Thank you for your interest in renting from California Oaks Property Management. The following should give you a general overview of the rental process. Should you have any questions please contact our office at (805) 648-1851 or stop by 2463 E Main Street, Ventura, CA 93003. It is our office policy that an application must be submitted online and pre-screened prior to an interior viewing being scheduled. Upon application approval, the approved applicant will have an interior viewing scheduled with the Property Manager.
California Oaks Property Management is committed to addressing any questions regarding a tenant security deposit disposition. The security deposit dispute form allows you the opportunity to dispute any charges against your security deposit and communicate any questions that you have. All disputes must be submitted in writing within 30-days of receiving your itemized security deposit disposition.

They have such high standards. My mother lived in the same home for many many years. When the private owner passed away, so also went their relationship. The son of the deceased automatically turned responsibility over to California oaks, to manage the rental. Immediately they raised the rent. They continued to raise the rent as much as they could and as often as they could.
And then they started harassing my Mom. Eventually and not long thereafter, my Mom lost the home and we had to move. This was many many years ago. It doesn't matter how long ago it was. That will forever stay with me. Ever since then, I've not only disliked California oaks, but I despise them. And I tell everyone how I feel. Quickly I learned that many felt the same. Had very similar, if not exactly the same experience.
Over two decades later, I'm seeing that they still have such high standards and are extremely difficult to deal with. I've been looking for a new place to live for quite some time now. Several places I have liked, but as soon as I see who they are managed by, and if it's California oaks, no way! Skip! Thank you, but no thank you!

I have been renting though Cal Oaks for several years now and have had nothing but positive experiences. They are very responsive and proactive about helping you when things come up, repairs need to be done, etc. The online portal is also an added bonus, and it brings me peace of mind to know I'm renting through an established, legitimate property management company in town.

We were roommates and tenants for years. We are currently mom and pop landlords. We tried to self-manage our few rentals in the past. Now our goal is to offer professional property management at below market rents to responsible tenants. Doreen is our property manager. COPM is professional, prompt. punctual and pleasant!

Their last two tenants have done serious damage to the fence between the properties, allowing a huge cactus to weigh down the fence to the point that posts are broken. Boards are broken from the prior tenants' daughter pitching softballs at it, and boards are broken. I've made them aware repeatedly and sent photos of the damage, to no avail. It's dangerous for my grandkids and to add insult to injury, they want me to pay for half of it, including the neighbor's broken gate, and forwarded me their entire conversation about it. Absolutely unprofessional and unacceptable. Don't bother to have them manage your property.unless you want it to get destroyed and put people at risk.

Multiple issues, not enough room. The kitchen sink: the exit line is higher than the drain line so water and food sit in the drain line and rot, which cant be healthy. Was told they would nothing about it. The shower will no longer stay at temp, it fluctuates from normal, to icey, to magma at the drop of a hat. This started about a year ago. They refuse to acknowledge it as a problem. Called multiple times, building manager is never available.

I've had only good experiences from the very beginning. The staff were very quick to respond when I inquired about the apartment, they were incredibly friendly and helpful, and very professional. The apartment itself is beautiful and the grounds are well-maintained. I had to put in one maintenance request, and it was taken care of right away with no issues. I know everyone has their own individual experiences, but I only have positive things to say about California Oaks and would recommend them to anyone.

I applied to rent a property they had available. I originally held off on applying because when I inquired someone else had been approved already. When that fell through, they reach out to have me apply. But it turns out, they do not have a first come first serve policy. They collect several applications and pick the "most qualified." Which would have bothered me a lot less, if they had told me that up front.
So I was told my application looks good but someone else was approved. Meanwhile, I saw a NEW ad for the same property had been posted that same day. So while they had already approved someone, and had other applications that "looked" good, they were still collecting even more applications. On top of that, they have a policy in place that you can not even see the property until you are approved. (I assume this is because of Covid 19) And they could not even tell me how many square feet the unit was. Not helpful at all. I can only imagine what issues would have come up if I had rented from them.

We have been renting with them for a year now and our process went fairly easy. The apartment we applied for got taken by someone else but they let us know another unit was available. I happened to like it better. They did move our move in date for 2 weeks later than original but they continuously kept us updated. When putting a service request they were very prompt. Only thing I didn't like was that they left a mess and didn't clean it up. Other than that we have had no big issues.
