AVOID AT ALL COSTS. I wish to warn everyone looking to rent an apartment on Maui not to use Pali Kai Realty. They try to charge you three times the security deposit to see how much they can get out of you financially, which is ILLEGAL, and believe me they know it too. When I refused to pay it, they gladly accepted one month deposit. Once you rent from them, you will experience intrusive behavior with them needing to inspect your rental every month or so including Christmas Day.
When you move out, you will not see your deposit again. They are notorious for withholding money. Toward the end of my lease they suddenly wanted to increase my rent by $500 which is illegal also. When I refused to pay it, they raised it by $250 instead. The rental I had was roach infested when I moved in, the three dressers had broken handles and missing drawers, the couch was broken, the cutlery wasn't clean, the faucet in the guest bathroom room didn't work and they refused to fix it until it almost overflowed one time when a friend of mine got it to finally work and couldn't turn it off.
The staff of Pali Kai also spy on you each time you come and go from your unit with the on-site security camera. They don't like you having guests or friends over to visit and they email you to tell you how often your friend visited you. They would not let me begin my rent on the first of the month and told me I had to start my rental agreement immediately and pay a pro-rated amount in which there were 8 days remaining before the first of the next month.
These people are desperate and use every manipulative tactic out there. True con-artists at best. Beware of Bob Jilek and Josh Guthrie in particular. They are the rudest people I have ever dealt with as far as landlords. Renting from them can turn you off living on Maui for good.

For a rental listing they had, I followed through with all of their requirements, submitting all the requested credit reports, applications, and references. I have never been refused a rental before. I received no response from them, however later I called and spoke to the manager who said, "I do not understand why you would want to live there." And that was that. It did not matter that I wanted to live there. The women who assisted me with the application were very nice, but the manager was inappropriate and abrupt!

Topnotch establishment! Bob and his associates are as good as it gets. Rented 2 units from them over the course of 3 years and couldn't have been happier. The minor issues we encountered - leaky faucet, that type of thing - were resolved promptly by professionals. They went above and beyond on those occasions. If you are responsible, sensible, and pay your rent on time you will be very happy renting from Pali Kai!

We used Pali Kai to find a renter for our home on Maui. They were fantastic. They not only found us a great tenant.but they were quick to identify and correct any problems or issues with our unit. They went above and beyond when the washing machine died and a replacement needed to be found. I would highly recommend Pali Kai, and Dave Lansing in particular, to any owner or renter on Maui. Top notch people.

This review is late in coming, but I have nothing but praise for the way Gail and her associates have been handling my rental since spring 2015. Gail was responsive, getting right back to me, and when she couldn't do something, she found someone who could. She put in many hours fixing up the place I had just bought to get it rentable; these were unpaid hours; the only way she saw any money from her hard work was in the management company fee.
She knows the island and its resources; she has access to handyman-types and to people who sell appliances. Mine is an odd-shaped, small condo at the top of a flight of steep narrow stairs, and Gail organized and executed the almost-impossible tasks of getting a unique-sized stove and other appliances up the stairs and into the condo. Gail worked with me to find a suitable renter, and while I'll admit that the company's unwillingness to use Craigslist is a little inconvenient, their reasons--which they explained to me patiently--are sound. Probably NOT a good company if you're a renter trying to scam or abuse the place or the people, but if you have integrity and are responsible, you should be good!

Avoid at all costs! I don't care how perfect the property is, you do NOT want to deal with these people. Literally everyone I know that's had to work with them has negative feedback. If Gail is your contact person, good luck ever getting a hold of her. She won't return calls or emails. She is never in the office. If I hadn't reminded them 2 days before my lease was supposed to start, I wouldn't have gotten a lease.

But get this, THEY NEVER POSTED ON CRAIGSLIST. I found the new renters for them. So we pay you, to do your job, that you technically didn't do? Haha. I've dealt with property managers on Oahu, Maui and big island and this company is terrible. Maybe other employees are responsible but not Gail. Sorry!

We were referred to Pali Kai in April of 2013 by our State Farm Agent after a horrible experience with our previous property manager. Jim Worley and his team at Pali Kai have been wonderful. They are knowledgeable about real estate laws and practices, return my calls on a timely basis and have made the transition easy. Jim uses his Maui network to help me find answers to my questions or solve problems.
When our current pest control company was not going to continue to provide us with service because our previous property manager had left bills unpaid on our rental property, Jim stepped in a discussed the issue with the pest control company directly. He was able to have the pest control company consider the debt the previous property managers responsibility and the pest control company opened a new account for me. I really appreciate his and his team's management of my rental property and would recommend him to my friends.

Terrible business practices. It's amazing these criminals have the audacity to smile on their website. If the way they manage properties and act as landlords are any indication of how they conduct themselves as Realtors, I would absolutely not recommend them; in fact, run for the hills. Let's see, they try to make up things to not get you your deposit back, they verbally abused my wife on the phone on more than one occasion and their lead realtor is a complete bully.he would not let us see our lease agreement before we handed over a non-refundable (cash only?) $1500 deposit.
Upon moving in to the apartment they rented us their were 5 major appliances broken.upon moving out everything was finally fixed and to be nice we spent $210 on a 7 hour deep clean to make sure it was move in ready (and people did move in within 12 hours of us vacating the unit), however, Bob Jilek over there played games with us and did not end up giving us our deposit back until the last day as required by law.14 days.
In my 36 years on this planet, taking into account major slumlords in my renting history, it has never taken that long to get a deposit back; not to mention we had to fight for it. When you have a small, young family with an infant moving into a new apartment, having to wait 14 days for our deposit back is immoral and unnecessary. Allan verbally attacked my wife and I have the recording.
We are in the process of finalizing a formal complaint with the landlord-tenant services on Maui. These people are coyotes and dubious; do not be fooled and look elsewhere when renting or purchasing a home. This write up is just another in a long string of complaints against Pali Kai.their poor track record speaks for itself on Yelp and many other forums. Beware of these blood suckers. Unethical and immoral is how I would sum up the realistic mission statement for Pali Kai.
It is my utmost hope that Yelp sees the previous "yelps" and has the fortitude to allow this accurate criticism of this terrible institution known as Pali Kai. Shame on you Pali Kai, as you you don't have have one ounce of the Aloha Spirit that the rest of this island embodies!
