I've lived here for two years and am only leaving due to life circumstances! This is the second time I've lived at a Tramor property, and it is clear that across the board the management genuinely cares about their tenants. The buildings are a bit on the older side, but many units are renovated. Can't beat the location, and the price is pretty great. Maintenance has always been quick to respond to issues.

Pros: Great location. Beautiful apartment-probably the coolest apartment I have ever lived in. It was a loft tucked into the trees, and I got a lot of natural light. I could always hear the birds and it was a really tranquil place to live. Maintenance team was always responsive and helpful. The staff is really fantastic too. Beautiful complex nested in the trees, close to everything, and the staff are extremely pleasant and personable. Cons: The onsite, shared laundry situation is kind of insanity.
You have to load a card with cash, and to do this, you need to use a machine in the lobby of the leasing office. You're SOL if you need to do a load of laundry and you a.) don't have cash immediately on you and b.) the office lobby is closed and locked. The process of using the on-site laundry room can be an ordeal, with so many logistics required in being able to load and use your laundry card.
The machine in the office is not always super reliable either. Sometimes it only takes ones. Also, it is expensive to do a load of laundry once you finally get your card loaded with money. I also stepped on a rusty nail once outside of my apartment because maintenance was repairing some old wooden planks in the walkway at my building. They left some debris in front of the steps to my door.
I had to get a tetanus shot and was feeling the effects of that for a week. BUT even so, I'm giving the apt four stars. I really did love living here and appreciate the people, scenery, proximity, and apartment layout so much. The cons I included are fixable issues. I imagine that I should be more upset by the rusty nail thing than I am. Frankly, the laundry situation was much more annoying to me. The laundry issue is not the office staff's fault though. The overarching Tramor executive management really needs to replace that system.

Apartment is good. But if you're attracted by the amenities read this - Tennis courts are never usable. Even though pets are not allowed in tennis courts and have a separate dog park, residents tend to take their dogs to tennis court and then don't pick up after them. Court is disgusting and smells filthy. Complaining to the apartment management results in them emailing a warning against this but nothing else.

Resided for ~2 years and really enjoyed my time there. The atmosphere is pretty private and relaxed. Management and Maintenance were friendly, courteous, and quick to respond (though rarely needed maintenance). I was also here for the 2021 Freeze and Management/Maintenance handled it well between frequent updates and helping out resident needs. Also, definitely dog friendly with a large shaded private dog park and greenbelt- lots of shade in general, good for walking dogs in the summer. Good location. Would recommend.

I've lived at Tramor at the Arboretum for almost four years and have had a great experience. My unit was partially upgraded and comfortable, especially for the price. It's very close to multiple grocery stores and has easy access to the highway. The area is also generally peaceful and management is so much more responsive compared to big corporate apartments!
I always received a response to my messages the same day or next day. While I haven't experienced this, there have been some car break ins here so that is something to be aware of. Overall, I never felt unsafe and the residents here look out for each other.

I loved this apartment. I enjoy the charm of older complexes, but that of course comes with the complications of older buildings. The office is very receptive and communicative with inquiries and maintenance requests, which I greatly appreciate. The south-central location and amenities and surrounding slopes of hills and nature make this apartment a solid deal for the price.
The greenbelt through the middle of the complex is great for dogs. Neighbors keep to themselves but were very sweet and helpful around the time of the snow storm, which I greatly appreciated. I've lived in Austin off and on for about 7 years and while I wouldn't call this complex the lap of luxury, it has a charm that won me over, making it my favorite place to live in the city so far.
Only giving it 4/5 stars because the laundry situation is kind of annoying (you need cash to load up a card which you can only do in the main office during business hours), and since you're basically in nature, there are of course bugs. Nothing unmanageable, we are in Texas after all.

I had to write a Google review because I found Tramor at Oak Run through Google and their amazing reviews. Seriously, compare their ratings and reviews to other apartment complexes and you'll see why I had to at least check them out. Fast forward 3 years from when we moved in, and I'm so thankful we lived here. Lots of good things to say, but I'll just share some of the highlights.
The Greenbelt space that runs through the complex and the expansive dog park are both great for pets, and getting out into nature without having to leave the complex. We had a "townhome" style unit on the first floor with no neighbors above us and a decent sized back yard. Finding a yard in Austin is hard to do, especially in this location and for their fair prices. Lastly, their front office and maintenance staff were both great and friendly whenever we needed them. Trust Google in your apartment search and at least go check out Tramor at Oak Run if you're looking for something near downtown or South Austin.

I have lived here with my boyfriend and dog for almost four years. It has been such a great starter apartment for our little family. The management, especially Jenny, have been so warm and helpful, and I feel fortunate to live in a complex who cares about their residents. For example, as we were out walking directly after the Winterpocalypse of 2021, Jenny stopped on her drive by to ask us directly how we were doing and what our water situation was like.
She showed genuine concern and took our concerns seriously (we had been out of hot water for a week or so). Maintenance is also fast and efficient. As others have pointed out, the laundry facilities are problematic. They are unpredictable regarding quality of wash/dry. We have been going to a laundromat almost since moving in. Another issue is our stove oven: our apartment is on an incline (and I'm pretty sure is sinking slowly), so any liquid in pans (e.g., oils) will pool to one side which makes cooking uneven.
Another thing is that sometimes our coil burners get red-hot even on low, and I haven't figured out a way to keep this from happening. It does make cooking frustrating. Some other advantages are that the apartments are at a cheaper rate than other apartments in the same area, and it works as such a great central location for various parts of Austin: South Lamar, South Congress, and downtown are only a couple of minutes away.
The complex is also surrounded by trees and greenery, perfect for those who want privacy while also being close to civilization. The downside to the greenery is that there can be insect problems. The complex has pest control come out monthly, but we still had creepy crawlies (roaches, to be more precise) coming into the apartment. Luckily, if you bring it to their attention, the complex will ask pest control to spray around your apartment specifically!

I was in a very unique situation when it came to apartment hunting and settling in to Austin. Sheridan and Katy helped me every step of the way! Both were very timely in responding to the many many questions I had throughout the moving process. I didn't get to view the property before moving in since I was overseas, but everything was advertised properly and there weren't any surprises when it came to move in.
The property itself is clean, quiet, super dog friendly, and full of awesome neighbors who mostly look out for one another. This was a great complex to live in during my introductory to Austin.

I feel so fortunate to have this complex with a variety of affordable apartments. They have lofts, townhouses, apartments with views. Convenient to lots of shopping and downtown. My unit has a fenced in yard (that my cat and dog appreciate), new appliances, friendly neighbors and is very quiet. There is lots of parking and on-site security. With all the trees, I feel like I am living in Vermont not minutes from downtown Austin. The management and maintenance team are professional, responsive and cheery. The few maintenance issues I had were resolved quickly. I highly recommend this complex.

I've really enjoyed living at Tramor at Oak Run for the past two and a half years. It's a quiet and friendly community that loves dogs and pets! The leasing office staff are warm and very helpful, and the maintenance team is on top of requests. I highly recommend this complex, especially if you're a nature lover!

I moved here in August and I love it here so far! The staff has been very responsive to emails and my move-in went smoothly without a hitch. The apartment is great, the grounds are well maintained, and there's plenty of parking. Living here is a dream compared to the nightmare of living in my previous apartment!

This is the best place I have lived and I have been renting apartments for 15 years. The employees are incredibly welcoming and helpful. Any time I needed assistance, their maintenance team was there quickly to fix the issue. The property is beautiful - I especially love all the trees. There is ample parking and the clubhouse is well appointed. The floorplans are great and actually make sense for living.
There are so many places with weird layouts and though I chose a small unit, it was so well set up, that it never felt small. The community is also very friendly. There are always people walking pets and my neighbors were very kind. Finally, the location is perfection. It feels quiet, but is near important shopping: Trader Joe's, HEB and Target are all within a mile, as well as great fast casual dining for the nights I didn't feel like cooking. My commute was a breeze as well. The only reason I am leaving is because of the pandemic, but I will be back when I am no longer working remotely from a distance. :

We have zero complaints about our experience living in the Arboretum. Sheridan and the rest of the staff were incredible. We loved our renovated 2 bedroom. The location is perfect, you're so close to grocery stores, shopping centers, the domain and the highway. We walked to Starbucks and Trader Joe's a lot which was great. The complex is quiet and we had a great view overlooking the courtyard.
Maintenance was great coming out and addressing any issues we had! The laundry facility worked out fine too. It was the perfect place to live before we bought our home. Had it not been for a home purchase we would still be living there! Overall once again zero complaints with the apartment, management, maintenance or the location. If you've ever rented you know it's pretty rare to have zero complaints about all the things I mentioned above! I highly recommend Tramor at the Arboretum!

This is a wonderful place to live. The units are really nice and well maintained, management is very responsive, and Melissa and Sheridan in the front office really go out of their way to make this a great place to live. The grounds are clean and well maintained-- a lot of people have dogs and there's doggie bag stations everywhere. Pest control is built in. Best of all, you can't hear anything through the walls (although sometimes you can with the floors).

We stayed there for temporary housing while we were in escrow. The Staff was excellent and very professional. The unit we had was very clean and the property was well maintained. Our dog Lucy enjoyed her stay sniffed every inch of the grassy common area. Melissa and Sheridan were a pleasure to work with and went out of their way to make sure everything was perfect. I have lived here four years and you will not find a better place! Super pet friendly, a very quiet area and maintenance crew is very fast if you ever have an issue. Fenced doggie area a definite plus so that my pups could run around and get their energy out. The ladies at the office are always very friendly and helpful and anytime I had a question by phone or email they have always been quick to respond.
Very helpful and sweet. The area is fantastic, within a mile or so you have REI, two movie theaters, Whole Foods, Sprouts, HEB, Randalls, shopping and more. Check Tramor out, you won't regret it!

I have lived here for 1 and half years. Katy in leasing office is really helpful and also very friendly. I could get any fixes needed for the apartment done very quickly and efficiently. The location is very convenient as it's very close from 360,M oPac and 183. Trader's Joe and Starbucks is walkable. Domain is 10 minutes from this place The apartment complex is itself very quiet and enjoyable. I would recommend this to anyone who wants to stay in North Austin

My experience with Tramor at the Arboretum has been nothing but positive from the initial tour to moving in to my apartment. The grounds are absolutely beautiful with tons of amenities - laundry facilities, grilling areas, a pool, dog park, and fitness center. The staff and maintenance workers are wonderful and the people that live here are very friendly for the most part.
The location is fantastic- it is walking distance to Trader Joe's and Starbucks, and near plenty of restaurants, shopping, and parks. My favorite part of this complex is how dog friendly they are. I am so glad I decided to live here.

I've lived here for two years, and have had an excellent experience. Management is consistently friendly and helpful, maintenance responds to issues quickly, and the community is quiet. This place is a paradise for dog lovers. My staffie mix, Felix, and I are thankful they accept well-behaved dogs of any breed. The neighborhoods near the complex are lovely, safe areas to walk your pup.
The location is ideal, with easy access to MoPac and 360. You can walk to Trader Joe's and Starbucks, and you're just a short drive away from fun hikes such as Bull Creek and St. Edwards.

I only lived here for a year but I've been with Tramor properties for 4 years. Once I found them, I couldn't live at any other apartment. The staff is SO friendly. They actually care about you, you're not just dollar signs to them. When you walk in to the office, they know you, you're name, and what apartment you live in. This really means a lot!
The maintenance guys are also friendly and quick to fix any issues. The apartments are older so there will be things that arise but they are fantastic at keeping the property updated and clean. I would recommend to anyone!

I'm not sure where all these positive reviews are coming from (are they paid reviews from the company itself?) Way too expensive for what it is. I came to austin from michigan and found the closest place to where i was working at the time. This place ended up being it. - I found myself in an extremely dark apartment because the forest behind doesn't allow light in.
The apartment was gloomy no matter how many lights I put into it. - My electric bills were extremely high; over 250/mo. I barely used any electric and this was confirmed when I moved into a new place and the existing roommate's bill didn't go up. I don't know where all this bill came from- the only thing i can think of was that i was networked with someone else's electric and paying for them (or from the laundry room next door). - My back porch was littered with cigarette butts and would continue to be for the entire time I was there due to the upstairs neighbors throwing them down on me. - Because they have a large dog policy I had to deal with extremely loud dogs above my head for 20 hours out of the day.
I complained but it didn't help, the noise only stopped when that unit moved out. - They put me right next door to the dog park as well. They rarely changed the poop garbage so I got a face full of heated dog manure stink every morning. - They require a TWO MONTH notice for vacating, which was incredibly inconvenient for me. I asked if they could adjust that to the normal one month and they told me I was SOL.
This ended up costing me a lot of extra money because they charge way more for month-to-month and I was 18 days into the month I was supposed to notify by. - Exorbitant fees for their little branded devices to use around the complex. A huge fee for a misplaced laundry card, another huge fee for any swim wristbands you lost (these literally cost $1, I looked it up online, but they were charging at least 5-20 each) - Bugs EVERYWHERE.
I had to set up traps around my place for the HUGE cockroaches. They do have bug service (you pay for it, not them) but it doesn't work. My kitty also got fleas living here and she didn't even go outside. - My apartment was flooded twice due to bad maintenance. The first time was a dishwasher from upstairs that had to be checked out multiple times before they figured out the culprit- they just blamed it on the weather so it wasn't fixed.
The second time was a laundry machine, again from upstairs, that was emptying out into my wall because the previous owner or maintenance themselves didn't turn it off when the people moved out of their apartment. Both times it was a HUGE mess and involved people coming into the apartment. - Because the place has a ton of trees, they employ landscapers every few days.
I work nights; I often had to be up til 2am. It was the most frustrating thing ever to be woken up by extremely loud leaf blowers and weed whackers (they cut all the grass with them and don't use actual lawn mowers) often at 7:30am. - If you get a lot of packages and can't get to the office during their open time, forget it. I had amazon prime and I almost always had to wait days to get my stuff. - Upon doing my research (now that I was in the right city) I found that similar apartments were 300-500/mo less expensive depending on where you look.

But if you look in south austin or some of the other communities you can get just as close to the city if not closer for much cheaper.
