend this property and leasing company. The location is perfect and the other tenants seem to be older/more mature/not party animals.
All of the billing is done online so it is super easy and convenient. The online billing system is also set up really well if you have roommates or multiple people paying their share of rent etc. Wish I had better photos, but they let us decorate however we wanted

I was a tenant for a little over two years and have nothing but positive experiences. Tracy was patient and responsive to my many questions about the procedures for moving in, changes to the lease when I had a new roommate, and having my lease taken over when the time came. Tracy has plenty of experience renting to students in Denton and was professional, kind, and helpful.
The property I lived in was older compared to other student housing options in town, but appropriately priced and very close to campus. I only needed to call maintenance twice in two years, but both times they were quick to respond and quick to fix the issues. If you're looking for a friendly, professional, and knowledgeable company to trust when renting in Denton, I can't recommend Adami & Associates highly enough.

Touring the property, signing the lease, and move in has all be extremely smooth. Great communication. My parents hammered Tracy with questions, and she was very helpful in answering everything before signing. Property was nice and ready at move in. There have been some lingering issues from the previous resident, but maintenance has been wonderful at responding and fixing problems quickly. Couldn't have asked for a better living situation for my first time not being in strictly student housing.

So far my experience with this agency has been overwhelmingly positive! Tracy, the property manager, was very honest about the pricing and condition of every property (my fiancee and I toured several) to help us stay on-budget without sacrificing amenities. They have been very adaptable to our needs and very responsive overall. The minor maintenance issues we had (loose vents, broken window screens) were resolved within 48 hours of input. Tracy answers any of my questions or comments, sometimes even after hours!
I did have some difficulty getting an original, notarized guarantor form mailed in before move-in because my guarantor lives in Austin and the original document was lost in the mail. Tracy was consistent and patient in her reminders and instructions on how to properly submit this document. Overall, a great experience! I'm excited for what is to come in the future.

We've leased from Adami for over a year now and recently started our lease at another Adami property; the company itself is professional and handles things like you'd expect, but Adami is not shy about hitting you with charges if you step out out of line at all with your lease. Tracy can be blunt in her interactions with tenants, but she's always been upfront with us about issues and tried to work with us whenever she can.

I have rented a lot of my adult life. I have rented in college towns, I have rented in large cities. I had to rent from Adami & Associates to finally have a terrible landlord that had no interest in me as their customer. If you want to be abused, talked down to, treated like a burden, and still give that person money every month, this is your company. Tracy will be nice to you until you sign that lease. Then, she becomes snarky, smart-alecky, and massively unpleasant to work with.
She will use the lease against you as a weapon, hoping that you lack the foresight and intellect to procure an attorney to translate. She will take on a unprofessional tone and when you match her tone, she will claim that you are the rude one. If I was offered a choice between renting from Adami & Associates or sticking my hand into a fire-ant pile, I'd choose the fire ant pile. Beware of this property management company because they don't care about you at all. They care about that monthly check and that is all. Don't rent from these people. If I could give zero stars to this company, I would.

We are renting a house from Adami and everything has been fantastic so far! Tracy has been super helpful from the start. On move in, we had to fill out a property condition form and we noted a few minor things that needed fixed and they sent someone out the next day! They are very responsive to service calls. The house we are renting is in fantastic condition and it was nice to hear the previous renters had lived there for 11 years!
