I reached out to Henderson Properties in regards to my bathroom sink leaking. They reached out in a timely manner to schedule someone to fix it. Jorge came to my apartment and was so friendly. He fixed my sink quickly and showed me the work he did. He was wonderful.

I sent Henderson the required pool access form on 4/26. I confirmed their receipt and that I was all set. I went to use our pool and no fobs were activated. I had paid $80 to the old management company to get 2 additional fobs which Henderson continued to say has never been an option so I sent them the email that it was. Regardless, after two weeks, they sent me an email that I had to pick two and they would deactivate the remaining two and send my money back.

I sent them the two I wanted to keep the top numbers and told them I could not read bottom as illegible so I took a picture and sent to them. My fobs worked to get into the pool this Tuesday. I went to get in yesterday and now none KC my fobs are working again. I have sent a minimum of 10 emails on the subject requesting a call back to fix it and when I was locked out of the pool yesterday in 95 degree weather with my two year old grandson, I asked them to call me right back.

Instead they email and don't fix the problem. Someone wrote that they never answer the phone and that is true. They also never resolve issues, treat a paying homeowner with complete disrespect and then do something different then their boss put in an email. I have never seen poorer service and a complete inability or desire to resolve recurring issues in my life and the fact that they neither answer the phone nor return phone calls is just the icing on the cake.

I contacted Henderson Properties for rental property management. Brandon Davis, from Henderson properties, reached out in a short time and was excellent in explaining the process. In his responses, he was always timely, professional and very courteous. After signing the agreement, Brandon referred me to Kurt Stevens, property manager. He was also very responsive and professional.

Although I have short experience, to date, my experience with Henderson properties has been excellent and I look forward to long term relation that will continue this way. Thank you!

Horrible customer service and no one ever answer the phone. I have been trying to get in contact with Trisha Colon for the past couple of days. Regarding an issue that I am currently having. I have left numerous emails regarding my issue and yet no one still answers the phone. I am a tenant and they are the owner of the property I am renting and I have been a great tenant paying my bills on time and such.

No one is perfect and I had a mishap with my key. Haven't been able to go anywhere for about 3 weeks now and they are trying to charge my over $1000.00 to get a replacement key along with changing the locks and everything else. I've tried to see if the amount could be set up on a payment plan or such but still can't get a hold of anyone. I know in the future I will not rent a property that is managed by Henderson properties ever again.

This whole experience has been distracting considering this key mishap they need some customer service training or something because this is unacceptable. I feel like my hands are tied at this point and no matter if I leave a voicemail still I get no response they need to do better.

George Roman is the best property manager I had ever had the pleasure and honor to communicate several times as a customer. He truly cares about my overall well being as a tenant and he makes sure that all my housing maintenance issues are resolved promptly. George is a true professional in every way.

Feeling like this place takes on too much or just takes your money. Waiting now for several days to have someone call me about a water leak. Never called back after 4 or 5 days. Insane. Really irresponsible company

Definitely not a good experience. Where do I begin with my list of negative experiences? Don't expect them to answer the phone. They took 4 months to replace my broken dishwasher. They had no integrity, accountability, or honesty when doing maintenance after moving out. We rented a house for almost 4 years, never missed a payment, kept the house and yard very clean and in good condition, and Henderson made us pay almost $1000 in "damages" (for repainting walls) that legally fell into normal wear and tear, and legally weren't my responsibility to pay.

While trying to communicate about this issue, they would take a week at a time to even reply to me, and offered no explanation as to why I was being charged for this. Answers to my questions and replies were very short and rude. Even the photos they took of the walls that needed paint fell into "normal wear and tear" stated on their website. They would not budge on this issue, and I could not communicate with anyone except for 1 lady who wasn't even in charge of this sort of thing.

After an exhausting time trying to make this issue right, I got a letter saying that my unpaid damages fee was sent to collection. I had many other issues with them, but I don't want this review to be too long. If it was worth it, I would have brought them to court. But you know how these big businesses/ slum lords are, they always win.

Henderson Properties was very fast and efficient at getting my son Christian into his unit. The leasing consultant, Hannah, answered all our questions to the best of her ability. If she didn't know she got back to me within an hour! Her customer service was suburb! I'll recommend Henderson Properties to anyone! Hannah seems like a true asset to your company! Her customer service goes above and beyond!

From the moment we stepped foot on one of their properties we have been highly impressed with Hannah's customer service. It is one of the reasons we chose to rent from them. When we came to tour there was something wrong with the key box and she very quickly resolved the issue. Then through the application process she has been extremely helpful and has stayed in constant communication with us. The property we viewed was in great condition and well taken care of. So far we are very excited about renting with this Henderson Properties.

They are unable to send out correct yearly statements for their customers. I've emailed this company three times this year regarding our community HOA payments, they are non responsive. In previous years my community has messaged them about issues within our community and the problems weren't adequately addressed. Would not recommend Henderson for property management.

I am a royally p***** tenant. I have held my peace since we've moved in, but today was the last straw. Avoid Henderson Property Management at all costs! They do not return phone calls or emails, especially Sara Mulligan, who supposedly oversees the property we currently reside in. Henderson does not contact you ahead of time to schedule outside groups nor do they request companies to contact you directly.

My wife and I are fortunate enough to be working from home, but if we did not. no telling what vendors might have done or would do. We will not be doing business with them after our lease ends!

The staff at Henderson is very poorly trained and the level of customer service is zero. If you manage to get their operator on the phone, the person you request to speak will not return your call. The couple of times someone did follow up, it was several days later. They are full of excuses, and never are able to resolve an issue Their website is difficult to use and the staff is not able to help with that either. Their vendors do poor work, and nobody at Henderson seems to care.

I had Henderson Properties manage three of my properties for around seven years. I decided not renew two of the leases; because I wanted to fix up houses and sell them. One of the tenants moved out the end of July 2021 and the other end of August 2021. I asked Blake Henderson to keep paying electric, water and gas bills with money from my account.

Then I switched over these three services 12/6/2021 to my personal name because I did not want to keep paying a $75. per month management fee on each property. Keep in mind Henderson Properties Inc. for the last 4 to 5 months has only paid electric, water and gas bills with my money for a management fee of $75. per month per property. Blake deducted $150. from my account for the entire month of December for two properties (6 days) for management fees. I feel as if I have been scammed.

Critical: Professionalism, Responsiveness I own several rental properties which are managed by this company. They have never been responsive handling any of my repair claims! They have double charged my account several times and never accept responsibility for any of their shortcomings! I gave them one star because zero was not an option.

Today I had an issue that I needed to address and I was not looking forward to contacting them. But today, I encountered the most polite and professional person named Mark. He was the best! I hope that Mark can assist me whenever I need to speak to someone. Mark, keep up the good work, it is much appreciated!~

I have been living in a rental property through Henderson for nearly two years and I plan to stay many years more! George Roman is one of the most professional, accommodating, understanding individuals I have had the pleasure to work with. He showed us properties based on our requests and didn't waste our time. Update: this response has been updated to reflect my experience as a partner of someone renting a unit here, but was not my actual unit. Do yourself a favor and avoid. My partner lived here for a few years and the place was essentially in shambles at best. Carpet left in that should have been replaced 4 or 5 years prior to him moving in, so tracked down that it looked a completely different color.

A mold problem that resulted in an incomplete kitchen for months. Broken fridges that were replaced with subpar ones that also broke weeks after installation. Neighbors that allowed dogs to roam in the parking lot, almost getting hit at night because they weren't visible. Poor communication with property staff, resulting in neighbors yelling at you when a broken fridge resulted in a water leak in their apartment, even though we were not the ones that caused the leak. Neighbors knocking and screaming outside the door at all hours of the night or morning.

Overall it was a very uncomfortable place to visit due to the lack of follow through from staff regarding neighborhood etiquette and lack of appropriate updates to an apartment that was in desperate need. It's in a decent area but it's not worth the drama, poor living conditions, and lack of response from staff (and responses that didn't match their initial word). If you can, save yourself the headache my partner went through and continue your search.

Began residency 2 years ago. Streamlined, on line process for virtual touring of property. Application process was fast, responses were timely and move in process was hassle free. Coming from out of state, all these made the tour, application, and lease signing quick and customer friendly. Upon move in, inspection was completed, submitted, and auto pay set up. Hassle free process. Tenant Services Specialists were always responsive and helpful with inquiries during the term of the lease.

I have used several corporate leasing companies in the last few years and found the experience with Henderson Properties to be first class and above the rest. Great experience and very helpful during the move our phase as well.

Do not pay application fee. This company will rip you off. My wife and I found a property that was a Henderson property and we liked it. So we called to inquire they said to apply online. They were extremely nice throughout the entire application process, answered several phone calls even helping us to fill out. Then we paid both application fees, once we paid we could not get a hold of anyone, it was as if we didn't exist.

We each made at least 5 calls to there office a day to find out the status of application, still nothing. So we decided to go to there office, at the time they were not expecting any walk-ins as it said on there website due to COVID-19 restrictions. So we get there there are like 20 people there, no masks and they did not seem happy we showed up. So they told us they are extremely busy (no apology) so I just asked if we can move in right away ( because the first was a week away) they said no problem you will just have to pay more fees not a problem I said.

Then within 2 minutes of being there we were guided out. Later that day we received an email at 4:57 saying it was rented to someone else, they close at 5 mind you. So we waited until the next day called probably 5 times each throughout the day no answer, however they did not know we had a friend that we referred also putting in application ( they were answering their calls all day because they hadn't paid yet) meanwhile we get an email saying we can apply for other properties for 30 days so I message them back the other properties we like, needless to say a week later still no response and still not answering our calls.

We have since realized they are in the business of getting application fees for properties with no intention of renting them as My wife and I have perfect credit and run 2 businesses as well as have a huge savings account. It is an absolute shame we were treated like this and to be honest we expected more from them. In hindsight we maybe should have known because the first appointment we had we confirmed that day drove over an hour and not only did nobody show up but there was not even a key.

We then called and they said oh sorry this property is rented now. No worries I said we have another appointment at another house ( the one we eventually would apply for) she checked to make sure it was available so we wouldn't waste our time again. It was a nice place so we couldn't believe the price cause we checked similar properties and we're almost 800$ more for that area.

But now we get it we were baited to pay the fees to apply because they also never even told us anyone else had applied. Come to think of it they were very vague about everything, just fill out application they kept saying. Shame really.

Then the plumber or you are lying. Nothing was removed that you wouldn't normally find in a sewer pipe. We've done nothing differently and still no clogs. If anything the rain was so heavy the tank filled with water and couldnt drain. It is a pump system it cant drain on its own. But good try

I recently have put an application in for a property in Charlotte and was given the run around for two weeks on my application status. They never return any phone calls. They emailed once to ask for a copy of my bank statements, which I immediately sent over, and didn't hear back for a few days so I had reached out again to check on the progress and heard nothing back.

I then emailed a different email address that was listed on their website to see if someone would get back to me. The new email address then told me they were waiting on my bank statements so they could verify my income. I had already did this a week prior and was completely confused. I then sent over the statements for the second time to not hear anything back for another week.

I continued to call and email both email addresses in hopes to hear from anyone. Just this morning I had called and sent another email. About an hour ago now I received an email stating that another applicant had been approved. To say I was pissed was an understatement. It has been hard enough to find a house that meets my wants and needs and then to find a home that you fell in love with and spent money on an application fee, but to be left in the dark for two weeks was completely unprofessional.

It felt like they just wanted the 50 bucks and tried stringing us along until someone else had been approved. If they would've had returned a phone call or email to let me know what was actually going on I wouldn't have been so blind sided. I have less than a month to be out of my current place that I now pay 300 more a month than the house they needed to "verify" my income for. Very upset with the way they handle their business.

I put a maintenance request in a week ago when I found a large whole in my drywall behind my dryer that maintenance missed when they came to repair my drywall from the holes they left when they were repairing leaky pipes. It took them almost a month to come out that time also. Since I've placed my most recent request I haven't heard back since I got their automatic response saying they will respond shortly.

I have had a few positive experiences with Henderson as well as a few negative ones. All are outlined below. Positive experiences: I have been treated with politeness and patience each time I've called in or emailed the assistant community manager. Setting up an account and payment information is complex, but they have helped with every step.

Negative experiences: My car was involved in a hit and run in the parking garage that Henderson theoretically should maintain and manage. Henderson contracts the management of the parking garage to another company. There are no cameras, which makes me feel really unsafe. The employees that I have spoken with have been nice, but that does not change that I have sustained thousands of dollars in damage to my vehicle in their building.

The community manager came off unsympathetic and responded with an "I certainly understand that this incident is troublesome". Troublesome? I could have been seriously injured in the incident and now cannot even park in my own condo's facilities without feeling worried about being mugged or followed or hit again. The same week, the ceiling in a shared hallway between condo units leaked so badly, we had to contact emergency maintenance. Going through Henderson's Emergency maintenance line was a nightmare, myself and another resident were sent to voicemail and never got a callback.

We had to contact a member of our HOA board to get help. Emergency maintenance didn't show up until 3-4 hours after we first frantically contacted the service, during which time the leak grew and got so much worse.

Been with Henderson property for a little over a year. Was referenced by my real estate agent. Which in hindsight should not have done because I knew they were getting a kickback. About a week in I knew I was in for it because George Roman said "You need to spend money to make money" after slapping me in the face with a 7000+ "repair" bill. Glad I got a second opinion and it was 750.00.

The next item that was forced upon me was the automatic garage remote opener. I told him twice on the phone it was already installed but they went ahead and installed another one without telling me because it was under the threshold that we agreed on. Of course after a few months they just happen to find the remote to the old one and refuse to refund me for their charge.

Finally after the renter complained about a brand new fridge making noises, I sent over a document showing that anything wrong with the fridge was covered under warranty, and of course they had their own people go in and "repair it". Nothing was wrong but me being the owner still had to pay for the visit. The charges they are are nonsense so please beware before allowing them to look after your property. I know I will not continue doing business with them because of the headache and the money pit that is not necessary.

I wish I could rate this company zero stars. The worst HOA/property management company I've ever dealt with. They don't address any issues and never return phone calls and emails. I lived in a new development and complained numerous times about the neighborhood and Henderson told me they would look into the issue and help get it resolved- never heard back from them again.

The Only time they will communicate and reach out is when you're late on payment. Money hoarders -- they raised the hoa fee to help them meet their budget. Within our hoa cost they told us the fee covers the lawncare/maintenance, trash, outside liability insurance - I got quotes on all of these services and they only cost half of what Henderson is charging us. Glad I moved and don't have to deal with this terrible company again

I am renting a townhouse in Tega Cay I love It but am so disappointed that they do not counsel there owners the best way to handle rentals in a pandemic After one year of renting they have increased my rent $100 dollars in the middle of a world wide pandemic when everyone is struggling. I could not believe what I was reading when I received the notice. I wonder what planet this group and the owner live on It is a sad day when this happens.

My HOA has used Henderson Properties as an HOA management company for a few years now and they have consistently been horrible at property management. It is sad that I have considered selling my home as a result of such poor management. When there is a community or personal issue it takes days and several calls just to get someone to respond and most often it is just to direct you to someone else that also can not help.

There have been consistent plumbing issues that go unresolved and lead to our water being shut off numerous times a month for several hours as they do not hire competent people to resolve issues. Most recently I noticed that there was a random charge to my account that no one can explain despite me calling, emailing, and speaking with someone from the bank that they use.

At this point, it feels like they are fraudulently taking extra fees that they can not explain on top of managing the property poorly. If you can avoid using this company, I would suggest you do it at all cost.

Henderson Properties is the most deceitful, negligent company I have ever had to deal with. They are trying to make me foot the bill for them not properly maintaining their property! At no point should a tenant be charged for any plumbing repairs when he or she has not caused the damage, especially when Henderson Properties has already acknowledged that the community has sewer/water line issues! DO NOT RENT FROM THEM.

EDIT: Almost immediately after my May review was posted, I received a call from the property manager, and all fees incurred from their mistakes were removed from my account. Ultimately, this problem is solved. And the manager asked me to amend my review and increase the star rating. This is still a 1-star review because it took me writing a public review naming our property manager and assistant property manager to get a resolution.

Since this incident, I am still very disappointed with Henderson's communications and professionalism. I've had a few smaller issues that took too long to resolve, and building activities are not well communicated to residents and owners. In conclusion, I would not recommend Henderson Properties.

Henderson Properties has been managing our property for 10 years, but the service we recieved completely improved when Kurt Stevens took over as our property manager. He's very responsive and works more quickly than our last property manager. We couldn't be more grateful! We really appreciate the job he's doing to quickly renovate the place and get a new tenant in the property when our property turned over. He has real ownership in his job and our experience with Henderson really improved when he took over as our property manager. *****

My roommate and I lived in our property for almost 2 years. The property was great but Henderson was awful. Our washer and dryer broke and it took 6 weeks for it to be replaced due to their failings. They blamed us and we had to call over and over. It was so frustrating. I have called Mr. Henderson myself when I was so upset. He basically did not care at all when I told him my concerns.

I laid them out and his response was so how can I help you. The front office girl Margarite was so incredibly rude. They created a lot of unnecessary stress and frustration. During my move out process I spoke to the homeowner and she said they did an awful job and painted us in a horrible light to them. I loved the property but was so glad to move out and to not have to deal with them. Do not rent from them.

Does not honor rental agreement, tried to raise rent without notice or reason. Does not perform maintenance. I had to schedule my own maintenance with a third party and then take time off of work to get someone else's property fixed. Jason, the rental manager, said if you do not like the way we do business, take your business elsewhere. I did. I bought a house for about the same they charged in rent. Explore your options before you decide to rent from Henderson Properties.

Update: We are now in November 2018. The roof leak was TEMPORARILY FIXED after almost five months of complaining. By temporarily fixed I mean they put a tarp over the leak. I imagine it's only a matter of time until that no longer keeps the leak at bay. As for the ceiling damage and black mold, still awaiting for it to be treated and fixed. The mold has grown and so have my respiratory issues.

My sister had to move out of the place as the black mold was constantly irritating her eyes and throat. It has been about 6 months now that this entire issue has been going on. Additionally, our bathtub faucet broke and was pouring out hot water as it could not be cut off. I immediately contacted maintenance and the woman I spoke to said they were treating it as an emergency situation. Well, the emergency situation took almost 3 weeks for someone to come out and fix it.

My utility bill was through the roof but I will say Matthew Brooks, the guy who manages my building on behalf of Henderson saw that we were reimbursed for the high bill in a timely fashion. Matthew Brooks is the only person from Henderson that has been helpful of this situation. He was very thorough in explaining why it is taking so long to get the problems fixed (Henderson cannot fix these issues without the pesky fox ridge condominium HOA board to approve-they're a whole other story/piece of work).

He has always made sure to get back to me and follow up. In my three years of renting from Henderson he is the only employee that has been like this. Because of him I feel a 3 star review is appropriate.

Literally the worst property management company in the southeast. I don't know if they're just bad at their jobs in general or purposely ignore issues.? Maintenance issue? Good luck - it's been almost a week and they have yet to fix our AC with temps in the 90s however clearly stated on their maintenance page on their website claims 90 degrees and no AC is an emergency.

No updates, no nothing. I am constantly reaching out for answers and next steps only to be met with generic, invaluable responses. They are incredibly disorganized and don't care about anyone. THE WORST! **Kelly W (who seems to be commenting on everyone else's review) - would love a comment back and my AC fixed. Thanks in advance.
