My family had a recent stay at Sapphire Skies in Pointe West. We loved it! The house was beautiful and the floor plan fit our family perfectly. The house was beautifully decorated and the kitchen was exceptionally stocked! A truly beautiful home! Loved the towel packets and very comfortable beds! We really enjoyed the Beach Club pools and restaurant.
So convenient. And great food! The private beach was so nice and clean. Having the beach club pools gave us the full experience as our kids got tired of the beach and it was refreshing to go to the pools! Plus drinks and snacks there! Sand 'n Sea was very responsive while we were booking and gave us awesome information for restaurants, beach chairs, and golf cart rental.
The beach chair setup was awesome as was our golf cart rental. The golf cart trails at PW are much appreciated! This was a 5 star facility and a 5 star vacation! 5 stars to Sand 'n Sea for sure! Will definitely book through SNS in the future! I love my SNS hat in the Welcome packet!

We stayed in a Sand N Sea property, Island Time, for Spring Break 2022. During our stay we experienced numerous issues including no air conditioning (had to sleep with box fans) and the water being shut off (we could not shower to attend a family function). Sand N Sea Properties extended a partial refund of $150 for our "inconvenience" promising an additional $150 from the owner.
We spent $2,793 with Sand N Sea for the partial week and weekend just on lodging. I have called numerous times to request the status of the additional $150 refund without success. I am constantly told the person I need to speak with is in a meeting and will get back with me. This is not the review I hoped to leave them but our "Island Time" was anything but!

We rented a beautiful 5 bedroom home for our family. However, shortly after arrival we discovered that: the outdoor shower had been capped and wasn't working; the refrigerator only cooled to 60 degrees, the ice maker had dirt and bugs in it and the elevator would not go down to the ground level floor. I would never rent a home that did not have a working outdoor shower and we had to have an elevator for my wife, who cannot do stairs.
After the first night we figured out that to get the elevator to the first floor, someone had to take the stairs to the first floor and push the first floor button. So, anytime my wife wanted to go to the first floor, someone had to take the stairs to the first floor to call the elevator. I realize that things happen, but these issues were there when we arrived and could have been previously addressed or at the very least we should have been notified of what to expect.
Not having the outdoor shower was extremely disappointing as I use it at least 3 times a day and we had grandkids that needed a good washing every time they returned to the house from the beach. The explanation was that it couldn't be used due to there being a leak that would require opening a wall to fix, which would be disruptive. No one gave me the option of being disrupted.
Service timely responded to all of our issues, an extra water hose was provided for a "shower" and a loaner fridge was delivered. When I demonstrated the elevator issue to the maintenance person he had no solution other than saying it shouldn't operate like that. Again, if this manner of operation had been explained prior to arrival we would not have had to carry all of our stuff up the stairs, as we thought it was somehow broken.

Absolutely stunning views! Being able to make lunch in the gourmet kitchen and watch the kids playing on the beach was incredible! Luxury at its finest and ultimate convenience. The location of the house is also super close to our favorite restaurants in Galveston. The home is breathtaking and is a paradise in itself. Pictures don't do it justice at all. The amount of rooms and space is amazing for multiple families. We can't wait to go back! 11 out of 10!

We have been renting beach houses from Sand N Sea for many years and love the SNS experience! We can always depend on the fact that SNS provides a high level of customer service from start to finish. We recently rented a beach house (Morning Star) from SNS. Great house with lots of room & lots of large beds for adults! This type of beach house is hard to find as most have more rooms/beds for kids.
This house is designed for lots of adults and still has 4 large bunks for kids. Everything from top to bottom was high end quality. Everything was amazing and using Sand N Sea couldn't be easier!

5.21.22 Updating my review. Yes 5 Stars! Due to COVID 19 we did not get our traditional beach vacation in 2020 or 2021; so we were excited to take a little break from the daily grind and rent a place from Sand N Sea before it gets to hot to come. SNS has the best customer service on the island for beach rentals hands down! They always have provided us with great service.
This time we rented Morning Star. What a great property. The house is incredible. The decor was so cute and they provided a lot of extras. The floor plan was perfect tons of space and everything was so clean and organized. We have stayed a lot of houses on the beach and a lot of them have a miss mash of cookware, dishes and utensils. NOT here they had Cuisinart pots and pans.
The appliances were also Cuisinart. They have a Pac-Man arcade game, game room, basketball goal, a screened in room, 2 balconies, 2 tables for entertaining and sleeps 12! If you have a large family, planning a girl's trip or several families sharing a place this it the place to stay. There is tons of space for everyone. First of all, the welcome gift left on the kitchen counter was so thoughtful with an emphasis on Galveston and Sand & Seas Properties was very special. Since I was born and raised in Galveston, they will be cherished souvenirs. The home was spacious and immaculate! The towels in the individual packets were fantastic! I am an RN, so appreciated the attention.
The quality of the towels were incredible. The H2O bath amenities were high quality. The kitchen was fully stocked and labeled for easy use. All appliances were in great working order. The pool was clean and the hot tub worked perfectly. The roll up blinds are an added bonus to a good nights rest. The home is appointed so beautiful. Everything about our stay exceeded our expectation.
We will defiantly be back in town again for another visit. We have previously stayed at Pirates Beach Bay homes with another service. It by no way compares with Sand and Sea.

The Sea La Vie home is beautiful and was perfect for our family. It is a very short walk to the beach and the view is amazing. The house is the cleanest rental we've ever been in. Check in and out is so simple. I was thrilled by how little we had to do to check out. So many rentals ask you to do dozens of tasks to clean the house. The staff was amazing! We come every year and will never use another company. We had a perfect stay!

Two stars because of 10 years of good experience with Sand N Sea- based on our most recent rental I would give zero stars! First, don't believe the pictures posted on their website. The house we rented may have looked like the pictures at one time - but not anymore! Pictures did not show the holes in the wall, broken/missing blinds and overall poor condition and lack of cleanliness.
If they had, we would not have rented. After making Sand N Sea aware of the condition of the house, the same pictures are still online! Beware! Second, Sand N Sea won't make it right for you- even if you are a returning customer who has rented from them repeatedly. When we shared the condition of the house and how dirty it was, the answer we got from Sand N Sea was "we know".
No offer to move us to another house or to do some additional cleaning. Nothing other than an acknowledgment of the poor condition of the property. (Maintenance did come to fix some issues - backed up kitchen sink and burned out light bulbs. Maintenance was great!) Third, their refund request process is poorly managed and you will have to keep going back to them to try and get your money back.
It took three separate processes to get half of our money back. We were told that we would not be fully refunded because we did not leave the property. Bottom line- Sand N Sea was willing to say goodbye to the next 10 years of business from us rather than refund our money. Bye Sand N Sea.

Beautiful home for multiple families to split. We stayed a couple hundred yards from the beach, definitely walking distance over the wooden bridge. Pointe West Beach Club was the nearby neighborhood. They had multiple pools, lazy river, and kiddie pool. There was a very good restaurant on site. A nice bar on site. The home we stayed in was very nice. It did lack some essential needs that usually come with a "hotel" stay, such as paper towels, toilet paper, etc. Other than that, the stay was very well worth it.

Renters beware and avoid SandnSea. Using this company can result in a huge, last minute disappointment. We made a reservation and deposit in August 2021 for the last week of June 2022. Just last week, January 12, 2022 I received a voice message stating we no longer had a reservation for Shekinah because the home had been sold, which I believe is a false statement.
I asked when the property was listed and when it sold and neither Laura nor Rey would ever answer the questions. The house is still on the SNS website with absolutely no indication that it has been sold. Lies cut deep and are not forgotten. I told Rey that SNS should be truthful and clearly state any rental that is for sale and if a rental property is put on the market after a rental contract has been signed the renter should be notified immediately in order to make other arrangements.
Again no comment from SNs. This self-serving, money hungry excuse of a company does not warn renters when properties are on the market or have a contract and worse they don't feel any remorse nor responsibility. Our family has never received such poor service by a rental company. They tried to push off 3 properties that are still available and after looking at them it's no surprise that no one wants to rent them.
I asked for a refund in a clearly stated email and they sent the same 3 subpar properties and wanted me to pick one of them. Asked a second time for a refund and I'm still waiting - they managed to charge my credit card within minutes of booking the reservation but strangely enough a credit takes much, much longer. No wonder their reviews are so low. Save yourself heartache and grief And avoid this very untrustworthy, poorly run company

Had the most wonderful time at the most beautiful condo! I have rented many times over the years. But 602 Diamond Beach Condo has been the best. It was everything we wanted and more, from the custom glasses for the pool to the deep bathtub. Will definitely rent this again! Thank you Sand n Sea for always having the best customer service! Stayed at Diamond Beach We were a party of 5 - 60ish females, all sisters, didn't expect to clean when we arrived! Room with queen bed, comforter had what look to be fecal stain! Image a 60+ female having to sleep on the top twin bed, only to find crumbs in the bed. Other 60+ female who just had back surgery having to sleep on the couch. This wasn't what I was expecting. I only clean enough to make this stay bearable.

Our favorite Beach House-Tropical Waters has been updated with painting, new kitchen cabinets and new furniture. It looks stunning. My high school friends book at the same time each year and are never disappointed. (Latexo High School - Class of '76!) We have rented from Sand N Sea for approximately 10 years now and have never had a problem. Why change?

We have been renting from Sand 'N Sea for several years and have always been happy with their selection, quality, and prices of their vacation homes! We also usually look for "pet friendly" so that we can take our fur babies with us and their weight limits are more accommodating to dogs of all sizes. The process from start to finish is easy and earning points towards a reward program for 2 free nights after so many rentals is something you can't get when renting with VRBO, so that is definitely a plus for us : Pics from our most recent stay at "Stilted Pleasure" show a great location.

Five years in a row using Sand and Sea for Galveston vacation rental and very please with how easy and convenient is the process from reservation to check-in/checkout-out. While at the rental, Sand and Sea checks in and makes sure everything is to your satisfaction. The beach home was clean and well maintained, we are super pleased with Sand and Sea and really helped make our vacation spectacular.

Stayed at LA DOLCE VITA Woke up the first morning to ants all over the kitchen counter. Second morning I spent cleaning and sweeping the kitchen and living room. I moved the portable fridge to find candy and spilled liquid with ants stuck on it. The sink and paper towel holder was dirty so I cleaned it and scrubbed the kitchen floor. After cleaning and sweeping we didn't have any more ant problems. Didn't expect to have to clean while on vacation! Whoever partially cleaned the house new there was an ant problem because they left a can of Raid on the kitchen table upon arrival.

AND, we were provided with a list of "fines" that would be deducted from our deposit if we failed to comply with their check-out rules. Sand 'N Sea is the closest thing we've found to a Five Star hotel in terms of first class customer service!

We have used sand n sea for several years to provide us with a memorable week's worth of family fun! We stay at 'Call Me the Breeze which is an amazing house. Everything about the house is comfortable and roomy. The layout has become very familiar to us and everybody knows their space to stay. The house is always clean and ready for us to occupy. I receive several phone calls during the week just checking to see that all is good. Planning with sand n sea is so easy and they are always professional.

Should've been told beforehand that the dryer didn't work (for a week) The "Sandbox" was an awesome beach house right on the beach.sand everywhere! Great views & very quiet to be right on the beach! But we should've been notified that the dryer wasn't working when we checked in (had a small note on the dryer which we didn't see ) until we needed the dryer.
We rented it for a week with grandkids coming & going.it took me 2days to get a response & finally left a day early & the repairman pulled in as we were leaving on Thursday.just out of courtesy, we should have been told about the dryer.

We recently rented a Beach House in Isla del Sol Galveston through Sand N Sea. First, the house was beautiful. It's was perfect for our Group. I would even say "Super Deluxe". Second, Sand n Sea was not so good. I called them 3 times- Sat, Monday, Wednesday to let them know of a few things that were not working at the home. They fixed one, no call no communication on the rest.
My MAJOR complaint was the use of the homes Elevator. When we originally booked the DRAGONFLY, my wife was battling Cancer and still mobile. By the time our date arrived, she was wheel chair bound. On 3 separate occasions I Asked if we could use the lift for my wife to get to the pool or the fishing dock, not luggage, ice chests, etc. 3 times I was told " With empathy " we understand and will need to ask the owner. 3 times I NEVER heard anything back, not a NO, not a kiss my foot, not a word.
On our last night we had a Personal Chef hired and we she arrived, she asked if she could use the lift for her supplies and I told her that we did not have access. Within 5 minutes, she contacted the owner and gained access to the elevator. I am VERY disappointed in Sand n Sea For their LACK of communication. All they would have had to do was tell me No, or we have called and have not received a response.
Anything would have been better than just being " Blown Off". This was a Celebration of my wife, and we worked very hard to make to things perfect. The house was PERFECT, the company representing the house I would not recommend.

This is in regards to Willy's Place. I stayed here in October 2020. And was looking forward to relaxing and enjoying the beach however that didn't happen my family kept complaining of bugs and ants everywhere. They even got into food we had on the counter which all had to be thrown away. And I reached out and didn't receive any information until I was already checked out. Thank you for ruining a vacation. It's upsetting that people can rent out beach houses in this condition.

It made it extremely difficult to get comfortable during our stay. Maintenance was called and they sprayed store bought pest defense along the baseboards which we didn't notice an improvement at all.
When talking with management I was told this is the time of the year when ants are really bad. If I would have known about this issue I wouldn't have spent my hard earned money there. Learn from my mistakes. DON'T DO IT! Management offered a refund which the amount was pretty insulting to say the least.

This house needs to be fixed up! One of the bed we needed for our family was in an efficiency under the house, along with the washer and dryer. the room have been leaking! You could feel the wet insulation on the walls. Walls were buckling, but the worst part was the smell! Smelled like mildew and black mold! They obviously knew they had a huge problem because the put a can of moisture absorbent stuff in there.
It made us so sick it you were in there more then five minutes. No one could sleep down there! That made two of our family members have to sleep on the floor! If you are going to pay thousands of dollars for a week. The house needs to be kept up! Gross!
It made us so sick it you were in there more then five minutes. No one could sleep down there! That made two of our family members have to sleep on the floor! If you are going to pay thousands of dollars for a week. The house needs to be kept up! Gross!

This is our 15th year to rent from these folks & have stayed at a variety of houses. The staff is still awesome, from reservation to maintenance everyone has been super helpful & professional. Those complaining that their wedding was cancelled did NOT READ the contract where it states absolutely no parties, renting for other people, etc. You have to put your initials by the paragraph stating no parties, etc so I don't understand why people try to rent under false pretenses. That being said, I've never experienced any type of problem, cancellation, attitude or rock throwing.

We rented beach house from SnS for years. We have NEVER had any problems with SnS customer service. The ladies are friendly and very pleasant. They have quite a few pet friendly properties to select from. We have a few times when we needed them to come to the property for issues. They have ALWAYS responded quickly and solved the problem. They even call us later on to make sure everything was taken care of to our satisfaction. ---- One thing to remember when renting a beach house-- They are houses- and the ALL need repairs from time to time.
Being one on the beach these houses require more maintenance due to the salt air. Some customers rent houses and don't let SnS know about repairs that need to be done. So some repairs get over looked. Also, SnS does not own these houses. They are a property management company. -- We will continue renting from SnS until we found our own slice of heaven here on the island.

My family and I, have used Sand 'N Sea Properties on many occasions. They are very professional. It is a pleasure doing business with them. The home we are staying in is fantastic. It's so clean and otherwise very well maintained. We like them so well, that we are considering purchasing a beach house in the area and having them manage it for us.

We rented the "Hooligan's Island" house and it was better than I ever could have expected. The house was big, well stocked, and perfectly clean. We loved sitting on the balcony listening to the waves crashing on the beach. It was extremely relaxing and I can't wait to rent this property again. Sand 'N Sea is a great company to use and I found the service to be much better than AirBNB or any other rental service I've used before.

I had an amazing stay at a Sand N Sea beach house this fall. The house (Hooligan's Island) was gorgeous and perfect for a group. I loved all of the decor, themed rooms, jacuzzi, and wide open and comfy deck. It was a stone's throw from the beach with incredible views of the Gulf. I can't wait for my next trip to Galveston Island! I will definitely be back to stay at a Sand N Sea vacation rental again.

The house was magnificent! Home sleeps 18 guest, 2 stories, 5 bedrooms, 8 beds, 5full bath, 1 half, 4 car garage, DIRECTLY on the Beach! Beach Front! Grand open Kitchen, highly updated appliances, fridge has Pandora, recipes, camera view of inside without opening. Glass top stove, wine rack inside freezer. Full dishes. Dishwasher, microwave, deep sink, marble finishings.
Master bedroom, with double patio doors, right on the beach (2 level. 1st floor inside house). 2 bedrooms upstairs, (3rd level), had queen size been, own Full bathrooms, with double door patios! However, this beautiful beach home, needed simple maintenance that should have been taken care of way before my arrival: -1 Lights under house in garage, needed to be replace. Made it difficult to walk upstairs, my dad walks with a cane. (Plus they had sign for snakes sightings.) -1 sticker bugs in grass on side of the house, which had our fur baby (yorkie) in tears, &covered in them -1 chandelier light was out except for one bulb. -1 holes from the previous installationof the TVs on the wall, that needed to be filled.
Upon arriving and collecting the keys, guest services did NOT provide guest bags, nor welcome bags, Which contains a company hat; whereas guest bags, have trash bags, dish soap, sponge. I had to ask for this stuff. And was told that, Since I was the owner guest, they usually do not ask for this stuff, because they be a girlfriend, wife, or family member usually.
So unprofessional. Treat every guest, like a freaking GUEST. Everyone deserve to have am wonderful experience, owners guest should receive VIP treatment. But I see some folks don't agree. Check in Monday, check out Saturday price $3,000. They allow to check out at 12 noon, upon request, for medical reasons. Usually it's at 10am. Our stay was comfortable. But it could have been much better.

Had a pleasant vacation rental with Sand n Sea. The property was very nice and located on Kahala Beach. Beach access was an easy 2 min walk from the property and voila! The owners stocked the home full of books, movies and games! We also came prepared with necessities, beach towels, toilet paper, etc. I couldn't give a full 5stars because the cleaning was lacking when we arrived.
We called the rental office and they sent over a cleaning crew asap to remedy the situation. Aside from that, the experience was great overall and I will likely rent from them again.

I rented a vacation without seeing the property, upon seeing the property which looked nothing like the photos I cancelled my reservation. I had also taken out insurance beware, they are now charging me a total of 255, for cancellation claiming they cannot do anything about the insurance. even though the cancellation is more than 45 days in the future. will never rent without seeing the property first! unless you don't care about its condition and there was a huge construction right next to the property would be noisy and invasive at the beach house! they should have told me would never have rented the property. went to see the property first. rented a vacation. property on the beach. didn't make the same mistake twice. i'm very very picky. i can't imagine spending all the $$$ without knowing the condition of the home. you can't tell from online photos. great house very clean and well maintained. only had one issue with the key? they responded quickly. would rent this house again.

I made a reservation and signed an agreement for a rental property with Sand N Sea; however the company refused to honor the price I had on the document. Their excuse was that the website had a blip and miscalculated. What? The sales person offer to have the manager call me back to take care of the issue but I never received a call. And so later during the day I decided to contact the manager myself; to my surprise, the manager was the most rude person I have encounter in my life.
She didn't stop at refusing to honor THEIR price but also suggested I didn't have the funds to pay for the rental. Was it maybe because I have a foreign accent she couldn't understand? Racist! In reality the $200 difference in price was not a concerned because I couldn't afford it, it was the fact that they would HONOR a price that was agreed in a legal document.
For that reason -and the rude manager- I opted for not renting the property. I rather take my money else where. So here I am writing this long review not only for a person who is debating to rent a property from this company; but also for the owners who have their properties managed by them. As an owner I would have to pass on $1400 revenue because of a computer blip which miscalculated $200 in the price that's all!
