Critical: Quality I would never use Filice as a manager of my properties based simply on the way they look and are maintained. What a joke. They may collect the rents, but that's about it. Owners Beware.

Critical: Responsiveness Horrible rental company, among other issues won't let us have window ac units, they hire a landscaper but want us to address lawn browning, they complain about a couple items in the front yard that aren't visible from street but won't address the mold in our bathroom, can't wait to move

They are a scam.they take your money for credit check and have no intention to rent. First application is with owner, then manager, then owner and then manager.then they give the news that they are renting to someone else. I am a real customer.if I can put zero stars I would.

According to my wife Maria. The so called ladies that work there are rude as hell. I think they just rent to people they like. Its not a good environment vibe in there.

0 stars! 0 stars! 0 stars! Similar experience to others posting. They say they'll get back to you but don't. Application has be in "final review" for over 2 weeks & they always say they're waiting for the manager to review it. How long does it take? I feel like I'm hounding them to get anything done. Was hopeful after finding the application process easy but this place is a disgrace. Shouldn't tell people they can move in in a few days when you mean to drag the process out for as long as you can it seems. Stay away they'll just take your money & give you the run around.

After reading the negative reviews about this company I was reluctant to apply for a rental property with this place. But I decided to test the water. First, They work off of old systems and do not take applications online. We printed the application and filled it out. Then we called to see what else they would need to start the process. They asked for pay stub, (we gave four)and $60.

For a credit report. They wanted this Before we could even see the place. We gave everything they asked for and scheduled a viewing of the property for the next day, being that they close at 4:30pm everyday. (Not much time for working people). We attended the viewing and found that we were interested. So we ask how long it would take to know if we got in.

The person said "you'll know with in three days". We left and waited the three days, no call. Mind you we make 4x times the rent, have good credit, never been evicted. They then call days later and ask all these questions about our credit report and asked for more pay stubs. After entertaining their interrogation. We waited a week with no call back.

We called them to find out what was going on, they said they would give us an answer by the weeks end. It's been two weeks since. We still haven't heard a damn thing. If I could give zero stars, I would. They are scam of a company and should be shut down. STAY AWAY!

This company should be ashamed on how they treat and rip-off families. I have rented from them for the past 3 years and have always taken care of any small issues in my apartment. When I went to move out of my first apartment they told me that the blinds needed to be replaced and charged me $250 out of my deposit, to me that seems like regular maintenance that should be handled by the property management company.

About two months ago I moved out of my second apartment I rented from them and they took over $900 from me. $450 of that money was towards a cleaning estimate, they didn't actually even do the cleaning but still charged me that made up estimate fee, after myself and my boyfriend cleaned for hours and getting the carpet professionally shampooed which I provided a invoice for.

Also another couple hundred dollars for putting in light bulbs which I have replaced. Do yourself a favor and do not rent from Filice it will only cause you headaches and disappointment.

Filice and Co have managed my property for many years. They do an amazing job. Prompt service for me and my renters.

IM GOIN TO REPORT YOU TO THE BBB.HOW DARE YOU GUYS CHARGE FOR AND APPLICATION TO A PLACE THAT WAS ALREADY RENTED AND OFFER TO SOMEONE ELSE.THATS ILLEGAL.

Worst rental company, still your money, keep your deposit for their on. We clean the house prior to return the keys, but still charge for cleaning. They charge outrageous for repair simple things.

Lived at an apartment complex of there's and it was the worst 3 years. A huge rat, possuum and feril cats are the worst. Gilroy water affected my kuds and I also. Finally moved last month and these people stole our deposit. I explained and they inspected before my move and after the more than 1000.00 that they kept said all kinds of horrible things.

I am a sick woman with 2 disabled kids and they stole there money. I really advice people to NOT LIVE IN ANY PROPERTY THEY OWN. Hated that place and now my kids and I can begin our healing process. The address is 8195 Parish Way. Don't live there you'll regret it. Wanted to take to court but I just don't ever want to have to see them.
