I am a service member trying to find a house for my next duty station. I tried getting in contact with them about the property for almost 5 days. I had no answer. i sent about 7 emails and called about 8 times. However the place I wanted to see, is now taken. I saw the bad reviews and I kinda shoved them aside but I mean, this business is terrible. Lack of communication. Very dissatisfied.

It there is anyway you can use a different property management company please do. I have rented my entire life and SJC Management is the worst I have ever rented from. My worse mistake was not removing my application when I had a chance. I am still renting from them and will be leaving at the first opportunity. They have no respect for the tenants and expect you to invest in the property you rent.
Read the fine print of the lease agreement, it requires you to improve the property. You are their subjects, the face they have have not re-opened their office from the pandemic and do not provide personal attention is proof of that. An example is that they require an extra $10.00 per month for furnace filters. For this you are supposed to get 4 filters per year.
In the two years since this started I have received 4 filters total. So I have paid $240.00 for (4) $10.00 dollar furnace filters. Evan with that I had to call to get the last one. I have never been late with my rent, except once when it was delayed in the mail. I believe they lost the payment and it was not the post office that lost it. I have never had a problem with mail delivery before and this would not have happened if their office was open.
The point of this is it is good I have never had to be late because their late fee policy is criminal. If you say something they don't like or ask for help in a repair your rent will be increased. They will say your request or words are not the reason but I believe differently. Last summer when I asked for help to repair the front yard from past neglect, not from me, my rent was increase $125.00 a month later.
Shortly after this original post they did a property inspection that was followed less than a month later with another $125.00 per month rent increase. That is as a total of $250.00 a month in less than a year. More than a 15% increase. Run don't walk to a different place to rent in possible.

Gosh people, stay away from this company. I've been a renter for coming up on 7 years, and have elected to leave. They are terrible in providing any repair, they let property owners schedule with their own 'people' and it takes forever to get anything done (if they pay attention to it at all). I had a branch go through the roof last year during a windstorm, communicated it immediately - but it still took 2 weeks to get anyone out to fix it.
That was only after it leaked into my kitchen, damaging sheetrock and causing a great mess for me to clean up. There's been black mold in my garage ceiling for a long while, they refused to find root cause, rather just painted over it. The gutters are going to rot off soon, and nothing happens with that either. Watch out for the monthly Resident Benefit Package, none of the 9 points on this package applied to me in the least - but I'm still forced to pay it. It's complete B.S. and there is no 'opt-out'. Their communications, customer service and EVERYTHING is less than sub-par. These people are SLUM LORDS. Best to find other options if you can folks.

Becca was amazing at helping us get into the house. She communicated the whole time. My only issue was we didn't find out the deposit amount till the day before. This was in no way Becca's fault! It's just the system and the way they do things. It's a lot of money and people might need time to plan. Just something sjc might want to work on. Otherwise our experience was great.
There were a few issues with the house that they promptly got taken care of for a smooth move in. We appreciated the communication very much. Thank you sjc! We love our home!

Becca at the front desk has been amazing! The application went through for me without me being able to add a couple of things. I emailed SJC Management to let them know and she was prompt with getting back to me. The whole process was easy, everyone was so professional, and Becca was communicative through the whole process. She has great customer service. I am so happy I chose SJC to rent through. It has been great from the start!

We have been renting through SJC management for a few years now and they have been so wonderful. They are always so friendly and professional. We recently had a maintenance request that was an emergent problem. They were available (even at night) and got someone to come out right away. Alex was awesome and continued to follow-up and stay in contact until everything was resolved.
I was worried that during the holidays we would have been put on the back burner or treated like an inconvenience, but it was the complete opposite! A huge thank you to Alex and the SJC management team!

I was given 3 months to vacate my old property because the owners sold the complex so I had to move quickly. I found SJC property management online and the selection of affordable housing was really good. The process of getting approved was relatively quick. The front desk rep, Becca, was amazing. She stayed by my side through a couple of application processes until I found the right one.
Very friendly and very quick with responses to emails and phone calls. The website layout is easy to maneuver through and find what you're looking for. An area of opportunity For this company would be to have a range for credit score requirements posted in the qualifications. But overall, best company I've worked with so far! Highly recommend!

I would not recommend SJC Management Group if you're looking to rent a place! They're not very helpful in any way! When we rented the place, the carpet was filthy and we told them, and they said they would re-shampoo the carpet before we moved in. When we did moved in, the carpet was still filthy! HOA there is ignorant as can be! We got a citation mostly every month or every other month since we've stayed there and had to pay fines because we didn't mow our lawn on a regular basis which I think it's kind of ridiculous when you work so many hours and you just don't have the time to mow your lawn twice a month to upkeep it and I don't think our lawn was that bad!
We tried to argue it and all SJC told us is it wasn't their problem! So done with them! All they want is our money, and at the time of the vacate, they said we couldn't be on the premises when they do their walk through! I thought that was a little suspicious!

STAY AWAY - PREDATORY PROPERTY MANAGEMENT. Very unprofessional communication and no customer service skills. VERY SKETCHY. If I could rate zero, I would - pretty sure they take your money for "background checks" and pocket it, and reject or approve you based on arbitrary factors. I am overqualified for the property I applied for and have had NO trouble applying anywhere else.
It sounds like many people have issues with this company as I was advised by Tina, "we have a pending application" and told it could take 2-3 business days, and the other applicant's "pending app" was denied the same day I was told that. BEWARE OF THIS SCAM COMPANY!

The property we rented for two years was fine, and SJC seemed engaged while we were customers. Not a single unresolved problem worth remembering. But moving out changed everything. They imagined they could keep and share with the owner over half of our deposit after their calculations. Frivolous charges everywhere. Their 5 member panel of reviewers somehow coincidentally made the same math errors on their disposition.
They refused to discuss in person. Left with no choice to sue, at the arbitration a year later Allen told the moderator "Evidence or the lease contract doesn't matter, he alone determines what they will return because pictures lie and he has been in the real estate business forever." They presented to the judge 36 pages of photos upon move out, but none on move in.
I guess their intent with us was to make it seem like the condition upon move out was chargeable regardless of the actual condition upon move in. The Judge told them that was unprofessional and misleading. We are happy with the judgement decided against SJC that day, but this was 18 months of BS with them to get there. I've got what I need to present the case that they are a predatory business to the next JBLM quarterly meeting, and will ask that this company be placed off limits to Military Personnel.
Maybe the local chamber of commerce and BBB can also talk some sense into them. Either way I don't want this to happen to anyone else, and I sincerely hope that you absolutely plan for the worst if you ever elect to rent from them. This is your warning. Watch yourselves with them.

Not impressed with this rental agency. We found a home we absolutely loved, we viewed it the day it came onto the market and contacted management the day prior about starting the application process. They informed us we were the first people to be putting in for it and that it was a great deal for what the house offers. We completed all the requested paperwork as quickly as possible and even had all the money ready for deposits and first month rent. Days pass and we finally get an email stating that someone beat us to this property and have already put down their deposite.

These people are awful human beings that are thieves. Run away and do not apply from this property management. They will take your money and suck you dry. Their properties are not legal to live in and not up to code. The evil they do will catch up to them one day. If your looking to rent a place go somewhere else that is trustworthy and honest.

Zero stars! Scam fest, never answers phone, rude employees, only want you to apply just to spend your money and waste your time. Beats around the bush about rental property and the status of my application, never got denied nor approved. once I went to their office to confronted them they emailed me stating the rental property was off the market. Unprofessional, rude service, waste of money. JUST A BIG FAT SCAM!

Very disappointing after moving in on the 17th the past month (September)2019, 3 days later the neighbors water heater broke woke up at 5 am to get my children ready for school just to find out the bottom floor was all flooded. OK fine we understand things happen right plus we have insurance but its now almost a whole month and they haven't got around to much the workers go 2 days out of 5 working days IF even that, last week a worker left my front door open i call management and NEVER heard back from them. i called back today for an update i spoke with DAN and i explained my concerns, we have to buy food daily for my kids and i and all he said was 'HOW DOES THAT AFFECT ME' like excuse me? is this how this management treats their residents? mind you i am paying FULL amount of rent just to use my bedroom to sleep because we have no kitchen no washer no dryer no nothing I'm a pretty understandable person as long as I'm getting updates and being treated fairly but i didn't even get that today from DAN being rude to tenants telling them how it affects them no it doesn't affect you DAN in any way but it is affecting my children its expensive day by day to buy take out food and on top of that deal with very rude management i deal day by day with a lot of people as a customer service receptionist but I've never seen this rude very VERY disappointing with DANS response today this is my first bad review that is just how upset i am.

I say run as fast as you can from these shady sheisters too, like everyone else says. I was a leasing agent for years for other companies and have never seen anything like this. Liars, cheats and thieves. And they know it! That's why they are sooo on the defensive and condescending anytime you need to discuss something, IF you ever do get ahold of Jason, who magically just left the office or isn't answering his phone right now EVERY time you call or go in, he's got a lie ready and waiting before you finish your sentence.
This is how they operate. I can't even list all the many shady things they did, like making up charges on move out, to trying to charge for things that weren't even there to begin with. And no they don't read your move in checklist at all, because they charge you anyway for all the things you put down. Watch out for any late fees too, they call them rent later and keep charging you even if you pay them saying it wasn't rent.
I know we didn't understand this either, it was somehow another scam for more money. At any rate long story short, I am taking them to small claims court, for all the bogus charges on move out, I don't even want the money, but they sent it to collections without even sending us a letter or anything, and now it's on my credit report.
I just want it off. I know good luck with that but at least they will have to face me outing them in court. They probably won't even show up like usual! Oh and they even charged us $40 to send their own guy out with the notice to vacate like it was an eviction or something. Plus when I asked Jason why we had to move he struggled then said "the owner decided not to use the house for a rental anymore" Hmm guess what house had a for rent sign up in 3 days after we moved?

BEWARE OF DOING BUSINESS WITH THIS COMPANY! SJC is not trustworthy. I rented from them for close to two years. I signed papers with the understanding that they would complete clean-up and repairs of the apartment prior to my moving in. They did not, so I spent 100s of hours making the repairs myself. (The property's owner did reimburse the costs of materials.) I had to shampoo the carpets 5 times to remove the smell of animal urine, repaint the entire apartment, replace broken fixtures, and remove truckloads of debris from the property to make it fit to live in.
After getting moved in I realized it was infested with fleas and had to treat for that as well. When I moved out I left the apartment in pristine condition but SJC withheld $175 in cleaning fees from my deposit. I felt certain no additional cleaning had been required so I contacted the cleaning company listed on my move-out invoice. The owner confirmed that he had not performed any services at my address.
When I contacted SJC's manager giving him the opportunity to rectify this "mistake" he refused. I highly suspect that this type of fraudulent practice is typical for SJC. They bank on the fact that a couple of hundred dollars is not worth a trip to small claims court. They did a poor job of managing the apartment on every level. They didn't protect the property owner's investment. (They opted not to call an exterminator despite being made aware of a family of possums living under the building.) They gambled with the reputations of the other companies they did business with (the cleaning company whose name they used to defraud me) and they certainly did an unsatisfactory job taking care of me (a tenant who wasn't late with rent once while leasing through them.) Other tenants (who unlike me were not willing or capable of doing their own repairs) told me they had serious issues getting their issues addressed.

RUN do not walk away from this horrible, no good, very bad management company. We sold our home and were building a new one when we found ourselves first time renters ( we have actually been homeowners and landlords since 1987.) They lie, harass, threaten and overall make your life hell. In the end, we went to small claims court, had to move into a small trailer while we finished our new home and lost thousands.
I left the property so much better than I found it and they still made up bogus charges. All I can say is the experience made us better landlords ( we would NEVER treat renters the way we were treated) and I know the universe takes care of scum like this with its own vengeance. I wanted to stage a protest outside of their office, but quite frankly ran out of energy to deal with them one more minute. BEWARE

BEWARE. BEWARE. BEWARE! I spoke too soon. I received my deposit disposition and was shocked to see not only would I not be receiving $1900 deposit, but SJC is trying to say I owe an additional $4900. I will not get into too much detail since this is an on going negotiation at this point, but the property was used when I rented and charging for new items is not legal. Of course I have yet to hear from Jason Clifford as he is probably avoiding me at this point.

I'm actually pretty surprised to read the other reviews, because I was very happy with SCJ. In fact, I was so happy, that when I am looking for a place to rent I check their website first! I rented a place in downtown Puyallup for over a year. -I got most of my deposit back (90%) -They were quick to fix any issue I had(they didn't always fix it super great, but they at least sent someone out same day).
And that is including cleaning the washer/dryer, broken flusher, lockbox stuck on door. -They weren't all up in my business -They were flexible with things like painting and pets -They were really hassle free. I didn't have ONE issue with them.came and left in peace, which had never happened for us before. I liked them. I have rented from other 'management groups' and let me tell you, comparatively, SCJ was the best. Yes, the place isn't super clean when you move in (I DID find some random candy wrappers in cupboards), but I would rather do some cleaning when I move in then get most of my deposit taken when I move out for "cleaning" fee's.
