*BEWARE OF "GOOD REVIEWS" This is an AWFUL company. The property we have lived in for 11 years is NOT kept up as far as the grounds being cut and kept nice like it should. Being next to the swamp THIS IS A SAFETY PROBLEM. The management is unorganized! Good luck trying to call and get through OR EVEN RECEIVE A CALL BACK. When they send you some paperwork or an email for information they need on their end you need to quickly get it in and done BUT IF YOU ARE TRYING TO MOVE OUT AND THEY NEED TO SEND INFO TO YOUR NEW PLACE you have a better chance of meeting Jesus himself.

I called several times, my new property called several times EVEN PUT IN A MAINTENANCE EMERGENCY CALL just to try and get someone to call her back, she sent a fax a couple times and finally it took me going up to the leasing office to be RUDE just to get something done. DON'T renew your lease and make any changes because they will "not have changes on file"!

My husband, myself and my kids lived here for 11 years. We got pool passes EVERY YEAR, and when we went to renew our lease, SUPPOSEDLY my husband wasn't on the lease and I had to pay $50 for an application fee to put him back on it. That's not happening! So then the guy tried to scare me by saying they do "random searches". Lol ok, randomly search this 1) You have to LEGALLY give me 24 hours notice before entering my premises and 2) You NEVER seem to have a key to my house because your maintenance guy that quit and stole our keys threatening to come into apartments still has my key. ALSO, while trying to do my lease renewal I all of a sudden had to have my "Co-signer" sign my new lease yet I HAVEN'T HAD A CO-SIGNER IN YEARS.

Let's NOT even mention how we've been gone for 2 weeks and all of a sudden I don't have mail there? I'm still paying for the property as if I still live there yet I HAVE NO MAIL. The mailman has become a friend and he's even said he still delivers my mail there but NOTHING has been in my mailbox for 2 whole weeks. The only positive thing I can say is there a some good people that work there and they are awesome at their jobs.

Do not expect reasonably timed responses to time-sensitive emails or voicemails. The staff is disingenuous and unreasonable. Despite a perfect payment history, an error on the management side resulted in a late payment that they are attempting to hold me accountable. In addition, if you move before your lease ends and close your electric and gas accounts, the Wilton Apartment will bill you for the electricity and gas they use while cleaning and preparing your apartment for the next renter. Apparently, in the lease somewhere is a clause that you are responsible for all utilities, regardless.

The Landmark Property Services, Inc. & Wilton Property Management Company, are not receptive to residential apartment tenants, nor empathetic towards tenants. They have some unfair tenant policies, most likely violating tenants rights and protections. It's purely business to them; including and especially with the residential apartment rental office, they try to nickel and dime you on every billable aspect of your apartment; including costs for maintenance and upkeep of the apartment properties that they, or the property owner is supposed to be responsible for, not the tenant. Unresponsive rental office staff that takes days to respond, sometimes not responding at all.

Management does not want to have anything to do with their clients, they do not want to be bothered with apartment tenants concerns if you do choose to contact them directly, and relegate it to lower position staff. One of the few efficient aspects of this Company is the Maintenance Department; in emergencies, such as water pipe breaks, mold growing in the apartment crawl space, or A/C repairs, they respond immediately, within a few hours; which is also dependent on the maintenance problem that requires attention. Quickest has been 45 minutes, longest has been 3 days.

Many bad/negative reviews from other current and former tenants too. The Townhouse Style apartment next door from my unit, has been vacant for at least several months now because, no persons wants to rent from this Company, due to their poor reputation, poor treatment of many current and former tenants, and rising inflated costs for their residential apartment rentals, when compared to apartments elsewhere from other Companies.

They also seem to be indifferent towards minority renters/tenants; they're condescending to minority Americans. They will raise your rent significantly without justification, every year; including towards disabled Senior Citizens and U.S. Military Veterans, living from fixed incomes such as retirement pension and/or Social Security Benefits. This Company will probably bilk you dry until you're homeless. Also, this Company is vindictive.

If you complain about your rights and protections as a tenant being violated, they will try to make things difficult by making your life uncomfortable. The only way they will back off, is if you have your attorney become involved, or file a complaint with the local housing authority. Furthermore, if you are an apartment tenant, they will invade your privacy by entering your apartment under the excuse of, "routine maintenance", while you are not present inside the apartment; you won't be notified until you return and find a note on your table stating that the maintenance crew was there doing some arbitrary task, like "replacing ice trays".

Worse place you'll ever live. Crime central of the area, drugs, cops in the apartment complex every other day. Rats and roaches everywhere. Rude service. Please look somewhere else.

My wife and I rented from the Wilton Company for 3 years and were very satisfied with our experience. We rented a 2 bedroom in the Gayton Apartments complex and never had any major problems to speak of, and anything minor that did come up was always handled quickly. The maintenance department deserves special mention, as the few times we had to call them they always showed up within a half hour, if not 15 minutes or so.

Lord where do I begin. First the insulation is TERRIBLE. I have a sky high electricity bill because the apartment won't stay cool in the hotter months and the air that blows out is barely cool so my ac just runs and runs all day. Management has done nothing about it. Secondly the roaches. I keep a very clean home and even after bombing, having the apartment sprayed and laying boric acid nothing keeps me form seeing a few here and there.

Plus I am nearing the end of my lease and im noticing them more and more. Next the apartment as a whole is super out dated and the paint job is lumpy and chipping. Finally the neighbors. The people that live above me are the loudest and most filthy people ever. I'm 23 so a little noise dosent bother me but they are obnoxious. They leave food and trash in the hall they have drawn all over the front door and broke numerous mail boxes yanking on them.

They also run up and dow. The stairs at all times of the morning and evening playing and they stomp so hard they have actually broken my light fixture at one point. While I'm aware this is not managments fault when I atempted to contact them via email about the issue they did not respond let alone try to rectify the situation. All in all unless you desperately want to live on the west end for an affordable price then move here. But you get what you pay for, I say move somewhere else.

Walls are paper thin. I literally could hear someone receiving a text message on their cell phone in the next apartment and their phone was on vibrate. Kitchen is outdated. I don't believe they treat the apartment grounds for fleas. During the summer fleas got into my apartment we don't have pets, I was treated as a crazy person by management who asserted the bug guy who spent a few minutes in my apartment didn't see any fleas.

The worst company you can deal with. The maintenance crew members in the most part are rude and lazy. Their sales men think that Wilton is the only successful company in the market. No wonder there are lots of vacancies in their properties. Yes successful?! I think they need new Managers and Sales representatives, or maybe get some education. I have more to say but I do not think I want to wast my time talking about them.

Stayed in Jamestown apartment for 5 years. Employee are so rude. They have a huge bed bug and cockroaches problems for 40 years. They send you letter every 2 weeks about pest control thing and make you clean the apartment. You have to bear the cost for their visit which is more than $1000. When you called for maintenance they take it forever to come.

If you plane to move out, at least they will send $2000 of fine for the their clean up. Customer service is terrible. You have to pay for everything even if you don't have any problems. I stayed in other apartment and they are not like that. I brought a new house now. I never recommended you to stay in wilton company unless you are ready to pay all those charges and fine.
