Critical: Professionalism, Quality, Responsiveness, Value DO NOT RENT WITH THEM! THE WORST MGMT COMPANY OUT THERE -- AVOID AT ANY COST. THEY TREAT THEIR RESIDENTS LIKE ANIMALS. MY WATER IS OUT IN THE KITCHEN FOR ALMOST A WEEK -- I CALL EVERY DAY NO ONE CARES. DO NOT DO THIS TO YOURSELF, RENT SOMEWHERE ELSE.

Incredibly dishonest business. I rented an apartment on East 5th ST a few years back. It was infested with bedbugs (which the management knew before renting it). They repetitively refused to handle the problem, only sending a phoney inspector with no canine. I had to pay for several actual inspections from my pocket and they still wouldn't handle the problem.
I lost an insane amount of money and eventually had to move out, abandoning a lot of stuff for fear of infestation. Another example of their great management: I came back one evening to find out they had taken away my toilet (sounds crazy I know!) with no notice and no explanation whatsoever - there was just an empty spot left. I couldn't figure out if they were more vicious or incompetent but stay away from that business!

Lived here for 3 years, partially because it was cheap and partially because I didn't want to move. Tl;dr - stay the f* away. Major issues, the biggest ones (amongst many): - December 12, we lost cooking gas. It was out for over 7 months while they continued to claim it was either ConEd or a contractors fault (it might still be out, but I moved) Was given rent concession, but it took two months of badgering, emailing, and calling. - The building electric went out one morning, I alerted the emergency line at 7am.
It was still out at 5:45pm after work- they claimed it was on ConEd. However- I didn't believe that so I called ConEd personally, and they told me Jakobson had been notified at 11am they needed an electrician. So Jakobson sat on it for nearly 7 hours. An electrician was "unable" to come until the next morning. So an entire building did not have electricity for over 24 hours despite management being alerted immediately. Took numerous phone calls to get this resolved, and no rent concessions.
To this day, they'll claim it was ConEds fault (too bad I called and know better). - Hot water was consistently out, especially in the mornings. In 32* weather when your apartment is freezing, that's not the best to take an ice cold shower. I definitely got sick a few times from this. This was a constant issue over all 3 years. - Windows were terrible, letting out all heat or AC easily. - Walls are paper thin.
Could hear entire conversations of my neighbors next door, with clarity. - Had to file numerous noise complaints about dogs in the building. It's pet-friendly, but being woken up at 2am every night is not acceptable and they wouldn't do anything about it. Net-net: cheaply made buildings, incompetent management, you have to harassingly email or call to get ANY sort of answers. Threatening legal action was really the only way to get an answer. Don't let their name change to MetroNest fool you- it's still a crock.

543 E 5th Street is infested with bedbugs. The management company knew of this issue when I moved in, but did not notify me. I usually don't bother to write reviews, but I feel like I should warn other people so they don't make the same costly mistake I did. I had to throw out thousands of dollars worth of new furniture and moved out within two months of moving in. Attempts to address this issue proved futile, as so many of the units are infested, they are impossible to fully eradicate. Additionally, I was there two months and did not receive necessary utilities. Not only is this company amoral, they are in direct violation of so many tenant legal rights and should be sued.

My apartment is freezing (to illegal degrees) and they are not solving the issue. They do minimal work and it takes countless angry emails to get anything done. I love the location of my apartment but am really getting to the end of my rope with the terrible quality of the buildings. EDIT: Glad to hear that you are working to improve! I have not been supplied with an electric heater, so the comment below is incorrect.
I would be SHOCKED if the building was 70 degrees. I have spoken with tenants from three other units who said it's terribly cold for them too. Would love to see proof of the method of monitoring, and perhaps one can be installed in my unit so there is some visibility and clarification around the temp discrepancy between the building and my unit. Will update this review when my windows come in.

Terrible customer service. I've been renting in an old building for more than a year now, something always breaks (electric breaker, gas meter, pipes) and they are always slow to respond and unprofessional. Terrible experience so far. The night customer support staff are polite but their office staff is unresponsive and disrespectful. I do not recommend this company to anyone.

Do not rent from Jakobson Properties. I read yelp before I rented from here, and I thought to myself "oh, maybe just a few bad incidents". This has been the worst living situation I have ever been in-I also paid so much to live in this hell hole. Just a brief list of some of the problems we had: -no heat for majority of the winter. They could only fix it for a day or two.
In several occasions it took them days to respond. -Leaking pipe in ceiling that caused our ceiling to start to fall, Jakobson was just going to cover the hole, not fix the broken pipe. -Pipe issues causing black sludge to explode out of our sinks and the pipes to leak ruining everything under the sink To name a few. The no heat was truly the worst.
I hated living here, hated working with Jakobson properties even more. DO NOT RENT FROM THESE PEOPLE. Find a new place. Do anything to not rent from them. Wish I listened to all the other horrible reviews. **Hilarious that they responded to my yelp review when I have tried calling that number several times and followed up via email multiple times with no response.
I guess you need to write a yelp review to get their attention. To add my list of problems: -charged me a late fee for not paying rent on time when we did not have heat (in January/February) and I was waiting for them to process a rent adjustment before paying. Late fee is several hundred dollars that they are withholding from me. Yes, I moved out in February (since we had no heat.) and I am still dealing with this.
I confirmed that the late fee would be waived, however, they did not and it has taken me writing a yelp review to get their attention. I will try calling you again :) let's hope someone actually picks up/returns my call this time. Hopes are not high.

How do I give zero stars? Bed bugs in the whole building at 622 E 11th St is a starter. There is vomit in a stairwell window that has been there for over one year. The ceiling in #23 has fallen twice per year for the last 3 years. Kol Mriza, the maintenance guy, promises to fix the ceiling constantly and never does. Once, he tried to say it was the heating pipes.in August, right after a heavy rain. Such a liar. This place is shit. Never live here. The "Owner" is a coward that won't talk to tenants. East Village Slumlord. Stay far, far away.

Jakobson Properties have been fantastic landlords for us, we are on our 3rd lease renewal with them for an apt our son is living in while attending NYU. We are extremely happy with the staff, property manager John Medaglia, the doormen at The Carteret--they could not be nicer or more helpful. They just installed beautiful new windows and a/c units in the building. Dondre Roberts in the leasing office has always been extremely helpful also. I've read some of the other reviews and felt they were unfair and that we needed to weigh in on how nice our experience has been. I would definitely recommend Jakobson Properties to anyone looking for an apartment in NYC.

I've never encountered a company as poorly run. The word slumlord was invented to describe these people. Nothing was fixed in a timely manner, or correctly EVER and it took so much effort to get somebody over in the first place - eventually I gave up and learned to fix everything myself. There are lots of problems with bugs and mice in their buildings. "Exterminators" come and check supposedly but I've never seen any in the building and when I required their services I had to get photos - god forbid they just take my word that I have seen a mouse and cockroaches. Pay the extra one time fee for a realtor or just find another company. Save yourself the headaches, cold winters without heat, and the potential health hazards.

Jakobson Properties has the worst customer service experience I have ever witnessed in my entire life. If I performed at my job in the same way, I would be fired immediately. I have been a resident of a Jakobson property for 5 years. The building is so old and is not taken care of properly. My ceiling had caved in every year due to leaky pipes that are never fixed properly even when I reach out to maintenance in advance to attempt to let them know the problem is happening again.
Our building's washer and dryer machines are always broken, they've been this way for 5 years - ever since I've been here - and are never repaired. I don't even want to waste my time to explain how awful it was to try and call in a complain about these machines after they ate my money. I was spoken to so rudely it was horrifying.
When I called to ask Jakobson if they have any other apartments available as I want to look for another 2 bedroom apartment, I was told to go online on my own and look for myself. When I explained the website wasn't working for me which is why I was calling, I was told by the woman on the other line that the website was working just fine for her.
I told her that I wasn't lying to her and I have been a paying customer for 5 years, and am calling to potentially give them even more of my money so can she please help me out and see if there are any apartments available. After telling me about 5 more times I need to check on my own, she finally took down my email, said she would email me some options - haven't received the email yet.
I have never experienced such rudeness, or incompetence in my life by the Jakobson staff. No one ever answers my emails, and leadership changes hands so many times that it's hard to escalate any question / issue to another person. STAY AWAY!

I would give these guys zero stars if I could. Seriously, DO NOT sign with Jakobson Properties. I pay way too much every month to have my power go out every time I use the microwave, to have the hot water turn freezing cold about 3 times every time I shower, and to deal with the heat/boiler being shut down in the dead of winter without warning at least a few times a month.
The lock on my apartment building is also faulty, so occasionally I will be locked out in the cold in the middle of the night (this happened on New Year's Eve - was locked out from 4am - 6am not because I forgot my keys, but because the building padlock was DEAD), and my bathroom has leaked twice since moving in 5 months ago (I'm talking straight up RAINING who-knows-what from my bathroom ceiling/dripping down the walls).
I signed with Jakobson because the apartment looked clean, new, was in a great area, and was within my price range. I didn't realize that I was paying $1400 to live in an 8x8 box that hardly functions. I'm writing this review as I sit in my room in the pitch black freezing cold (its 8 degrees out today) because our power went out for the second time this week (the radiator doesn't work as it should either), after trying to microwave dinner.
I called the "emergency" facility line and was told that someone would be over shortly. It's been over four hours. After calling the emergency line again, I was told that whoever that number was doesn't actually maintain the apartment anymore, so no one would be able to fix our problem. Now I'm left in my freezing cold, dark room, trying to figure out how the hell to get my power back - because Jakobson sure as hell isn't fixing it. TL;DR - don't waste your money on these guys. The application process is easy and quick, but that's because they know they're ripping you the f*** off.

I am writing this review with the express purpose of warning potential tenants of the dangers of 516 East 5th Street Apartment 2. This apartment is represented by Jakobson and is an enchanting little split level 1st floor/basement unit in an amazing location with a private back yard. It seems to good to be true, and that's because it is. Unfortunately this place floods, not just from excessive rain but also from the building's primary plumbing.
While on vacation I was notified by my roommate that the basement of the apartment- my room- experienced flooding twice. Once apparently just after being visited for a tour by Jakobson as the lease was not being renewed. Though Jakobson did not send me any notification regarding the large puddle of water. Also-- when trying to inquire about the new rent I reached out to the agent I had worked with before but she was on vacation.
The original agent I worked with was highly responsive but I reached out about 4 times to the Jakobson office while she was away and no one responded to any of my messages which I found highly unprofessional particularly because of the urgent nature of my inquiries.

After I moved out of my East Village Apartment that I lived in 9 years I was told that, after reviewing my file, I did not pay rent "years ago" therefore they were retaining 1 month's rent from my deposit. I have paid rent every month and have bank statements to prove it however they will not respond to my emails/phone calls when I ask them to tell me which month/year they claim this happened. I would not recommend living at any of their apartments. This is still not resolved after many calls/emails to them because they will not respond. - Joe

Two words: bed bugs. After finding out we had bed bugs, the process to getting the problem taken care of was extremely slow. Additionally, my roommate and I have faced countless problems having the water shut off at random, getting packages stolen, drainage issues.etc. Maintenance is very slow at getting around to the problem and must be harassed thousands of times before they respond. Also, there was a briefly a rat in the apartment as well.we've lived in the east village for about three years, in different buildings and have never dealt with these issues, especially in this short time span. RUN!

I would actually give zero stars if possible. This management company is THE WORST. I've lived in my apartment for 3 years in one of their buildings, and it has been non-stop maintenance issues and a complete lack of interest to improve on management's part. Our boiler is frequently shut down for "emergency repairs" but the problems are never actually fixed. We often come home to find the ourselves without heat and hot water in the winter. I urge you not to put yourself through the misery of living in one of their buildings.

Apartment is fine, although I lived in the building for a year and a half and they cleaned the building MAYBE twice. Other apartment issues: heating pipe in the bathroom is LOUD during the winter - I called to complain several times and they insisted they're "on it." Nothing was ever done. Biggest complaint is they kept most of my security deposit for no justifiable reason, including deducting re-patching for the removal of the rack that was on the wall when I moved in! Still fighting with them. Really annoying! Not a good way to conduct a business.

I WISH I CAME TO YELP BEFORE I RENT FROM THEM! I think yelp should make the option of 0 star for company like this. Positive: easy to get approved Negative: on move in date: lease starts 9/1 but we can only pick up the key afternoon 3pm. when we entered the apartment, it was dirty as hell and has a smell of gas, i guess the last guy just moved out the same morning. we went to get a cleaning person in the other room, he stressed out and freak out on us said he not responsible for that apartment.( He apologized to us later on, he has 6 apartments to clean in 12 hours.
I guess the company is really short handed) we waited for the guy that responsible for my apartment to come and he yelled at us for being to "picky"? and asked me to show him where is dirty, i bloomed out the dust and hair from the gap, then he told me " thats not dirty, that just dust. " Well I guess. An hour later after he finished cleaning, the smell of gas is still there.
The maintenance guy came in the apartment to check on the situation and then told us its absolute safe. It was because the stove is old and so sometimes the gas leaks out. HMMMMM GAS LEAKS ARE SAFE according to this company! " In regards to the smell of gas, this was explained thoroughly and we have emphasized that you are not in danger of any health issues.
That being said, a request has already been submitted to have your stove inspected to see if a replacement is required. " I moved to my friends place because I dont think inhaling gas is a good idea. It been five days since I submitted the request. I ask them to speed up since Im still paying rent this is the reply i get from them. " Please understand that we also have several other buildings and given the fact that we are already understaffed as far as maintenance techs go, we were unable to dispatch anyone immediately. All of your maintenance requests will always be answered in a timely fashion. Your patience is appreciated. " Still waiting as of today.
