All of Hendricks people are unbelieveabley amazing. Ifound them in January to rent my hous in San Antonio they came through in weeks Ashley is trueley amazing 5 star all star Stephanie is just the same. I was a front desk supervisor at a Hyatt hotel in Irvive ca Ican appriciate good customer sevive and the show it all the way. Ihqve a new property manager i cant remember her name but has called a few times to follow up on everything. All in all you cannot go wrong with Hendricks property management the firm is 5 Stars all the way cant waint to get there to sy hello and thank you to everyone.

April 18th, 2022 edit. The company (Kyle) reached out to me about my inconveniences, and informed me that he did not know I was having these problems. He worked with me to get the carpets replaced (on their dime) to rid the house of the heavy dog smell even though it was way past the 30 days that they normally require to do so. My only lingering complaint is still the communication, but with COVID ongoing, I feel I can up their rating to a solid 3.5 stars if not 4. Do not rent from a property managed by this company. My daughter rents an apartment they manage. The complex off Prue Road is new. As the weather got colder, my daughter noticed the heat was not coming on. She contacted the management company who did nothing. As the first strong cold front approached and temperatures were forecast to be in the 30s, my daughter got Covid.
We contacted Hendricks and were told that their HVAC contractor would not respond to an address where someone had Covid. We contacted a different company who responded within an hour. The technician found that a heating pack had never been installed in the heat pump. He did not have the part and this couldn't fix it. When we informed Hendricks of this they admitted that they knew of at least one other unit that also had the the same issue, but they refused to send another company out to repair the heat pump until my daughter could produce a negative Covid test.
Another ten days went by, my daughter went back to work, and she tried several times to contact the heating contractor who never called her back. Now we are facing freezing temps and icing in San Antonio, and she still has no heat. This company is in violation of Texas landlord tenant law by not providing heat for a property that it manages. If I could give 0 stars I would. As a renter this company is a pain. The front clerk Stephanie is rude and is no help whatsoever, and Cindy the property manager does everything she can to dodge your calls. We have been without water since yesterday. We have left 2 maintenance requests and called all morning to get ahold of someone. As someone who works in a business with homes they should know about their properties.
I got asked if we had a saws account (even though we are on a well) THROUGH TEXT implying that we needed to pay our bill. So instead of calling their tenants to figure out the issue they just text. When I finally got ahold of Stephanie I just got told "I'll let Cindy know." Absolutely not. We are WITHOUT water and they could care less.

I Do not recommend using this company as a renter. The customer service is atrocious and they are extremely bad at communicating with the people living in the house. I am specifically calling out Cindy Munsterteiger as someone that continuously dogged my calls and communication attempts. When responding to our maintenance request she literally just sent the name number and address of the place that was supposed to help, that was all.
Literally no other information, Cindy am I supposed to call, did you call, or will they call me. How are you that bad at communicating. We ended up being charged $2600 after moving out for damages done by the rats that ended up infesting our house due to the house being old and filled with holes. These rats that were in the attic and chewed threw a pipe that ended up causing water damage to the ceiling on the last day of the lease. We called and paid for the first exterminator who told us that it was not a rat problem but a house problem because so many were able to get in that traps were not enough.

On 3/12 at around 8pm, I applied to a property listed on the site as available. I submitted the application and associated fee. On 3/13 at around 7am, I received a text message simply advising "the home is not available". I responded via text and asked what would happen to the application fee since the property was obviously not available. I was advised I could receive a refund or apply the fee to a different property. Unfortunately, there were no properties available so I requested a full refund.
Since requesting the refund no one has returned any texts or calls. I've now disputed the charge with my bank and I thank God I've dodged the bullets of actually renting from these shiesty thieves! So- beware when applying and paying application fees!

From coordinating the light rehab after I purchased the property to maintaining an open line of communication, things have gone smoothly. Hendricks Property Managment is the best game in town. I have been a agent in California for 20 plus years and I bought a house in San Antonio and have Hendricks manage my property. I never worry about anything they are right on it! I would recommend them to anyone that needs a pro to manage their property!

Some of the worst customer service I've ever received. Virginia started off nice enough but turned into a complete nightmare. The requests they asked for a rental property were extremely invasive. It took over a week for them to finally give us an answer. We eventually found our perfect home. So thankful we didn't move into one of their properties. I can only imagine the storm that follows this company.

Hendricks Property Management has managed our rental properties for several years. They provide good customer service and respond to our e-mails and phone calls in a timely manner. Our Property Managers are great to work with--friendly, personable and competent. We previously had to fire our Property Manager from another company due to their lack of oversight and poor management of our rentals. With Hendricks, we have no worries. This is especially important since we do not live in the area.

Their company started ok with me 10 years ago, but in 2019 I went to see about a known "leak" in the bathroom and have a nice texas visit. NOOOO. I found TOXIC living conditions: non-working fridge, windows sealed shut, broken panes, a HOLE in the tub sealed with duct tape, rotting flooring in the bathroom that extends into all the walls and the adjacent room's flooring, broken and rotting flooring in the kitchen, and door frames - all 4 exterior doors - had been forced open and broken so much they did not function as doors very well anymore.
I fired them, evicted the tenants, and they're still trying to charge me for the vacancy. I cannot warn owners enough. It appeared nothing had been painted for several turnovers. The place is a total disaster that is costing me the better part of a year and a huge loan to get rentable again. I wish there was a way to go back in time and fire them sooner. the managers were polite but useless, clueless, and under-educated on all things repair-related.

If I could go lower, I would. The customer service and communication skills are horrible. If you have a company and can't provide customer service and the PM decides to quit answering because they don't want to deal with the tenant, they should hire more effective, efficient, and caring people. I own property and I would never even recommend this company to represent my home due to lack of communication leading to lack of professionalism (appreciate the customer).
I have had multiple PM companies and they would have never treated tenants this way and wouldn't try the shady things they do, just to get more money. I believe the word would be ethical, but after what just happened, shows there is a little of that missing. For example on the professionalism, courtesy, and customer service: I went on vacation on Labor Day weekend and didn't have my autopay set up, so instead of a quick phone call, they just use the standard "you have a deadline to get us the money or you will be evicted email." I paid late with no issue, it just slipped my mind since I was flying out.
At least they did fix their website for payments since the network could never handle the load when people were paying on the third of each month. That's probably the best thing they have ever done. Additionally, they did not want to get anything fixed that needed to be fixed. Lastly, if you get comments from the packers and movers that asked/stated "Wow, you have two dogs?!?!" Because it was left in pretty good shape for being there 14 months. So, we shall see how much they want to work with me on what I have been asking for four days ago and see if they give me my security deposit back. Came back to add, very shady practices when they let you break a lease and decide to raise the rent to whatever they feel like.

Hendricks Has been managing my property for almost two years. They have done an outstanding job especially in comparison to the terrible job my previous property management did. They do an inspection of the property twice a year to make sure the tenant is not trashing the place. Had my previous management company done this tenants who let their dogs ruin all the carpeting could have been removed 6 months earlier.
The tenants the previous company found all left after a year whereas Hendricks found a long term tenant. I strongly recommend them to property owners because they are much more responsive to my needs than the previous company I used.

DO NOT RENT FROM HENDRICKS PROPERTY MANAGEMENT! YOU WILL NOT GET YOUR DEPOSIT BACK! I rented from them for 5 yrs. and when i moved out i had the yard cut the carpet cleaned and the house move in ready for the next tenant. I made sure there would be no excuse for them to give me my deposit back. Hendricks came up with bogus charges stating that it's the TENETS responsibility to show the property on the last month before moving out.
They never gave me the lock box code on purpose so they can say that i didn't make the house available for showings. Not to mention they wanted me to take time off work so I can basically re-rent their property. Stating it's in the rental agreement. But nowhere in the agreement does it state it's the tenets responsibility to show the property nor does it state you have to put your key in the lock box.
They purposely don't tell you any of this information so that they can charge you when they can't find anything else to charge you for. They made sure they charged me for another months of rent out of my deposit so they are not losing the owner any money. Even though they knew in May 2019 i was moving out. I gave them a 2 months' notice.
Not to mention the tenants they have living there now moved in on the cleaning I had done. Yet they took 90% of my deposit. I have now hired a lawyer to investigate Hendricks, because I'm sure this is a scam they do to all their move out tenants.

We had been looking for a rental by Clark high school for over a year and working with Mrs Darling a realtor outside of Hendricks. We've been living at the same address for close to 14 years with no rental or payment issues. Mrs Darling saw this house advertised by Hendricks. She knew what we were looking for and knew the patio was big on our list.
She also knew we were looking for long term rental as Darlene has lived in the same house for so many years raising her kids in the same school district. Hendricks property management advertised information about a rental property with a nice screened in patio. My daughter really wanted this for us because of the distance to her high school. I was interested in the outdoor patio.
We were looking at renting a property advertised with an enclosed patio. Hendricks property management asked for a deposit for the homeowner so they could remodel the patio (picture provided below) Hendricks came back and said the homeowner was not going to remodel the patio and refused to lower the rent. We never took possession of the property or the keys to the house.
They were very unprofessional and rude to us throughout the rental process. We decided not to take the house because it did not have the advertised exterior enclosed patio, and because Hendricks was so unprofessional. They later lowered the rent online and took the patio out of the advertisement. They rented the house to another tenant and put a collection report on my credit.
Watch out for Hendricks. My experience with them is they are dishonest, rude and unprofessional. We were all so disappointed but our 15 year old daughter was the worst emotionally affected by us not moving. Don't let your kids know your possibly moving until Hendricks delivers because they are the ones that take it hardest. We are still looking for another rental property but now that Hendricks posted a collection on my credit it will be difficult.
All this after leasing the same house for over 14 years. Thank you Hendricks for letting our 15 year old daughter down and ruining our chances at leasing another home because of your greed.

Over the years my husband and I have rented many homes in the San Antonio area. We have been in our current rental house going on 5 years. Hendricks Property management has not disappointed us! We live in an older house and because of it issues can arise. Our property manager Karen, has always responded to our requests rapidly. Work orders are posted and the problem is fixed as soon as possible. The other members of the staff are always courteous and knowledgeable. If you are looking for a rental home I certainly recommend Hendricks!

They say even if you have horrible credit they are willing to help. If you got amazing credit and something minor on your spouses credit that happened years ago. They say they will help you but have you spend all your money to try and get a place then turn around and lie. They will lie to you straight out of the get go just to get money from you and then screw you. Horrible customer service, people don't know how to do there job or just lie about everything. Use someone else than Hendricks. They will just take your money and run.

The renters are parking on the grass and they will not stop them. They are allowing 10 people in the house when they are suppose to have 6. The renters won't stop and they said they would tell them. They don't return your calls in a timely manner. They seem to collect the money without actually watching out for your rental property. We have 2 holes in the roof the renters said they told the property rental company. They said they been telling them about it for 3 years and we have never been told about this and it caused some bad damage.

They don't show the properties they have listed. They only refer you to a realtor and if the realtor doesn't call you back they just refer you to another realtor. When asked about their process the girl on the phone said they can't do anything about the realtor not calling you back, returning your emails or phone calls. Again, they just refer you to another realtor.
I left messages, emails and texts to 4 different realtors they referred me to. I was unaware of their process because no one informed us the first 3 times we called. They didn't tell us about the process until we found out that the property we had been trying to view for the past 2 weeks was no longer available. I do not recommend this group.

The worst, agreed. I've had 3 properties managed for 15 years. NOT advocating for me! Here i waited weeks for the PM to return calls, sometimes only done after i talked to owner. He never returned calls. Asked for bids on repairs and they did work w\o permission, other things never got done. Changed lease to 6 month for tenant WITHOUT my notice which was a hardship to me (if you have to re-rent every 6 months you understand)! Then charged me $100 for re-leasing (originally covered by monthly fee). Had fees after cutting ties with them and they still havent responded!

Lived in Hendricks home in Castle Hills Forrest for 5 years with Cathy as Property manager. Loved the house, Cathy is the best. Left alone and not treated like a tenant. Got deposit back fast after moving out of state. Came back after 2 years. Rented another home in 78247, prop manager is Karen. House is not great, landlord is new to Hendricks. Kyle was accommodating in the short notice move we had to make. Karen is wonderful and always takes care of what I need.
She responds to emails and is very nice when I have attitude about the house needing repairs. Hendricks has always been good about sending over different companies for repairs and I probably have had over 30 repairs in all the years. They check back after to see if things were taken care of. Renting is not ideal, but I live in a house I don't love b/c renting from anyone else was not something I was willing to do.

My highest recommendation for Hendricks Property Management. After a property manager, with initials KC in Southwest San Antonio, ran my rental house into disrepair and repeatedly rented to Section 8 folks when I asked him not to, I fired him and hired a contractor for the cleanup. That contractor told me he works for lots of property management companies, but the most difficult to work for was a VERY particular company that insisted that every repair was just right.
Give me the name of THAT company, I told him. That's who I want! Thus, I hired Hendricks and have been VERY happy ever since. Owning properties in many states, I want what every other landlord wants: 1. Payments right on time and direct into my account with auto-debit. 2. A dedicated agent who knows my property, returns my calls, answers emails briefly and intelligently, and one who, if I ask, will give me her honest opinion.
She gives me suggestions about low-cost landscape improvements, tells me what is going on with other rentals in the neighborhood, works hard to get me the most cost effective bids on major repairs, and makes great suggestions on rental pricing and marketing. (The name of this golden girl is Karen Weeks. She is awesome!) 3. An online portal that lets me log in to see when the tenants paid their rent, allows me to download the lease, the current P & L, etc. 4.
A great system of marketing my home when it is ready to rent. 5. An easy online system in which my tenants can request a repair and where I can track that activity. 6. An offer of an annual interior inspection of my property to make sure all is well if a tenant has been there a long time. There is more but you get the idea. Hendricks is managing a property I have owned in San Antonio for over 35 years. The website provides me with all the essential info and on the rare occasions I have questions, a phone call results in quick resolution. The fees are reasonable for the industry(many of my friends are paying more) and the service has been top-notch.
