My rental search started in late December 2021 and it has been a struggle. After applying and missing out on so many homes in this crazy market, I drove nearly 3 hours to hopefully view a home I was second applicant on. Needless to say., I didn't get the house. I was about to just give up but after applying to 3 homes and getting none of them. Colonial was quick to respond to my emails, helpful and informative and went above and beyond to help me find the right rental. Colonial property management was able to find me the right house. Ms. Tonya and Ethan were incredibly helpful and I'm so thankful to have a place to call home.

The company as a whole is ok at best. I rented a house from them last year and had to close the lease due to my job sending me to Europe. While living there, the maintenance orders were usually fulfilled in a timely manner, with some taking longer than others for some reason. The staff themselves are pretty nice too. The biggest problem has been after my roommate an I left.

You're supposed to get your security deposit and or list of charges put against your deposit within 30 days of vacating as long as you leave a forwarding address. Neither myself, nor my roommate, have received said checks/ lists and it's almost three weeks past that 30 day mark. I don't know why they haven't sent them, but they also aren't answering the emails in regards to this matter.

Take from this what you will, but there are plenty of property management companies around Killeen. Finding one that sends your deposit out on time and responds to emails isn't that difficult. It's just definitely not this company.

I absolutely love this company! They are more like family. Service is always top priority. I've been renting through them for years now and I have no complaints. I will recommend them to anybody who's looking for beautiful homes with good prices and professional office staff.

When I moved in I took apartment as is therefore apartment was not expecting but I wrote every detail down as to what was wrong when I moved in. Poor carpet should of been replaced, brown marks on wall throughout house, cracked window, missing screen. There was never an issue when they came through for there yearly walk through while I stayed there.

Before moving I cleaned to the best of my ability, had the carpet professionally cleaned and turned my keys in with no problem. Sent an email after moving asking if I would get deposit to already knowing I didn't have it sprayed for pest, they had replace a few blinds and the towel hanger. There was not $908.10 worth of damages when I left. I never received an email back nor a breakdown letter to my forwarding address.

It's now February 2022 and Im getting a debt letter saying I owe them many that I feel I shouldn't owe for whatever reason they may have reported that I'm sure had nothing to do with me. To have only ever had one late rent payment and for my payments to had always been ahead of time I'm very dissatisfied with what is going on.

I worked with the absolute most extraordinary fella named Ethan. He explained the current housing market in the area as well as thoroughly answered all my questions. I am new to the area and the housing market here in Tx is entirely different than MI where i am from. Ethan didn't rush me off the phone or "fast-talk" me either. I am very impressed and refreshed that the art of exceptional customer service still remains.

Have worked with Colonial property management for about 5 yrs and they have been a joy to work with. They are professional and have done a fantastic job managing several of our properties. They have made the whole process stress free and we felt well taken care of especially in regards to our property. They have been returned to us in fantastic condition. Would definitely use this company again. Thank you so much for such a positive experience!

I rented with them a year. During said time, they were responsive to maintenance requests that were input, however, if you needed anything more there was never anyone picking up the phone. Further more, since moving out in October, I've been waiting for my packet after moving out. It is now January. They said I would recieve it within 30 days. And everytime that I've contacted them, on the rare occasion that I've gotten through to them, they have left me unanswered, saying the person who sends them out is unavailable, and they'll call me back.

Obviously no call back. Extremely unprofessional and unhelpful. Also they didn't tell me the owner I was renting from was a 1 lease rent. Without the option of renewal, I was dropped with having to find a new place.

In the beginning, Colonial was very helpful with the application process and giving updates about the house while waiting to view it. The only downfall is once the first applicant has placed the deposit down, the other 4 applicants are stuck. I asked if my application can go towards another property, and they said yes. I had to reply with the properties I would like.

After I sent out that email, that was it. Understand the rental market is demanding and there are a lot of applications, but you would think that they would try to work with you. Everything is through email so there is no talking to someone on the phone. All I would say is if you are approved here, still have a back up plan.

My daughter rents from here and they are rude. Her house is messy cause the place is to small they have a 1 year old that has lots of stuff and they have no storage and they have a problem with that, but when other tenants are smoking pot and have cats and dogs that are not allowed and you put in a complaint they say it's Killeen you get what you pay for! well I guess they don't like people who pay their rent either. never have they been late they pay way before due or exactly on the 1st these statements are true!

I have smelt the pot, I have seen the dog and I have seen the cat run out the door at unit B just last week! Thankful they took pictures of this place when they moved in cause no telling what they will try and say was damaged by them.

The best rental signing process I have ever had! The kindest office staff and with the way the rental shortage is in our area, the fact that they are still so sweet, helpful and informative is amazing. Thank you for everything Colonial Properties. My kids and I are so excited!

We just moved in and have had a good experience with Colonial. We realized we had to wait until the previous resident moved out and the property was inspected before we could view it. Whenever we emailed the office, we received a response within 24 hours and most times within a few hours. Things went super fast after we viewed the property and we put our deposit down the same day. Thanks so much Tonya and office staff for everything!

I would NOT recommend Colonial Real Estate Property Management. Their application process and customer care are horrendous. My husband and I are both military. This is the first time we are trying to rent a house. I wish I had known prior to applying, but this company has previously been blacklisted by Fort Hood and is poorly rated by BBB. The task of finding a house with this company is impossible if you aren't lucky enough to be the very first applicant.

You get time slotted to see the house by order of application. Basically if you fall into the "applicants 6-10" category (which we did) you don't stand a chance to even see the house and that $100 application fee is a total waste. We received NO guidance afterwards. This company also communicates primarily via email and if they do answer the phone they will divert you back to email or their website or their policies.

We found another rental agency who is very responsive. Unlike Colonial, they willingly pick up the phone to answer questions, and, once a house becomes viewable, they allow ALL applicants to swing by their office and rent out a set of keys to view it. It should be that simple and fair. Looking forward to the response I get from these money hungry "professionals".

I moved in last year, the people in the office after hearing my situation and difficulty finding a home for my family were able to help me through the process. I recently moved out, to sum up my experience, I have dealt with nothing but kindness from the staff throughout my tenancy. I found them to be understanding at least the one lady in leasing I spoke to most. Im overall happy with colonial and I had a good experience overall. Once I left got my deposit back, would rent again.

I lived at one of colonials houses for 3 years until buying our own home. Team was always responsive and over all I had a positive experience. At move out I got back most of my deposit except charged for door damage from my dog who scratches to get in. I mean my dog did do it, repair wasn't too much. Was asked to leave a review when o went in office to get my check.

I don't normally review stuff but was happy to do it. All I can say is I had a good experience and if I ever leave and rent rather than sell, I'd give my home to Ms. Tanya and her team.

I rented from them for 2 years. I never missed a payment. And was always early paying my rent. I once received a notice for payment due to my rent being late. Problem is they sent me a notice that was 4 months old. I still had proof of the money order with the date. They said I didn't have proof that I paid it on time. I asked for proof that I didn't and was told that they needed no proof. I moved out of there property over 45 days ago and have sent numerous emails to see when I should expect my deposit. No response from them yet. Rent at your own risk.

I have had an excellent experience with Colonial Property Management, after renting with them for one and a half years. Whenever I submitted a maintenance request, they were prompt and responsive, getting work orders out very quickly. When it was time for me to move out, they not only gave me an opportunity to correct anything I missed during my moveout cleaning before charging me, they gave me my entire security deposit back. Tonya in particular is very professional, pleasant and straight forward. I would be comfortable renting from Colonial again at any time.
