I was so excited when I found such an affordable apartment (Chestnut Place Apartments). I should have know there was a catch. When I toured the apartment it smelt funky but I was told it was because there ac had been off for a couple of weeks so it was just stuffy. I thought this would not be an issue at all, I was wrong. When I started moving my stuff in I quickly realized the smell was not just "stuffy" it was mold.
There was mold under the sink, in the cabinets, in the drains, faucet handles, toilet tank, you name it, there was mold on it. The apartment had also clearly not been cleaned. I requested that they had it cleaned. It was still disgusting (see pics for reference). I put work orders in daily because I kept finding issues with the apartment (toilet wouldn't flush, closets were broken, no ac filter, several lights out, wasp nest, ceiling fan not properly mounted and hanging out of the wall, mildew growing over all of the kitchen cabinets, it was never ending).
Maintenance would come and only fix the small this. The mold, ceiling fan, mildew and wasp nest were never addressed. The final straw was when I came home to a maintenance man vacuuming water out of my apartment because he had flooded my toilet. It caused a leak in the downstairs neighborhoods ceiling and you could clearly see a ring around my tub and toilet from her bathroom.
The ceiling was very compromised. It was just a matter of time before the tub fell through. They sent an inspector out to look at the mildew all over the kitchen. He agreed it was mildew, Skiles emailed me saying that it was "just settled dust". I've never seen settled dust that was brown and looked like chewing tobacco have you? It became very clear that they were not taking the condition of the apartment seriously and they found my constant calls and work orders inconvenient.
They agreed to let me out of the lease. Thank God. I think they only did this because they have no intention of fixing any of these issues and they just plan to rent it out to someone else in the exact same condition. This place is sick, these people don't care, no idea how they are in business. I also recommend reading their other reviews. I didn't before I signed and if I would have I could have avoided this nightmare.

Skiles is one of the least expensive property management companies in town, and they certainly use this fact to their advantage when it comes to tenants and rigid policies. Here's a small list of what's happened to me in the last year: 1. I used the wrong debit card to make a payment online (card stolen, but saved in system). It bounced immediately so I put in the correct card, which it declined a day later.
Apparently any bounced payments from the online portal, ANY, and you will be barred from using the online system for a year AND they charge you $25. I was notified 10 minutes before the office closed on the last day before late fees acrue. From then on, they required in-person money orders, as if I'm a liability, with no recourse. 2. Told me pest control would come monthly. Pest control came the first week we moved in and never again showed up. 3.
After 7 months of living here, suddenly required us to buy a $25 parking pass for each vehicle. No explanation, 15 days notice via text. 4. Fridge broke towards the end of my lease. Been several months since I put in a paper work order. Still dead. 5. Maintenance never announces when they are coming, resulting in us missing him every time. 6. Requires a notice to vacate before they will allow you to sign a lease elsewhere.
Not uncommon, but they also require a tour of the unit for prospective applicants. Once our unit was listed, in the middle of us moving out, they scheduled a tour in our unit with strangers with, I kid you not, 18 hours prior notice, and refused to reschedule. I had to take work off just to make the place presentable. 7. Since moving in, my unit has not had a door number.
It's been 14 months. 8. Applied for a unit that was listed online for $890. Got approved and upon heading to sign the lease, they bumped the price to $925, knowing darn well I had nowhere else to go. These seem like minor greivances, but the inability to work with tenants over common human problems leaves a bad taste in my mouth. The folks in the office have always been kind, but the policies are just too rigid for the quality of living. The prices are low, but there are places that will treat you better.

This company is a joke, girls are rude and are not professional at all! My daughter rent a tiny apartment when she moved out we did the best we could to clean it. When she got her Deposit back ($400) she only got $135 back, The cleaning charged us for items we never use (dishwasher) and for the bathtub which would always back up. The total cost for cleaning this small apt was $145, touch paint $50 plus other items charge. I notice that this company has had a lot of pass renters saying they to have had bad experiences with the company too! You can find a better place to rent from!

So me and my wife are in a nightmare situation. Not surprising considering all the negative reviews. Our AC went out and we have already had to stay the night elsewhere 2 nights because it was 84 degrees at 10pm. The inside coil was filthy and in need of replacement along with an intensive cleaning. Unfortunately the work performed was inadequate, it is still 82 degrees in here.
I suspect that there is an issue with the outside unit as well. Ian refuses to hire a proper HVAC company to do the job that needs to be done. I just got off the phone with Ian and confirmed he has received all of these photos and more. He told me that this is "normal". Ian Skiles is the son of Rick Skiles the owner. Their only job is to save every penny they can for themselves and the landlords they manage for.
They do not care at all about the health or safety of their tenants. Stay as far away as possible from this company. It is a shame that people like this can stay in business.

The folks at Skiles are great people. Without getting into much detail, they were kind enough to help me get out of a really bad situation I was in - which is worth more than any services they provide. Ray, the manager, is about as nice as you can be. Sydney and Marissa in the office are very nice people as well, and all of the staff were understanding and supportive of me and my situation.
They are genuinely good people. The pest control contractor Rene is also a really nice guy and always leaves a card letting me know he came to treat the apartment, as do the maintenance crew who bust their butts keeping these places running. These people actually do care about their tenants - the apartments aren't luxury units and I suspect that a lot of these negative reviews may be due to unwarranted high expectations. If there is a real issue with your apartment, they will be there to fix it. (I have been with Skiles for about 2 years now)

Rented from Skiles several years ago. A friend had warned me how they will nickel and dime fledgling college students but I decided to rent with them because I liked the duplex they managed. They tried to charge us at every turn. Most of the time if maintenance came to the house, they left us a bill. They tried to charge my roommates and I $1000 (more than 75% of our monthly rent) for failing to notify them if we would re-sign our lease or not within X amount of days of the lease terminating.
I had to go in person and point out to them that X amount of days had yet to expire. We did not re-sign that year. They have a habit of leaving a note on tenants doors that say "you owe us money" rather than discussing it with tenants over the phone or in person. No warnings, no discussion. Just a bill taped to your door. They were an awful company who tried to take advantage of young, uneducated students. I really hope some better property management arrives for San Marcos students. Actually Vance J. Elliot was very good and helpful to me and my roommates many years ago.

I was disappointed upon moving into Chestnut Place because the previous owner was a smoker, and my apartment still held that smell. It still does, because it's nearly impossible to permanently remove the smell. Not directly their fault, but it did make the move in less satisfying. However, I have NEVER had such a positive experience in any complex as I do with Sydney who works at the leasing office.
Their office handles several properties, not just mine, and Sydney is the most positive, thorough, and efficient rep that I could ask for. Five stars for her. She is incredibly clear with answering questions and has a smile on her face always. I have paid my rent late a couple of times and she has been very kind, yet also adamant about warning me of potential complications that could come from late payments.
I complained in person and then over the phone about my neighbors smoking inside their apartments, because the smell was becoming overwhelming. Within 30 minutes, she had drawn up a written notice to all tenants and taped it on each and every door of the property. 30 minutes. She works so quickly and it makes me feel valued as a resident. Wherever I move in the future, I can only hope to have leasing agents that are half as nice as she is.
