Today we had a great experience with Jacque from maintenance. We originally thanked him for shoveling the snow from our driveway and he offered to help us with a broken drawer. He was very friendly and was willing to fix just about anything in our house! We have always had great experiences with the maintenance team but Jacque went above and beyond. Thank you!

I'm writing this review based solely on my interactions with Pat and maintenance. Pat is awesome; she has been extremely prompt in her responses to my various communications all with a friendly, receptive tone. My experience with maintenance, specifically with Jacque, has been very pleasant. Our initial work order included some 18 maintenance requests, of which more than half have been fulfilled within a 2 week timeframe.

A recent incident was when our garbage disposal stopped draining in the middle of the night-we called for emergency maintenance and Jacques showed up promptly to handle the situation. He is extremely friendly and polite, and he wears a mask throughout his stay-without failure. Though I've been home for the times that he has arrived to perform maintenance, I would be entirely comfortable having him in our home without anyone present.

It's one thing to be an exceptional handyman, but it's another to be trustworthy, and Jacques-along with the rest of Maintenance-is trustworthy. I trust Jacque, Pat, and CMI.

Currently taking this company to small claims court, I encourage others to do the same, they infringe on the rights of tenants quite often just to make a quick buck. I will update shortly. The heat was broken in the middle of winter and they did not communicate at all, I had to front money for a hotel because the apartment was so cold. Absolutely terrible communication and provided no solutions, additionally they lied about when it would be fixed. Update, since the heater went out, the ceiling has fallen in with asbestos and harmful chemicals everywhere in which it took them over 1 week to cleanup and fix. They have written me asking me to take down a review in order for me to agree to a settlement however this would be censorship and I want everyone to know the truth.

Renters beware. Application states they keep thousands if approved. Students renting for the first time are not aware of the predatory nature. Held unit for 3 days in November 2020 for a lease that started 9/1/2021 students submitted their applications with a $2200 deposit. once the parents saw the fine print they didn't return calls and emails.

I rented through campus management for two years. I had two plastic flamingos on top of the porch roof. Without any warning or simply asking us to take them down, maintenance staff took them off the roof and charged us $125 for the "violation". There was nothing in our lease that applied to situation. The staff was completely unreasonable when we inquired about it, and then stopped replying to our emails. Terrible experience.

Wish I could give 0 stars. Absolute awful renting company. The price is low, but not worth the suffering you're in for if you rent from here. So far I've dealt with yellow water every so often (pictures below), heat is broken 24/7 (it's either 40F or 85F in our apartment), insane parking policy (if you have a visitor for an hour, have them park elsewhere, they will get towed), and sewage backflowed into our bathtub, toilet, and kitchen sink.

What's more, if you get locked out.you better have a roommate because there is no emergency line available and the office is only open 9-5. The only good thing about this company is that their contracted maintenance workers (unaffiliated with CM, by the the way) are timely and pleasant, and I'm thankful for the poor guys that came and helped us scrub sewage out of our kitchen.

I would have taken out additional loans if I would have known so I could have lived literally anywhere else. This company is horrible, Jodi is rude and unhelpful, and I believe CM exploits low income/working students.

This management sucks. I live in one of the apartments, 1341 Geddes (or famously known as Motel), and it's incredibly awful. We had a sewage gas leakage our first week here. Currently, we have a broken garbage disposal and no hot water. Management never responds to emails or calls on time and takes a long time to fix things. Had a broken window screen in my room ever since I moved in. Took them 2 months to come and did not inform us when they were coming (8:30 AM when I was still in bed).

Two other apartments have a squirrel problem in their apartments since the squirrels live in the walls of the apartment. They come through every once in awhile and leave some nice presents - their feces. Squirrels also cause problems within the walls including ceiling leaks. Absolutely terrible! We should not be paying money to live with squirrels!

The people here only care about your money. The towing truck comes very regularly, which is the opposite of their management and support. They tow like crazy. Every year, rent increases about $50 per month, which is incredibly awful. This place is jank enough as it is, and the amount of repairs they do for the apartment is not even half of the ridiculous price (about $503.75 per person, shared rooms and unclean surfaces) they are forcing us to pay every month. Wishing I could afford to pay an extra $250 per month to live in the luxury apartments, but this is the best I could get, I guess. Decent location though.

If I could write a review of zero stars, I would do so for this leasing company. This review is specific for 511 Lawrence St. Every time we sent in a request for a work order, someone would come and half-heartedly pretend to fix the problem and leave. For instance: kitchen window screens that do not come close to fitting the demensions of windows, ant/silverfish problem inherent in the infrastructure of the house, probably causes by holes in the kitchen floor that were left untouched, etc.

Not to mention the fact this this house does not have air conditioning, central or even localized units for rooms, making it completely unbearable to sleep during the summer. This is an issue I can't imagine the management ever dealing with and would advise anyone strongly against leasing this or any other of their properties.

Lived with C.M. for 3 years. Response to maintenance needs were mostly prompt and punctual. There were a few situations where services were considerably unreasonable. Our cars were towed from our own parking lot to which we each had a $300 expense, C.M. did not give us a timely notice we needed to renew parking passes. There was no information or signage in the parking lot where our cars would be towed. Laundry machine (coin operated) was eating quarters for weeks before it was repaired. We had no problems with the groundkeeping services. One positive was that Pat, our leasing agent, was always kind and tried to be helpful.

Terrible! the deserve 0 (zero) starts. The apartment is bad condition - dirty carpet, peeling paint, water pressure and draining problems. They turn off heat at random. It's below 50F in the apartment now. The heat is off for 3 days now. The Maintenance doesn't answer calls. There isn't even an option "for the emergencies" unless it's after hours. But in any case you leave messages and they disappear into the void.

Campus management is absolutely terrible. They are extraordinarily difficult and make the tenants lives harder. I have very little confidence in their ability to work with other people. Also, we requested maintenance a few times and didn't get anyone to answer for the longest time. I highly recommend NOT renting a property from them.

I have had a great experience as a tenant of Campus Management Inc! My satisfaction began with the rental team that set up multiple apartment showings in one day. It made the search process quick and easy for a working professional. My appreciation for the family owned business continued when I moved in. I walked in to a VERY clean apartment that had a new stove, fresh paint and new carpeting and blinds throughout the whole place!

Not all landlords will go the extra step to fix and replace everything that Campus Management did. They made my new apartment feel like home the second I walked in the door! In the past 2 1/2 years that I have been living at a Campus Management property I have had very positive interactions with the staff in the office and the maintenance team. All of my requests and inquiries are responded to quickly and everyone is so friendly. I would recommend Campus Management Inc to anyone looking to rent in Ann Arbor!

I was not happy with this leasing company. I think that since the majority of renters are students that only rent ~1 year, they do not care to provide excellent service. Pros: - Generally, maintenance responded quickly, but only in emergencies. - The apartment I was at was generally speaking, nice. There had been some updates, although it was drafty, it was not an eye sore. - Some good locations and reasonable rent costs. - Furnished apartments had reasonable quality furniture. Cons: - I lived in one of their apartments during a record breaking winter of snow fall with frequent melting and refreezing.so, I understand that snow removal was busy. but, It took a week for snow to be plowed, if it was ever plowed.

I also had outdoor steps to my 3rd floor apt. that would not be shoveled for 2-3 days, making me feel very unsafe. - Heat was a covered utility, but our apartment remained at 65 degrees for the majority of winter. that's with the heat turned as high as the thermostat would go. - Extremely rude receptionist. Not once was she polite, and I generally was never angry/rude sounding when I called for assistance. - If maintenance was not an emergency, they sometimes took over 5 days to respond. example: my complex had 1 washer/dryer to 8 apartments, and it was out of use for an entire week without response. I did not resign my lease. The main reason being I was hoping for better service and to be respected as a renter and not just some college student.

Yet another case of campus managements horrible treatment of lessees. A pipe breaking in the interior walls of our house was deemed to be OUR fault and we were billed 1800 dollars for it. Jodi, whose job it is to take calls from people who have questions, told me she doesn't have time to speak. stay away.

I have been renting from Campus Management for two years and have renewed for a third year. My renting experience has been great! Upon move in, my apartment was cleaned, new carpet was installed, as well as a new stove. During my two years renting from Campus Management I have needed minor maintenance work (which is inevitable from anywhere) and my requests have been completed in a very timely manner. Making maintenance requests and paying rent can all be done online which is very easy and convenient.

My experiences with the maintenance staff and front office staff have all been positive. I am very satisfied with my renting experience and would recommend Campus Management to anyone looking to rent a house or apartment in Ann Arbor.

Awful, AWFUL treatment of renters. Maintenance team is decently responsive and friendly, but god forbid you need to call their main office and ask a question. Jodi, the office manager for the last few years, seems to be working towards a master's degree in rudeness with a specialties in random acts of indifference and hostility. Everyone else (the leasing agent, etc.) is moderately kind but seem overworked. Settle w/ one of their rentals, but only if you have to.

They were very slow with fixing major items in the apartment unit that I rented. One major issue that occurred multiple times was the internet going out. When ever we would call them to report this they would always suggest that we report the problem to their online problem reports. How can we do that when our internet is out? The secretary at the CMI offices was useless, she was rude, never helpful, and appeared to show zero interest in solving the problems at hand.

It made dealing with them significantly worse. The worst thing they did was charge us $60 from our security deposit for a chair that did not exist. They claimed that we took a chair from the apartment unit and then they charged us $60. Overall, the experience was not very good, and I would recommend going to CMB, they are much better and they treat their tenants well.

Beware the shady business practices of Campus Management. I paid my rent the first week of the month for the past 10 months. Never a word from them. I just found out today that they have apparently been secretly assessing late fees of $40 per month to my account, WITHOUT EVER NOTIFYING ME! They now say i owe them hundreds of dollars in late fees. This practice is of questionable legality, and extremely shady and deceptive.

If you are being charged a penalty fee, you should be notified immediately. Not with Campus Management. They said nothing and quietly continued to tally late fees and only notified me as the end of my lease approached. I should also note that the woman who works at the front desk in their office is completely unprofessional. She clearly hates her job, and will greet you with a scowl and a sigh when you politely ask for assistance.

Avoid dealing with Campus Management, they will pretend that everything is fine and then look for any reason to charge you penalties and fees, and will not even notify you. Then as you near the end of your lease you will wake up to an email stating that you owe them hundreds in fees and penalties, which they never bothered to tell you about as they arose. Avoid them and their bad faith business practices. I have no idea how they are still in business.

Unwilling to fix problems with the house we rented.we had a washer that backed up at least 6 times during the year and not only were they incredibly rude on the phone, but they refused to replace the washer. Our roof was also caving in in our kitchen. They were also unwilling to do a walk through when we moved in, which enabled them to take money from our deposit when we moved out. Avoid at all costs.

I wish i could give it 0 stars. The apartments are old which is acceptable because it is the norm in Ann Arbor, but they are really slow to fix things. Last year our furnace broke in the middle of the winter and it took them two days (with subzero night temperatures) to come out and fix it even though we contacted the emergency maintenance line. The maintenance guys said they were very busy fixing broken furnaces all around campus so I am guessing that they have bad furnaces everywhere, and it wasn't just our apartment.

There were also multiple floods that happened because of old piping, which they have only ever patched up and never actually replaced. After the floods there was a large amount of black mold that started growing and although we asked them to come several times to get rid of it they never did. Also since they make you pay your own heat, heating bills are very very high(our winter heating bill was typically $500+/month) due to the old property not being well winterized.

Outside of the property, the service is terrible. The receptionist is awful and really unhelpful as is the whole staff. She will literally just look at you apathetically as you complain that there is standing water in your bedroom. They also charge you random fees and when compared to other property management are much slower at responding to maintenance and general inquiries.

I've only lived here 2 days, and thus far, I'm very dissatisfied by how they handle their maintenance problems (this is only pertaining to the lady at the front desk). My roommates and I asked for 4 dressers, we were only given 3. I called the office and explained the situation, hoping they would give me a dresser. The lady at the front desk explained to me that there would be a $65 fee for bringing a dresser from their warehouse to the apartment on N. Ingalls.

I told her there must have been a mistake in the inventory because I never said I didn't want a dresser. She continued to say the fee will still be $65 because the maintenance people have to use their time to drive to the warehouse and bring it to the apartment. I told her it's not their time I'm using, it's their job to do this.

I also mentioned I'm not paying $65 dollars for a mistake on your end of the deal. I don't think I'll be renting any apartments by this company again, horrible customer service, and their inability to fix mistakes they caused.

One of the worst management companies ever. They are very unresponsive for everything once you have your lease signed. I've rented with a lot of other large management companies and those companies ALL had better customer service.

I completely agree with these reviews. The receptions is always very rude. When I received my security deposit back they had taken out a variety of items in what they claimed was unpaid rent, that were in fact late fees that they had never charged me when they happened, leading me to believe my rent was always on time, and since unpaid rent is indisputable there is nothing I can do about it, enabling them to scam more money out of me.

No to mention that it takes forever for anyone in the office to return your phone calls or emails. Such terrible business practices, please avoid renting from this people at all costs.

I agree with the other reviewer. The secretary was incredibly rude and unhelpful every time I encountered her. The company is very unwilling to help you with any problems any larger than a leak. Be sure to check your apartments for black mold and safety issues, as I don't think the apartments are inspected very well prior to move-in.

Worst experience ever with an apartment agency. First of all, when I moved into my apartment, they never gave me a key for the back door. The door had been unlocked all year, until one day it was locked. I called maintenance and they wanted to charge me a $50 lock-out fee. When I brought this up to the front desk, the agent insisted that they had given me the key and that of course it must be my error! Secondly, and worst of all, they unreasonably decided to keep $800 of my security deposit.

The furniture had been in torn condition when I moved into the apartment, and they insisted on charging me to replace the furniture for a few cat scratches! I asked them to fax me the original damage list I had submitted upon moving in-- they refused! Then, when I disputed the charge, they filed a court case against me. Graduated some 6 months ago, and I don't even live in MI anymore!

There was no way to make the court hearing, so I asked them if we could settle it out of court. They refused (notice a pattern here?) and told me that "it is the law" to take this dispute to court. Well, it's an option allowed by the law, but not required. Stay away from this agency if you want to safeguard your money and frustrations!
