Sup Google reviews, So let me first start by saying that this is my first time dealing with a non private landlord. I've heard stories of rental companies being strict and not understanding with issues. But let me say that renting from Guardian Properties LLC has been a delight. Especially since its my girlfriend and I's first venture with a rental company.
They have been more than understanding with late payments and they are quick to get someone out to work on repairs around the apartment. The price is more than reasonable considering the location of our apartment. Stinks we don't have a patio but still nice nonetheless. Julie and Joyce are always quick to respond and have worked with us multiple times without hesitation. More than likely will renew our lease when it comes time to do so.

Joyce and Julie are the rudest, most abrasive women I have ever dealt with. When they took over as property management for my building (after I had already lived here quite pleasantly for over a year) it was all downhill from there. They scam to get more money out of renters, lie profusely, and will harass you if you do not fall into their schemes. Living under their management has been hell. Terrible, avoid at all costs

The worst renting experience I have ever had. The two women running this company are deplorable, rude and very unpleasant to deal with. The townhouse I rented developed a leak from the Jacuzzi bathtub one day. The leak damaged the ceiling under the Jacuzzi on the first floor kitchen area. I reported it and was told by these two women that I was irresponsible and would be charged for full damage repairs. Joyce Moody said it would cost me $2,000 for repairs without her so much as even seeing the minor water stain in the ceiling.
They sent over "their" fix it man (I was told I couldn't call my own). He was very nice. He said this was a known leak to them and he's been by the property five (5) times to fix it. He said Guardian refused to have it fixed by a plumber. Those two women tried to shake me down for $2,000. They pressed me for the money. I contacted an attorney and those two cows quited down and stopped harassing me. Guardian are terrible lying women with no morals. Please stay far away from them. The fix it man said it was $5 repaid that he did to stop the leaking until the next renter shows up.

If you are the owner of a house you need to stay far far away from this terrible company. You will not get good service and you will regret it. Your house will not be advertised on any of the major sites, craigslist will be the best you get unless you pay for it yourself. Run by a mother/daughter team. Mother who is quite old will sweet talk you into signing a contract and then you get to deal with her nasty 50+yo daughter who will want to spend most of her time arguing with you on the phone and often behaves like a spoiled teenager.
You will not be notified of problems with the rent. The only way you will know is when your money doesn't show up in your bank account. They will accept partial payments and postdated checks for rent and will not be concerned about collecting your rent because they always get their management fee on the 1st of the month from your $300 operating fund that they will hold and replenish with future rent payments.
You will also have to forfeit that $300 operating fund if you ever fire them because it's in the contract that they get to keep it. You also will not get any late rent payments fees. Guardian will have the tenant pay any late payment fees directly to Joyce Moody, not even Guardian so she benefits personally from putting a late payer in your house.
Also it's more expensive to fire them than to keep them according to their contract. I wasn't happy with most of the repair people that they sent to the house. And even though they say they don't mark up vendors invoices, any repair over $500 and you will be paying Guardian 10% to handle it for you at year end. You'll get your house back and find broken closet doors, one of which was completely detached from the hinges and frame and was left leaning against the wall and you'll be told that's normal wear and tear and won't get any money to repair your house.
But I guess that's why I never received any inspection report while they handled my house. That way I wouldn't know how bad they were letting it get. Even my tenant reached out to me asking for help because Guardian was ignoring her most of the time she called for something and was not inspecting the place. Save yourself frustration and stress and completely stay away from this company.

I'd rented the home mentioned in an earlier review under M Hen and my experience with guardian properties was professional and pleasant at all times. Everytime an issue arose Mrs. Moody was on had to remedy the situation in a timely manner and each time the HO came out to walk the property for an inspection we'd heard nothing but praise for how well everything had been taken care of. Thank you Joyce and Julie for providing us a home for 6 years and helping us find a new home.

Not even worth the one star. Do yourself a favor and avoid dealing with these people. They are rude, unreasonable, and money-grubbing. Not once do I feel like I was treated with respect in the entire year I rented from them. On my first day in their apartment, we discovered that many of the floorboards on the porch had rotted through. We told their office that week about it, and it took them five months to repair it.
After my lease was up, I paid an extra week's rent while I moved out. I was told that they couldn't take it out of my security deposit. After the week was up, I had my belongings all moved out, and suddenly I owed extra rent again that *could* be taken out of my security deposit.plus utilities and "administrative fees" and whatever other bullshit excuses they had to take advantage of my financial situation while I began my divorce proceedings.
After I had moved out, I was still subject to snarky and downright rude emails, and one particularly unsavory phone call. Words cannot express how relieved I am to not have to deal with these people anymore. Save yourself the trouble, don't bother.
