I'm leaving this review because of the phone conversation I just had with Bree, an employee of CPM. She was EXTREMELY rude to me over the phone, talked down to me, raised her voice and attempted to talk over me as I was attempting to gain some insight into how their "scoring" process works. She proceeded to yell at me about a conversation she had prior with my wife, to which I had no knowledge of. If I could leave 0 stars based on their substandard choice of employees, I absolutely would. I have never been treated so poorly in my life.

Edit: Good for property owners. Renters should be cleanly and understanding of the process. This place follows procedures to protect people. Could be faster at responding to maintenance requests. Also they could be better at giving notice for maintenance and that maintenance is actually ordered. Very kind in the office, has definitely improved since change of ownership. Would like to see them offer incentives for residents to maintain their properties and keep them clean.

I'm actually currently working with them in the application stage, and they have been so incredibly helpful and patient in each step of the process, especially Brie in the Applications department. I've always been able to get a quick and prompt response when I've had a question, and all my interactions have been great.

They will take all the money from you they can and you will not get your deposit back, warning, worst people I have ever met. They will lie at any cost to take all your deposit! Make sure you have proof of moving out 30 days before or they will keep extending it till someone moves in or all your deposit is used for the month you are not there.

The application process did take a lot longer than I expected, but then it had been 25 years since I'd rented anywhere and I was moving from a city where things routinely happen faster. Once Carol got my case, things went smoothly, and she has been easy to reach and very responsive. And I love my apartment.

I have to agree with every single person that has had a bad experience with cardinal. With cardinal holding 95% of the rental market they must feel they can ridiculously overcharge. And with that many rentals, the amount of time it takes to go over one family's application is insane. No consideration for their current tenants trying to re-apply. They make it sound like they will do everything they can to help you get into a new house when yours is now for sale. BS. Not to mention it takes a ton of pestering to get any kind of answers from them. So disappointed.

It's sad and unfortunate that this company holds a monopoly on the rentals in the valley. We have been trying for awhile to move into the valley but trying to get a property manger to review your application is about as easy as getting a pig to fly. Every time we call property mangers are not in. Which is insanely ridiculous. Luckily for us we are learning ahead of time that this company probably is not the best to rent from.

I have been renting from Cardinal Properties for the last 6 months. I have found this company to be very easy and pleasant to work with. The office staff has always been friendly and helpful. Three months into my 6 month lease, I had a family emergency that I thought would require me to move across the country. When I contacted Cardinal they were very helpful and understanding and offered to do whatever they could to help me with finding someone to lease my apartment.
As it turned out, fortunately, I didn't have to make the cross country move. I was surprised when I received a 'thinking of you' card in my mailbox signed by each Cardinal employee with well wishes for my ill family member. I was highly impressed and touched by that. I have had only one maintenance issue while renting from Cardinal. My hard-wired smoke detector went bad and was continually buzzing even after the battery was removed.
I called Cardinal and almost immediately after my request, they had it removed and replaced with a new one. That's great service! In all of my interactions, I have been more than satisfied with the attention to detail and commitment to serve their clients. I appreciate the fact that they take great care in screening their applicants and have a great relationship with their property owners.
This ensures that the properties they are representing remain in great condition for the next tenant. It's a win-win for the tenants and the property owners. I highly recommend Cardinal when you are looking for a home in the Bitterroot Valley.

Barbara, with Cardinal Properties, Hamilton, MT, has been our property manager since January 1, 2016. I am very happy with the level of service she provides. Her service includes accurate bookkeeping, prompt building repair service for tenants, screening of new tenants, before and after photos for documentation of condition, prompt reply to phone calls and emails, advance notice of times when she will not be available, property inspections to see that work is done to her satisfaction, notice to tenants when payments are late, consultation with an attorney as needed, and much, much more than collecting the rent each month. She goes well beyond what a property manager is expected to do. I am fortunate to have her manage our property. Dave F.
