The Cromwell Company was founded in 1969 by F. Rhea Cromwell, Jr., who was an active real estate broker and appraiser when he began "fee asset management" of eight small north Waco rent houses. Those eight rental properties have now grown to our current management portfolio of residential, multi-family, commercial, office-warehouse, and retail properties.

The Cromwell Management Co. is the best in the business. They have the very best staff in the office and out in the field of Maintenance. I've had the pleasure of leasing a couple of properties from them and they are so easy to work with. They care about their tenants and about making a difference in the community! Thank you Cromwell!

Horrible company to rent from. Recently got belittled on the phone by management bc I called about our broken dishwasher. Mind you in 3 years we have rarely called to have anything fixed because they either don't respond or are so slow to respond that you might as well do it yourself. She told me that dishwashers don't just break and last 20 years so it must be something we did to it. Horrible cheap cabinetry in kitchen that falls apart at hinges and we have repaired ourselves multiple times.
When I tell her that those have been falling apart and we have repaired them Ourselves multiple times she basically tells me that "not everyone takes care of the property" and that she doesn't have that problem with her cabinets. This is how they treat you after paying them on time for over 3 years!

My brother still a teanent he went to the office to terminate the lease which is going to over this month august 2021 they took him to the back room lock the door and harassed him to sign the new lease I call 2 times they hang up my phone now they are going to serve him Evacuation notice I hired an attorney will file a charges and see them into civil court There services are poor quality un ethical and no standards every time we call for the service nothing would done during the whole time I stayed there I personally visited the place several time I would not refer no one

First off, I just want give a big shout out to the staff there. They are all kind, caring, and professional. Anytime something needed to be fixed, they were very responsive and made sure any issues were resolved quickly. They are more than just property management in my eyes though. During my wife's bout with cancer, they were extremely supportive and understanding, which made dealing with the adversity a little easier.
For that, me and my family are very thankful. Regardless of what anyone else has to say, this has been a great rental experience, and we would definitely rent with again in the future if need be. Thanks again to all of the fine people down at Cromwell. Gonna miss seeing you all after we move.

I have never worked with a housing company who took so seriously the needs of their renters. Between COVID and the ice storm from hell, Cromwell stepped up and immediately took care of everything my family needed. I, unfortunately, have neighbors next door who have dogs that are quite violent. I emailed Cromwell about trying to get a fence around the yard for safety. Christin Castillo wrote me back saying they were sending someone to look into it. An hour later someone was at my door to take measurements and create a quote for the fence.
To say that I was floored (in the best way possible) is an understatement. If you are searching for housing and live in Cromwell's service area, you should absolutely reach out and try to rent with them!

On wednesday Feb.16 the pipe going to the water heater broke because of the freeing temp.so we had no water. the roads were very icy. I called the work order in that day. Will and Joe came the next day and had us fixed up with water. so I wanted to share my experience what those amazing guys did for me and my family. Thank YOU Will and Joe!

First, they answered the phone and second they answered questions during the first call when their competitors put us through a series of phone tags. And then COVID hit and everything went on hold. By June the house was ready to go on market and our people at Cromwell, Leighton and Aaron were optimistic about a quick sale.
And then the water heater broke and flooded the house. Most agencies would walk away but Cromwell stayed with us. They helped arrange the water mitigation and build back to get the house on the market. They answered questions and always returned emails and calls. Finally in mid-July the house is on the market. Within three weeks we had an offer at at near-asking and we accepted. Cromwell advised us throughout the closing process and we closed on schedule. Waco has larger and flashier agencies. If that's what you want go there. If you want a family business where the people are down-to-earth and treat you like family then go to Cromwell.

This company is extremely mismanaged. Employees are misinformed, rude sloppy workers. We have experience with them as a renter and have used them as a leasing agent for business properties and we are very disappointed in service from both aspects. DO NOT USE THIS HORRIBLE COMPANY! You will regret it!

Amazingly great service! I have had such a great and easy experience with them, in particular with Christin. She has from the beginning been extremely honest, available, and expressive about the process of getting a lease agreement. Having that interaction made it easier on what I needed to know and expect as well as on her. I completely recommend this Property Management Company!

I lived in one of their properties for one year. When I moved into the house, the state of the house was not typical move in ready. The walls were not painted, there were lots of nail holes (which I was actually charged for when I moved out), the kitchen sink leaked, the ac was broken, the fence outside was damaged, the lights in the bedroom didn't work, the grout on the kitchen counter tiles was rotted out, and the cracks in between the tiles were moldy.
I called 12-13 times to tell them about the ac, kitchen sink and counter, and the bedroom light. Every time I called to ask when it would be fixed they told me that they made a report and that they would tell their maintenance worker about it. Every time I went in person to pay rent I was told the same thing. It took ELEVEN months for them to fix everything in the house, and they only did so because I threatened to not resign the lease.
When I moved out they took every cent of my deposit, I was charged 75 dollars for a missing ceiling globe. (I googled them, they cost twelve dollars). I left the place completely spotless, and was still charged with 125 deep cleaning fee, and an extra 35 dollars because the bedroom fans had dust on them. 35 dollars to wipe a fan with a wet towel. OH! and they charged me 100 dollars to fix the a/c problem that I had been reporting for a year!
I paid every single months rent, on time and in full. I took excellent care of the house and left it spotless and clean when I moved out, and they still STOLE my 750 dollar deposit, and then rented it for 50 dollars cheaper after I moved out.

Company is very shady. Multiple times I called about problems with my property that were clear code violations and never received callbacks or would get called back once then never again and problems never addressed. Eager to take your money but very complacent when it comes to actually helping you out. I've lived in one of their properties now for almost my full year lease and still have windows that don't open and mold in my closets, as well as bad wiring and when my screen door fell off because it was older than I am they stopped calling me back about it and never fixed the screen door.
I recently gave them a written notice I was leaving the property and they refused to let me out of my lease, so I could rent in a different town for a new job, until I paid my remaining 3 mons rent upfront. This was nowhere in my lease and never explained to me upon signing my lease. My advise is to stay as far away from this underhanded company as possible
