In order to process the application for tenancy, Mikat LLC will conduct a credit screening, review tenancy history and verify both income and employment. Screenings with recent eviction and/or bankruptcy in the last seven years will not be accepted. Gross monthly income must be at least three (3) times the monthly rent.
From my personal experience as a Board Member of a Condominium Association managed by Mikat, I can say that the Mikat team is an integral part in keeping our Association running. Their contacts and experience with contractors alone is priceless. Their professionalism and willingness to go beyond normal expectations is truly commendable.

I've lived at Mikat's King's Gate apartments for years and it's turned into a dump. The decline began with new management. Eric in the office is rude, smarmy, and antagonistic toward tenants. He's nickeled and dimed me at every turn and I've heard from other residents that their entire deposits are gone at move-out for his trumped up reasons. It's advertised as "luxury" but the materials in the apartment are cheap and the appliances are outdated.
Maintenance is friendly and prompt, but having to call them every month was a pain. There was never any exterior power washing or carpet cleaning as was promised at move-in. There are a total of 6 pool chairs currently for near a hundred residents, I've never seen them cleaned or replaced. Frequent break-ins and the roar of the highway only add to the ambience.
The amount of rent compared to the quality makes you wonder where the money is going, as it's certainly not being invested on improving the place. It'll get worse before it gets better, stay away

We have Mikat at our property the Towers at Lake of the Ozarks. They continuously treat its owners poorly. They often look for opportunities to charge fees and fines, even when they acknowledge not correctly writing your email address to send you correspondences. They also will change your locks after you give them a code to your unit, because they have poor communication and coordination amongst their office.
When you call to find out simple inquiries, they often do not know and send you to the board for answers. Simply put, I've dealt with several, and Mikat is the worst of the worst. Bobbi Flowers and Judy both consistently have poor interpersonal skills.

I advise you to avoid renting from this company based on my own experiences at Kirkwood Manor apartments: I lived above some terrible neighbors. They yelled frequently, played very loud music, and smoked a lot of cigarettes and marijuana which, due to the construction of the building, would fill my apartment (both the smoke and noise). Despite sending pages of complaints to the property managers, they failed to stop the neighbors' behavior, and as a result I had to move out after a very miserable year.
There was a leak in the stairwell that caused the hallway to smell of mold. They left buckets on the stairs and a box fan on the landing for about two months. It was still unrepaired when I moved out. Other neighbors said the leak had been going on for over a year, although I only observed it for my last two months. There were two leaks in my apartment that they reportedly fixed multiple times, but never fully resolved during my time there.
I had to keep a bucket in the dining room for when it would rain. When I moved out, I did a walkthrough with the property manager. They told me everything was fine, with no damages. A month later my deposit was only partially returned, with "carpet damages" withheld ("cleaning", "deodorizing", and "deep scrub"). When I asked, the property management company told me that my walkthrough did not include the carpet, and that a third-party carpet cleaning company had assessed my unit for damages in my absence.
I called the cleaning company, told them I was the prior tenant, and they told me that the estimates looked "standard" for unit turnover (which a landlord cannot withhold from a deposit). When I confronted the property management company with this information, they refused to return the rest of the deposit. My overall impression is that company does not care about its residents, or its properties. The monthly rent is low for this area, but it's only a good deal if you're willing to tolerate the noise, smells, disrepair, and lack of service. Proceed with caution!
