Beware of this company and Brandi they are not to be trusted, and will charge you for items that fall under reasonable use and normal wear and tear that would be the land lords responsibility.

DO NOT USE THIS PROPERTY MANAGEMENT COMPANY! I moved out the beginning of the year and there was zero communication with the manager and she never went over the checklist before I moved out. I tried to make contact and called several times and I was always told that she wasn't in the office and she never returned my calls. I just received an itemization list of cost to fix things in the house and she claims that the washer and dryer were mine (which they weren't) they were on the original checklist when I moved in and they came with the house and now she's wants to charge me for removal of them because she claims they were mine.

I am submitting all receipts of what I took care of before I moved out. If I don't receive my full deposit back, I am taking her to small claims court. She's in for a rude awakening! In addition, on the bottom of the disposition it clearly states in highlights DO NOT CALL zero customer service!

Only in the apt 1 year and leaving it cleaner than when moved in and shampooing the carpets.the 850. Deposit only returned 447.19.this is a scam!

First of all the properties are completely unkept and horrible looking. They look like they haven't had a fresh coat of paint in more than 10 years. I would tell you to read more of the reviews from other people because I have had many of the same issues. Unfortunately my family has been out in dangerous settings because these property managers don't manage the property at all?

Like that is the whole job? It's even in the name? Just horrible! I wish I could leave negative stars because they are horrible to deal with and don't care about the people they work with.

I have been renting from this management company for 5 years and have nothing bad to say, I fact, the opposite as they have gone above and beyond for myself and my family.

I applied for a house with Pierce Property management. After paying the application fees of $120 (my adult kids had to be on the application) I heard back from them once about them not being able to get into contact with my references. My references has to CALL them! They never checked my credit or ran a background check. So I paid an application fee for them to do technically NOTHING!

After that, I never heard back from them again! What a horrible way to do business! Brandy does not have good communication skills. Will check this property management off my list to do business with in The Prescott Valley area. We will be building several businesses in the area and our future employees will also be informed NOT to use Pierce property management.

I have owned rental properties over 30 years. This management company was the worst I have ever worked with. As a landlord I found them unresponsive. At times it took up to 4 days for someone to respond. More often than not it required multiple calls and emails before making contact with our assigned manager. The vendors they use are overpriced and when we asked for a breakdown of the services we were not satisfied with their response.

Steal from people My good friend just left one of their rentals. It took over a month to receive deposit. And when she tried to get a status update. They put her off, stating that the individual was busy. Even though the property management employee was in the office, she didn't have ANY time to have a quick conversation. This happened multiple times.

Plus they took her for $1000 of deposit. I personally helped her move in and out. There is absolutely no way that there was $1000 worth of items to be corrected. I feel this business is barely making it and having to stoop to ripping individuals off like this. DO NOT RENT FROM, DO NOT HAVE THEM BE YOUR PROPERTY MANAGEMENT SERVICE

By far the worst property management company I've ever had to deal with. We moved to Prescott last November. There are still maintenance issues that haven't been addressed after 13 months. It took six months to get someone to come out and change the air filters in both furnaces, only to find out that there are no filters in there. Our lease matured November 20.

We don't have a new lease agreement yet we are still in the house. I had to contact the owner through a neighbor just to make sure we were OK to stay. This company doesn't answer emails, answer maintenance requests, or return phone calls. They simply ignore you. When you finally get someone on the phone, they deny ever being contacted. Shameful liars.

I'm writing this so hopefully the owner sees it and she can address our issues. She should be absolutely ashamed of herself and her staff. I don't understand how a management company is so horribly managed. Don't ever do business with these people.

The lady in the front should be FIRED! Rude, Disrespectful, not helpful! Seems like she hates her job to the point of me not wanting to rent or refer you guys to anybody I know! If management allows that lady to work there than that would explain why the reviews are so horrible! Very disappointed. I travel up to Prescott valley with native air and in the past have rented from pierce property management before. But we will be looking for other options. I went to drop off a check that pays the lady at the front and she needs to find another job!

Beware! If only the property owners knew that they made potential renters beg to see vacant properties I bet they'd think twice before hiring this company. The property we were interested was Brandi's listing (we were told) and she was extremely difficult to reach, as a matter of fact we had to plead with other agents to finally be let in to see this vacant mobile home in a senior community.

It had been sitting for months! I bet the owners would be upset to know this. We became a little desperate when finally let in & that evening decided to put down a $1200 deposit. The very next morning, not even 24hrs later we drove over once more to view the outside during the daylight and the neighbor directly behind (and I mean withing a couple feet)had built a huge dog cage with an open doggie door right below what would be our bedroom & office where I'd be working from home, realizing that would be a real problem, we quickly went straight to Brandi (who was actually hiding in her office not wanting to come out to talk with us) and as we kindly explained to her, this issue could cost my job as I work with clients on the phone & can't have background noise.

Since we'd plan on renting longterm, we asked her if she'd work with us in letting us select another property? Brandi looked like a cat that just ate a canary! I swear she had a devilish grin as she shared a list of vacant homes, but conveniently properties we were interest in were mysteriously not available? And she said she'd already given our deposit to the trailer owners (I seriously doubt she had the time since we dropped it off at close of business and were there right when they opened?) we were stunned she was keeping our $1200 even if we rented another property!

We knew in that moment we would not want to do business with these liars & if we lost our money at least we would not be indebted a moment longer to these decietful people. She & the owner seem to relish in with pleasure in our desparation and pain. We were certain they've done this to others many times before. When a SNAKE shows you who they are, believe it & run!

Now after reading other reviews we know we dodged a bigger bullet having to deal with them! We thank God for leading us down a different path. In the end we found a peaceful place we love!

I wish I could give negative stars. This company is horrible. No knowledge of rentals. Lack of communication. They rip you off. Good luck putting in a repair request and ever getting it done. When moving out they will rip you off with your refundable deposit. I cleaned my place for two days and I got half my deposit back. They charged $70.00 for touch up paint?!?!

First there was no area that needed it and aren't you suppose to paint before a tenant moves in? And there charging the old one now? A $232.00 cleaning fee saying they had a 2 person crew come in for 4 hours B.S. I use to be a house keeper that place was clean! And a $ 55.00 repair fee which was changing a air filter. They use to do inspection and check smoke detector and change filter once a year. This company is the worst.

Let me start by saying this was the first time I had ever rented from a property management company. They were looking for any reason to make more money off from us, totally indifferent to our situation for example: they wouldn't allow a mid. Sized 10 year old dog of ours on the property for the 5 minutes our dog was their they charged us an "unauthorized pet fee" of $350.00.

Then after we had thoroughly deep cleaned the apartment from top to bottom inside and out in hopes we would get the security deposit back, checking off the list and shampooed carpet etc. They took our whole $750.00 security deposit because one piece of a blind had been bent by our 1 year old. The blinds were probably like 3 dollars at the dollar store. I can say I would avoid being a tenant with them at all costs. And Best of luck to ya!

I wish i could give negative stars. I went to see the property on Friday and applied. They were horrible at communicating anything. I had to call and email like crazy. When i finally got everything i was missing she denied me like that. Took almost a week but within 2 hours of my denial the house was already gone. They bullshit you and just want your money. Brandy is super unprofessional and never answers you back. Nora was nice in the beginning and never heard back from her. STAY AWAY!

Wow we should have read reviews of these thieves before we moved in. Never, ever, EVER rent with Pierce Property. They are thieves. When we recently moved out, we left the place spotless, inside and out. Got charged $175 for 'yard cleaning' and found out that it was because of a small piece of plywood that was off to the side. We got charged for damage to things that were already there.

We waited for these people to come fix things that they said they would, and nothing. Charged for it though. RIPOFF. Scamming people isn't a good look, Pierce. STAY AWAY PEOPLE!

Critical: Professionalism, Quality, Responsiveness, Value These people have ignored multiple emails from my son and Ignored his calls. Hot water heater has been leaking for MONTHS, carpet stays soaked, mold is now in the hall way, bathroom and bedroom walls. Places smells horrendous. I have reached out to Az Dept. Housing and waiting the next step. Do not rent from them!

I would not recommend leasing from this company unless you are prepared to lose money! This company is scamming people and charging unwarranted fees. For example, they deducted $232 from our deposit for 4 hours of cleaning when I moved out. There is no possible way 2 people needed to clean for 4 hours in that house! If I left the house dirty, I could understand but I cleaned everything, even inside the refrigerator.

I previously owned a cleaning company and this is outrageous. They also charged us for a pre-existing issue with the second garage door and didn't reimburse us for our propane until after the initial refund was issued. Brandy was our agent and the most unresponsive business person I've ever dealt with. Good luck getting a call back from her if you decide to be their tenant. Bad customer service and bad business. This will be reported to the BBB next. I guarantee if you move into one of their homes you will be disappointed, don't do it!

This is probably the worse property management I ever experienced. Brandy told us a property was available in the middle of August and when we got to the office to fill out an application, then we were told that Brandy was not available and that the property had other inquiries that were before ours. We only had one day in town to rent something and they gave us a horrible run around.

This company is very poorly mismanaged at best and workers are extremely rude. I dealt with Pierce for three years and every time I had to communicate with our particular property manager (Dawn), she was rude and acted like I was such a burden for calling her. Every roommate that stayed with me said the same thing about her behavior and random people have even told me how rude she is.

I left my apartment in exactly the same condition I found it in (if not, better) when I moved out in October. I had several people come along and help clean while I was having my son in the hospital. It is now December and Pierce has decided that not only am I getting NONE of my 900 dollar deposit but they want to charge me more for bogus damages (which they are very notorious for doing).

After writing a bad review for them on Google, magically Dawn decided that they will need more money for "damages on the property"! Spare yourself and DO NOT RENT! (NOTE: I always paid my rent on time and only ever asked for lease renewals and this was somehow a big hassle for them)

We rented from Pierce for a year and a half while our home was being built! They were always quick to fix any problems we had and were always reachable when needed! Dawn was great! She even showed us an amazing home that was not even on the list just yet when looking at many! They were extremely fair when it came down to the distribution of the deposit and gave detailed invoices of where the money went and were prompt with sending out our refund check.

I would most def rent from Pierce again if needed! Thank you guys for being so great! After renting from an amazing man who ran a rental agency in Texas I was sure we wouldn't find anyone like him and Dawn definitely amounted to his level of greatness! Thank you Pierce!

Beware of using this company as a tenant. There is a definite lack of motivation to get work orders addressed by contractors. Your issues won't be addressed if your specific property manager is out of the office as staff claim to not be able to assist with other rentals. Plan on a battle for your security deposit when you move out. Fictitious repairs and cleaning charges were deducted from the security deposit and when confronted about the charges, Pierce property management declines to comment until a final plumbing bill comes in and its been over a month after lease was terminated.

I don't want to give this company even one star but I guess it's necessary. We were renting from another property management company and were not happy. I found two properties that I wanted to look at. Dawn acted like I was asking for the moon! She insisted I only apply for one property. She was extremely difficult to reach - never returned my calls or e-mails.

I found a property and decided to just apply for it without seeing the inside of the home. I rushed to the bank to get a cashier's Check and drop it off at their office. Dawn then actually called me and said I had to wait in line until everyone else who had expressed interest in the property before me had seen it. Just incredibly rude - she has no concept of customer service. Makes the property management company I wanted to get away from seem not so bad after all! I would NEVER rent from Pierce Property Management!

They will use extortion when it comes to returning your security deposit. My daughter and roommates went out of their way to do everything to get their security deposit back.after they received their less than adequate amount returned to them, they received another bill for yard work they didn't do.this is AFTER they got their security deposit.and three weeks later when weeds can grow back.ugh. Purely unethical, and intimidated the college girls.don't use this service please. They are very rude and unethical and unfair. I would give them less than one star if I could.very, very bad.

We have been dealing with Pierce Property Management for almost ten years, and the experience we've had with them has been fantastic! We've never had one property manager that we have been disappointed with. They not only take good care of the property and represent the landlord's well, but they also look out for the tenants and make sure that they live in a well taken care of, decent house. We highly recommend doing business with them!

We rented a house for 3 years. We always paid our rent early, took care of the home inside and out, and happily did whatever was asked of us. Including random unnannounced inspections of the home. Pierce stole our security deposit for "administrative fees" and carpet cleaning fees when we were told they were replacing the carpet. We are good people, we cleaned the house for 2 days and were charged for cleaning.

I would not reccommend renting from Pierce Property Management. unless you really enjoy being scammed. Shame on you Pierce Property Management! When I called the office with my concern I was told to "put it in writing" by Brandy. Here you go Brandy, it is in writing!

THIS IS A ZERO RATING NOT 1 STAR I lived in the same apartment for over 13 1/2 years. I'm quiet, I don't smoke, I don't party. I don't no pets and numerous times I paid my rent THREE to FOUR months ahead. I was on month to month rent for many years and as said above my rent was always paid early. On Monday 6-27-16 my mail carrier handed me a certified letter from PPM.

I made a joke saying, "I wonder what I've done wrong now?" When I went into my home and opened the envelope I was literally shaking. I was told I had "one month to get out." I was in complete shock and NO reason was given whatsoever, even to this day, I was mortified. It ruined my summer, I spent a large portion of it on my laptop daily, trying all kinds of websites attempting to find anywhere within my price range to look at and hopefully move into.

I had to get around 80 boxes as time went on, wash my walls, drywall the small holes and paint parts of the walls that had nail holes in. The apartment was cleaner when I moved out than when I moved in. I asked Gina at PPM twice on the phone and once on our Friday 7-29-16 walk through, "What had I done wrong and why was I being kicked out." She flatly refused to tell me.

What a way to run a business and after all those years of keeping my apartment clean, paying rent on time, not smoking and being a good tenant I'm treated like a piece of garbage and tossed out of my home. I have forewarned many people not to even think about using PPM since this experience (and numerous folks knew this already). Even when I met my new landlord on Monday 7-18-16 when he came out from OH, he had intentions of using a different property management company to the one he had used for many years. Before he left my new apartment I said, "Whatever you do, don't go with PPM." All I can do is to do my best to forewarn anyone out there of this horrible company.

I appreciate their job and we liked the first house we leased for 2 years. However they are very very unfair when it comes to returning any of your deposit. Not going to happen. My daughter decided to lease another of their properties that was nearer to the center of town. She assumed it was in great shape. NOT! It was a horrific experience! The sewer backed up for 5 days!

The toilet overflowed. They didn't even get in to fix it so my 5 yr old grandson was afraid to go to bathroom during the night! When plumbers finally came in. They pulled the toilet in the 1/2 bath and it was so rotten, they would not replace it! She got out of the lease after spending lots of time and money moving. & they did not give her the $3000+ deposit back on the first house and also not the $1750 deposit on The money pit! They are not ethical and fair! So petty!

I would give a negative star review if it was possible. And I hate giving negative reviews. We found a cute little house to rent when we moved on short notice for my husband's job. The first issue was upon moving in and we notice (prior to any furniture being in the house) that it was covered in ants. I called on multiple occasions with no response and even notated it on my inspection document that I turned in.

I also noted that the baseboards and house was not properly cleaned, and spotted multiple cobwebs and plastic showing in the front and back yards. We finally reached someone who scheduled pest control, but the response time was slow. Second, we had a water line break in the backyard. Pierce did respond immediately, as I did call the emergency line, however was very slow on every other front.

We never were reimbursed for the water bill that we should have never been responsible. After a while, we were trying to work with the town of PV to get the water bill reduced but needed a copy of the invoice. We had three months in order to fill out the paperwork to be considered for a credit due to the circumstances, and with the paperwork, needed a copy of the repair invoice. Pierce refused to provide a copy of the invoice for the repair and said that they gave it to the owner to take care of.

Eventually the water department was in such disbelief at the circumstances, one of the town's employees reached out to Pierce.twice. They still did not submit the invoice by the three month deadline. We also did not receive any reimbursement from the owner. I emailed (and still have all the records) to document every time we reached out to Pierce with no avail. Third, we had a walk through in which certain maintenance items were identified.

We were present for the walkthrough however, after several month, the maintenance issues were still not resolved. I also have several emails over the course of several months requesting updates on the repairs. By the time we finally moved out, the items identified were still not corrected and 6 months plus later. To top it all off, we only received about $200-$300 back on our deposit even though the house was left cleaner than what I walked into, and the yard in better shape as well.

They also charged me for a couple days of rent when I already handed in my keys and our lease ended. I will never use them again, and I will tell everyone I know of the absolutely poor customer service I received from Dawn. (and I have the documentation to back it up.) I will be filing a complaint with the BBB as well regarding these issues.

When you are signing Pierce's credit application, there is a clause in there that reads: ""If deposit is paid and applicant decides not to take property prior to signing lease-rental agreement, one-half (1/2) of deposit money will be forfeited by applicant." Be aware of this clause. Also be aware that they will not give you a copy of the signed credit app. with this language for you to refer back to.

Because you have to sign the mandatory credit app to start the process, you also have to agree to these terms and conditions. I lost almost $1000 because of this. Arizona is pro business and has zero oversight of these property management companies. Unlike when you buy and sell a home, the property management industry has very little regulation. So if you are moving from another state, understand that Arizona does not have the protection laws you may be used to. Reread twice any document before signing with Pierce/owner Diane Tenison and don't sign unless you can have a copy of that signed document.

I was told by everyone I spoke to in Prescott not to do business with Pierce Property Management. I didn't listen because I was desperate for a place to live.don't fall victim like me and the others that have posted here.
