"Real" Property Management. As if adding Real to their name makes them a legitimate property management company. Real-ly not responsive and Real-ly unprofessional. Real-ly terrible to tenants, Real-ly terrible for landlords. Here's two examples of how Real Property Management costs you money as both a tenant and a landlord and doesn't fulfil its obligation as a "property management company, " much less a "Real" one.
First example, tenant-side. You have a broken appliance that came with the property. You put in a maintenance request as outlined by your lease. They come out, say they're going to order a part. You wait weeks and weeks, calling every so often to try to get a hold of someone to get the part. Finally, you decide to put another request in and they get back to you: "The part will be in by the end of the week." You wait.
You call. You keep paying rent, because you're holding up your part of the agreement. They assign it to a new technician. He comes out. It's the wrong part. He says, I'll check with this place. He calls and they tell him that the part is in and he can pick it up on Friday. No one calls you. You call on Monday. "Oh, it was the wrong part. It'll be another 7-10 days." You call and email to complain and get transferred to the good old Voicemail Box of Dead Calls.
Or receive No Response. Landlord side. You hire this company, thinking you pay them a portion and they take care of everything. No worries. Except, for some reason, you forgot to do this essential part to make sure the house is ready. You call the company and ask them to contact the tenant. They say, Okay no problem. They don't. Your contractor comes and you get charged a no-show fee because no one is there to open the door.
The tenant is pissed because they weren't informed and that's part of the agreement (that they'll give you notice). And, of course, it should have been done before they moved in. So, if you're thinking of renting from this company (maybe you have limited options) or hiring this company to manage your property, maybe go with a different property management company.
Because Real ain't it. They don't look out for you. All they do is make sure they get their Rent and their portion of it. Also, look at the one-star reviews. There's a pattern: unresponsive and unprofessional. A one time error is understandable. But this is an internal problem that they can fix and won't.

Stop taking peoples money and giving them nothing in return, your company is out to lie to the consumer you should scout out more properties to manage and have something to offer when some one is looking for housing, to have a legitimate property before you take money knowing you can't rent one property to several people that's how you pay your employees

Real Property Management will allow you to live in Mold and Ant infestation, they tell you it's your fault and pay for it yourself, or they to blame you for a 20 year mold issue when you'veonly lived here 3 years. They will take all of your deposit even if you've hired professional cleaners. They allow other tenants to harrass you and up to 14 people in a 2 bedroom apartment during the pandemic.
They threaten to evict you and ruin your credit if you don't stop taking pictures and videos of damages done. Do not rent from them unless you want to lose things like your smile, your security, your good credit, and your deposits, then still have your credit taken to collections. Don't believe me. Read the official reviews that cannot be paid to be taken down.

If you want good property management, responsive maintenance staff and reasonable allowances AVOID RPM. I was charged a cleaning fee because they found a hair in the bathroom, water in the sink and dirt in the window track. When I moved it it took them 6 weeks to address the slider that won't open fully and a refrigerator that had so many broken parts it wasn't usable. So they are quick to penalize you for minor things but VERY VERY slow to fix any problem you have.

I tried to Real Property Management to get a house in one of the hottest markets in CA. They had me pay 50 per app as there were 3 of us: myself, wife and daughter(18yrs). They took forever to respond and they would come back asking for more info more than once. I have a great credit score and make well over the required salary requirements yet they took weeks to work on the apps for the house.
After over 2 weeks of calls, emails and waiting we couldn't wait and found another place. I asked for a refund since they never came back telling us we were approved or not. Of course they said no. Their service was not professional and if you're a property owner, I would not use them as I'd think you'd want to fill your empty property as soon as possible. We found a better place so we're good but i feel for the owners.
After over 2 weeks of calls, emails and waiting we couldn't wait and found another place. I asked for a refund since they never came back telling us we were approved or not. Of course they said no. Their service was not professional and if you're a property owner, I would not use them as I'd think you'd want to fill your empty property as soon as possible. Critical: Professionalism, Quality Slum lord operation with miserable employees. They take no responsibility for the failing condition of their properties. Believe me, any one star review is accurate. Beware! The owner should be embarrassed and the reply is laughable. Only proves their unprofessionalism. Check Yelp reviews. They are more accurate.

If I could give them a negative it would be -10. They are so horrible. The wait to get maintenance is awful. I've being renting from them for 2 years. Lock box(es) yes more than one is still one the door. Mold for over a year. Had to involve the county to get them to look at that. The fence is so bad that wind will knock it over. I gave up trying to prop it up. Drainage in the restroom is bad.
Always backing up into the closet and into the bedroom beside it. House was never cleaned or inspected prior to moving in. Fridge doesn't work. Ac. Didn't work and they tried to say it was me. My first maintenance request was the first day I moved in on the ac. Took them over a year to finally fix the ac after 5 techs repeated told them it was the coils.
Property management doesn't communicate with anyone especially amount themselves. They added a 300$ fee for filters when it's not in my lease. Nor did I ever receive a delivery for filters to even refuse. They are shady. Cant even show me a receipt or proof that they were order and or delivered to my address. Old oak trees has falling limbs.
Heavy at that. They are bad horrible. I'm actually getting a lawyer because the have me in a 3 bedroom when this house is a 2 bedroom. The 3 rd had no closet. But charge for a 3. Don't bother. They are worthless

Prior to me moving in a wipe down cleaning was conducted in the kitchen only. The rest of the house was dirty. When it was time for us to move out I was charged for an entire house cleaning after I already paid my portion to paint the house and professionally clean the carpets in the entire house. House was much cleaner then when we received it and was proven with pictures.
The only thing that we could have done better was clean the oven longer. When I brought this up to the attention of the manager he refused to show me why my charge was so high. I would have taken them to small claims court had I not moved out of the area.

DO NOT RENT FROM THEM. Not unless you want a cockroach infested house, basically no deposit back and flooding. We got the carpets professionally cleaned by the company they recommended and the house professionally cleaned by someone they recommended. They still charged us an absurd amount for blinds that were not broken in the bedroom. Cleaning that "needed to be done". The cheapest blinds in the living room fell off and they charged us an arm and leg for them. This place is horrible. Do not rent from them!

Story goes that I inherited my parents Carlsbad home after their passing - with little to no updating since 1974. A couple of friends who rent from RPM suggested I give John Mayberry a call.
I met w John & his contractor (Joseph Martinez of Pro-Coating) and got a bid based on John's rehab ideas. I also received 2 other contractor bids w Joseph / Pro-Coating being by far the best bid. Results = I sold the family home for about 18% +/- more than the inherited appraised value after expenses. I have managed my own rental property for almost ten years but when I bought a townhouse in Encinitas I decided I needed help. My experience with RPM was exceptional and I would never do it on my own again. To begin, even though they are well automated and professional, I always felt like there was a personal connection and that they really cared about me, my tenants and my property.
I valued their advice on everything from what rent I should charge, to how to manage tenant requests, and what needed to be fixed. It seemed to me that their fee paid for itself by allowing me to charge more rent than I would have otherwise. Overall it has been an excellent experience and I highly recommend their service. I will definitely use them again the next time I have a property to rent.

I recently lived in one of the properties that they managed and found that from a renters perspective they were great. Handled maintenance issues well, were very polite, and were straight forward when it came to the move in and move out inspection and procedures. I was also very happy with the price we paid for our unit. Overall would recommend.

These guys suck. They do a poor job managing the property. Supposed to get inspections every 6 months and I am lucky to get 1 a year. They charge you $25 a month if you want your rent by 10th of month otherwise you have to wait 30 days to get your rent check. They don't maintain property well and let landscaping go to shit! Worst property manager out there!

Absolutely terrible. I contacted them to see a property. They said they didn't receive my email confirming when I have proof I send the confirmation. They gave my appointment to someone else and refused to be flexible at all to fit me in. I even tried calling and letting them know that we were already coming by the property anyway. We've taken off work and coordinated our schedules to view the property which was not easy to do.
Still they were completely unwilling to be kind and understanding. Maybe we dodged a bullet on this one - seems like they have a very very bad reputation for poor management & customer service.

Fantastic company. Lived in multiple apartments/ condos in North County, and RPM is hands down the best. Very friendly and approachable staff. In the 3 years we've lived here, we have had zero issues with them. When the shower handle broke, they were here the same day and it was fixed. Highly recommend this company!

WORST PROPERTY MANAGEMENT COMPANY EVER - HORRIBLE CUSTOMER SERVICE! I am neighbor of John Erath at 4797 Yorktown Blvd. John is serving his country overseas and entrusted his property to your care. You have had an epic failure. The tenants moved out recently and the entire time they were there - never took care of the backyard - never cut the grass - never trimmed the bushes. 1) There is a great deal of poison ivy which is growing and now even over into my yard and I am very allergic to it. 2) Vines are growing up the house are not only bad looking but also not good for the structure of the home. ( I have tons of pictures I can send you!) John Goodwin did a walk through with John on August 29th and saw how bad it was. John had to return to his job overseas - but told me that your company was going to address all his concerns.

Terrible experience. If you want a ruthless slumloard, Absent of morals, than rpm is perfect. First off, we moved in and the carpets smelled horrible so we paid for cleaning twice. Still didn't do the trick. They also never came to fix any of the issues we had while living there. My roommates and I gave 30 day notice of move out and once again paid for carpet cleaning as part of their move out policy.
If you move out before contract is up you have to pay 2 months rent or until a new tenant occupies, whichever is GREATER. We ended up paying 2 more months rent even though the property was re rented 2 weeks after we moved out. After paying those 2 months they came after us again and said the carpet cleaning receipt wasn't in on time and the key was turned in a day late. Somehow they figured that we owe them another $2,000. It is in their business model to fuck you over. Go elsewhere.

Real Property Management managed property for me for 2 years. During the management period, it was often difficult to get in contact with the management team. At the end of the management period, when I no longer needed services, they mismanaged the tenant's security deposit, as well as monies I paid to them for maintenance repairs. Property management and coordination with the tenant was good, but customer service to owners is terrible.
They have now accepted funds from me for maintenance repairs and have not started any repairs or returned any phone calls. AFTER YOUR CONTRACT IS OVER, THEY DROP CLIENTS LIKE ROCK! My follow-up will be with the Better Business Bureau and Court.

I have read the reviews on here and at least wanted to leave a fair review for them. I recently moved out of one of their units. I got all my deposit back and expected to because I cleaned very thoroughly, It took quite a while for my repair requests to be completed [months]. People were friendly and I didn't really have issues with them, If it weren't for the very slow response time on repairs I would have given them better marks, but no bad, IMO.

RPM = Really Poor Management We are respectful, hard working professionals who treated our apartment as if it was our own. We auto paid every month and filled out one service request the entire year we lived there. In short, ideal tenants. RPM treated us like dirt in return. Renters - count on saying goodbye to most of your deposit as RPM uses it as it is part of their profit model.
You also need to plan to float 2x your rent for an extra month upon move-out so budget wisely. Property Owners - count on your property sitting vacant for at least 2 months per year as RPM treats their tenants very poorly. Our building went from private management to RPM and every tenant was planning to move based on the way RPM treated them. I should have known better on Day 1 when the broker was talking about me like I was not even in the room.
At least pretend to see your tenants as humans vs. numbers when they are signing the lease! We moved into a dirty apartment and were told they could send someone in a few days. When you just moved across the country and are paying a daily U-Haul fee that's not exactly practical is it? It was even more comical that we hired professional cleaners when we moved out and RPM still had the nerve to charge us cleaning fees.
This from the same company that literally spray painted over trash behind and under the cabinets. That was the condition we moved into and they have nerve to try and profit off cleaning fees at move out. They also charged us for painting which was ludicrous. Right there in the lease it says "normal wear and tear". We have no animals and no children so there was zero need to paint.
Again profiting off ridiculous fees. When we began the move-out process RPM sent us a letter instructing a physical check to be sent for the prorated last month's rent. I did exactly as told. They still electronically took a full month's rent. When I called in they said I should have turned off auto pay. Why would I do that when they specifically told me to send a check?
There was no mention in the letter that tenants with auto pay should log-in and cancel their account. They told me I had to wait 3 weeks for a refund. Really? When I specifically did exactly what you told me? They sat on $4K of my money (deposit + extra month they took out) for 3 extra weeks. If you needed that money to move into a new place you would be so screwed.
No apologies, no sense of urgency from RPM. We are so much happier at our new place with property managers who really care about their tenants and the longevity here shows. Check out Equity Apartments for real customer service and stay far far away from RPM.

This company has been nothing but helpful. I have never had a problem with them; although I have lived here 10 months. Their staff is easy to work with and they communicate promptly. Their maintenance team does a good job as well. I would recommend renting from them. They seem eager to resolve any difficulties. I have not regretted my decision to rent this property.

Real Property Management manages my property exceptionally well. I can relax at ease when I'm working with Kevin Pritchard, my property manager. Usually, the property maintenance is done in a timely manner, with updates over e-mail and financial information sent to me directly. Very little downtime with vacancies, at most I went 1 month without a tenant due to screening for good credit applicants and tenants.
I like the fact that the e-mails are responded to fast and very detailed. Excellent service, I honestly believe I made a great choice hiring RPM to do my property management work.
