Horizon is the worst property management company - save yourselves. Horizon recently bought the building I was living in and started renovating immediately rent increased by $500 while still having roaches, mold, not working washers and dryers, etc. Property manager works in the building and she is horrible! With her dismissive unprofessional rude attitude and unwillingness to resolve any issues.

I will put in multiple work orders and only to get emails that they have been completed without so much as a follow up to any of those work orders. If the property manager does not like you she'll just ignore you emails, calls, voicemails she even blocked my number and it was her work phone for the purpose of receiving calls from residence. Even before moving into my apartment I knew it was going to be trouble, I was in a time crunch for a place so I took the apartment.

After I told her I was taking the apartment she threatened me to hurry up or she would give it to somebody else. she then gave me keys to my apartment didn't even check that they were the WRONG keys my apartment and I had to wait until 9 PM for maintenance to come and give me the right keys because I couldn't even lock my doors at night. Upon moving in, I had to fill out a move-in checklist regarding any work that needs to be done, since day one there has been horrible water damage, mold, deteriorating paint and bugs in my bathroom.

After countless work orders an email sent to her and corporate management. She responded with two sentence email stating there is work on the roof that needs to be completed and until that's completed my apartment bathroom will have to continue to deteriorate. There has been no follow up email regarding any work on the roof, or anyone reaching out regarding the bathroom that continues to get worse and I've only been here for two months.

This is the most tenant unfriendly property management company I've ever dealt with. They raised my rent $500/month. They will nickle and dime you for every dollar they can. Incredibly corporate and won't make exceptions or grant you any grace whatsoever. Their leases require you to pay 5 months rent to buy out of the lease. FIVE MONTHS. and they'll charge you every fee they can when you move out. I wouldn't recommend living in a Horizon Realty property to my worst enemy. A bunch of slumlords.

Do NOT live here. In my building the elevator is broken 1/3 of the time. If it breaks on Friday after 5pm no one fixes it till the morning on Monday. We live on the 6th floor and it is a pain to carry groceries up six flights of stairs. We have seen three mice in our clean apartment. The exterminators come and do nothing to help the problem. Literally disgusting.

Another thing is they said we would be able to extend our lease for one month if needed when we originally signed it. Now the time has came that we contacted them to extend the lease for an extra month. I let them know 60 days prior to our move out date. Now the property manager is saying that as of now they are no longer doing the short term extensions.

She never told us that they sometimes don't do the short term lease. Now I am stuck with no where to live for the month because this company lied. Also, good luck getting anyone from this company to call you back.

We lived at Wolcott Court for 2 years and for the first 1 1/2 years it was fine, shout-out to Kayla she was an awesome property manager and always respond to our requests, I wish she was there for the entirety of our lease. Then either we got new upstairs neighbors or the building started showing it's age, I am guessing both. The noises became unbearable.

It seems our new upstairs neighbor works at night shift. It was a struggle every night to fall asleep because we were constantly worried that the upstairs neighbor might fall through the floor. There's so much noises the whole night so that I couldn't even go to sleep until 4am, 5am sometimes. I had to ask a couple days off from work to catch up some sleep.

I've been trying earbuds and it didn't help much. Them just walking around was deafening, not to mention that we could hear them talking like we were sitting on the other side of the room. We always been woken up by a sudden of weird noises from office chairs, dog running around, sometime we even hear the noise like moving furnitures, furniture breaking past midnight.

It was getting ridiculous! After MULTIPLE complaints to our new property manager with the noisy videos I recorded and nothing being done, we moved out as fast as we could because we couldn't deal with sleepless nights any longer and I start seeing doctors because of being anxious, losing hair, I was even worrying about I may get heart attack one day because of the lack of sleep and constantly being woken up by sudden noises over the night. We don't recommend living here unless they fix the floors, and the property managers can do a better job.

Horizon is the company that manages the building I live at currently. From the beginning of the rental for the apartment Roxette was very helpful with everything they needed from us. We were very lucky to have the service from her, and everyone in the office were very nice and understanding. I definitely recommend their services to anyone.

I have had problem after problem with this company. I'm currently renting and as I write this my upstairs neighbors are fighting yelling and throwing things to no end. I can't even count how many times I've had to call the police because it sounds like they are physically fighting each other. This happens at all times of the day and night. I am constantly woken up to slamming downs and arguing.

I have on many occasions emailed the property manager she does not reply or get back to me at all. She has been useless in handling this matter or even just giving me a courtesy email back that she is working on it. Update: Horizons corporate office has taken care of the situation. I am grateful and quite impressed how they took my situation seriously and handled it quickly.

My apartment itself is fine, but the property manager is negligent of the building and residents. Laundry machines were constantly broken, and for almost a week now no dryer in the building has been fixed. The property manager has ignored emails about a stolen package I've had, and has no urgency whatsoever. In addition, the day I was supposed to move in, he didn't have the apartment ready.

My car was fully packed and luckily I was able to stay somewhere else that night. The next day, I waited over an hour at the main office for him to have the maintenance give me a key. When I arrived at my apartment, they were still making finishing touches. I was moving in as they were finishing painting my apartment. If I hadn't had a friend able to take me in, I would've had no where to stay that night.

My kitchen also had a terrible old wood smell in the cabinets and he ignored my emails for quite some time before having someone just look with a flashlight for mold. There was no actual mold test done, instead he ignored any further emails after that. Including the one when I asked if they would be willing to reseal the wood. Negligence would be an understatement. He simply doesn't care.

Do not rent here. I have been trying to get my bathroom sink replaced for two years. The drain sits higher than the bottom of the sink, resulting in a ring of fetid water that does not drain. I had renewed my lease because I was guaranteed that it would be replaced. After many, many emails requesting they make good on their promise, on 10/8 I was told that someone was on their was right now to replace my sink and fix my leaking hot water.

Nobody came. I told the property manager that it was still not fixed, no answer. I have tried contacting my senior property manager many times, no answer. I have records of all my emails both sent and received. The guarantee of addressing these issues was June 2nd. It is mid October. All I want is an apartment that is livable. Do not rent here, because you will not get an apartment that you can live in.

My whole time at Horizon I never had any issues. Any repairs were handled promptly, I never had rent disputes, and my property manager Matt was always quick to answer any questions I had! I know some people distrust realty companies in the Chicago area but Horizon was great and I'd recommend anyone moving to the city to look into properties they have available. They are friendly, responsive, and keep the places modernized.

My experience has been nothing but amazing the whole time. I've lived in my apartment for a year and a half. Maintenance request are promptly responded to for the most part. I love that they offer the option to do XX amount of months as a lease option. It worked perfectly for my situation. I re-signed and if I was staying in state I'd continue to stay with this company.

I honestly don't know why this company has bad reviews. Sometimes it's hard to get a hold of someone in the office but I think that's because they were going through a property management change. I haven't had that experience as of lately.
