When we rented from Ripple, we found probably one of the cheapest places in Madison at the time. I didn't expect to be living in luxury, but everything else that happened while living at Ashford Lane I REALLY didn't expect. We moved in May of 2020. The apartment itself wasn't so bad; new carpeting, appliances that were from probably the last decade, new kitchen flooring.

The walls definitely needed to be painted before we moved in though. There were crayon marks and other unknown markings everywhere, every room. Even the ceilings. June came and I noticed a roach in the kitchen. Then another. Then another. I contacted Ripple and they had said someone would be by to treat our apartment. No one else's apartment, just ours.

The apartment was "treated" and thus, the endless cycle of emailing and calling Ripple and finding roaches for TWO years started. It's funny that in Ripple's responses to the other Google reviews about the roaches they say every tenant, every time must notify when there is a pest in THEIR unit, but what if they aren't coming from your own apartment?

I asked a Batzner technician (the company that did the pest control) if they were in fact treating every single unit, every single time. I wrote a note to the technician (I was at work at the time, see photo). You can interpret the response however you think it means. All I can tell you is, there were roaches from the day we got there, to the day we left.

On December 29th, 2021, I had gotten an email that Batzner would be by to treat my apartment. I was home that entire day, and no one ever showed up to treat my apartment. Keeping my drains covered seemed to help keep roaches out. In general, it wasn't the best area to live in. On May 29, 2020 we witnessed a driveby shooting across the street. I have had garbage thrown on or near my car (it was so great to park next to the dumpster and never get a new spot even when other tenants moved out; staff member Kate was an advocate for me in dealing with this problem by sending angry mass emails to tenants for a little bit, but then it fizzled out after nothing changed despite there being a security camera that possibly could have been moved to point at the dumpsters), there was garbage just generally around the property (shout out to the cleaner who continues to deal with that every week), and someone lit our mailbox tag on fire (see photo, it was ONLY our tag) and it was not the first time that mailbox tags had been tampered with.

There was nothing ever done about it and I was ignored. The walls were very thin in the building. I lost sleep many nights. People would also smoke in their bathrooms, turn on their bathroom fans, and the smell would then fill our apartment. But what was really upsetting during the two years I rented from Ripple, was that they didn't do a THING about the more serious issues.

I realize that when you live in a building with 16 apartments in it, you'll have to learn to not sweat the small stuff, and landlords aren't babysitters, but some things I couldn't. Sometimes I kept rubber gloves in my car in case I had to pick up trash, but then I ended up parking on the overcrowded street, hopefully getting a decent spot. I paid my rent on time and took good care of the unit, but it doesn't matter. Nothing will be done.

I can also confirm cockroaches. Positive reviews are probably fake made be employees and contractors, just like how they pretend to care about the condition of these apartments. Also the group chats say people's mail is getting stolen out of secure buildings, and management doesn't care that our neighbors are stealing from us.

Neighbors steal packages, fight loudly, play music loudly, and smoke cigarettes inside and throw the butts on my patio below. Poorly completed or unaddressed repairs, end up fixing most things myself, thank goodness I'm handy. Been in the area since 2008, Ripple keeps expanding and conditions get worse and worse. I've lived here for almost 2 years, and Ripple Management is one of the most friendly and reliable property managers I've ever worked with. The office staff are great to work with, and maintenance requests are responded to quickly and efficiently.

I've lived in a Ripple property for 6 months now. So far they have been very responsive to the (very few) issues that have arisen. For example my Thermostat broke and they had it fixed within a few hours of calling. They text you directly to ask you permission to enter which is a huge improvement from MPM in my opinion. They even changed a day for scheduled maintenance so that I could be around.

I value my privacy and I don't enjoy strangers coming into my home when I'm not around. They've been awesome in that respect they really try not to bother you. The property is kept up pretty well and I haven't had any issues with payment/noise/neighbors or anything like that. If you're coming from MPM especially you will be much happier living with Ripple in my opinion.

Update: We're apparently being retaliated against. We've been begging for two weeks for someone to come and do something about the bees that have made a nest inside the door frame. Every time we walk outside our back door, we get stung. We can't use the door. Today, someone rushed over here at the drop of a hat to check the neighbors' water pressure.

Yet no one will respond to our voicemails, text messages and repair requests. Unfortunately, the property manager sends threatening, condescending emails to the whole building saying that people will be evicted if they remove move a shoe rack that's in the hall or if they find out who is leaving a security door open. It's not only disrespectful, it's unprofessional. EDIT RE the Response from the owner: Do you want to do business with a company that admits to "admonishing" its clients? This is poor customer service that Madison landlords can get away with because of the demand for apartments and the laws in our city that favor landlords.

I lived here for more than a month and have had no problems besides a minor key issue, which they've fixed fast. Application was fast and easy, same with signing the lease! I love living here and highly recommend it.

Management responded promptly and resolved our concerns about radon. Routine maintenance is also handled quickly. The online resident portal is also very user friendly. Ripple is the first rental management company we have had positive experiences with. A big thank you to Mr. Ripple, Eric, and the whole crew :

Were currently renting with Ripple Management. We had to move during the peak of the corona-virus closures in April/May. Our previous company we were renting with would not work with us at all and we had to be out at the end of April. Ripple was able to work with us, and was easy to communicate with, and was able to get us in the new apartment a week early.

It lifted a huge burden off our shoulders. The online application process was also super easy. Maintenance is also very prompt and no charge for the service. (Our previous apartments charged us whenever maintenance had to come. which was insane.)

We have been renting from Ripple for 8 years. They take great care of they're property. They are very quick to come out and fix any maintenance item. We are leaving because they have an awesome program to help you get into your own home. Eric in they're real estate department has been very professional and returns all communications immediately. We had a very stressful timeline to find a new living situation while our home is being renovated, and Phil from Ripple came through for us on so many levels. He rearranged his schedule to make sure we could see as many properties as possible in a short amount of time, and was very honest and flexible in working with us to meet our needs. We ended up in a great rental and are loving it.

We wrote in about a minor issue with our kitchen sink and someone stopped by same day to take a look at it. They don't forget about you once you've signed a lease, they really do make sure that you are comfortable and have everything you need during your entire lease - that to me is a sign of a trustworthy landlord. We've had nothing but good experiences with Ripple, and if we ever need to rent again, we'll definitely be working through them!

From the very beginning of my phone call to start the application process to now, the third week living at one of Ripples properties, had gone so well. The responsiveness of Phillip and maintenance staff at their company has been great! It was a very busy time of the year to move and any issues they arose were promptly corrected. I'm am very happy to be residing in one of Ripples properties and feel that I will continue to enjoy it into the future.

Great rental agency. I rented a place through these guys and they were great the entire time. The only reason why I gave 4 stars is because their website says showing 7 days a week but, when I called for a Sunday showing they said they weren't able too. I get it but, if you can't actually do showing 7 days a week don't put it on your website.

Easy communication through texting. They have a solid App that you can manage your account and maintenance requests. And an easy digital lease set up. Be mindful that their office is a bit out of the way and hard to find. But solid company and would recommend!

A seven year "fix" to constant leak: A CHILDS SWIMMING POOL SLIPPED ABOVE A DROPED CEILING- dumped monthly. This is my funniest most bizzare but true landlord story in 60 years of life. My rooming house there was a first floor apartment below the upstairs bathroom that leaked almost on a daily time frame. They decided that scince the property was in the town of Madison with no building inspector they would not do any thing to fix it.

So the Three Stuges at ripple management hatched this great fisade. Funnier still they stand straightfaced as each new victim comes to rent the room filled with mold and midew by replacing stained ceiling tiles. SLUM LANDLORD ON STEROIDS lol. Any of you who are stand up comedians live a while in a ripple apartment. You'll have plenty of material.

Just entered my 7th year at one of Ripple's properties and all in all, the experience year after year has been positive. First and foremost, when maintenance issues in my apartment have come up, they have ALWAYS been dealt with within 24 hours, if not the same day. I have even given their men open access without needing to call me first. I trust them that much.

This property is extremely quiet at all hours. I credit that to the screening process. Nice, friendly tenants year after year. The resident manager is meticulous about the property. He can be found any afternoon or weekend fussing over something that most would let go till later. Some bumps happen occasionally but are never big enough to begin looking at other rentals come renewal time. This has been the first rental that I have ever called "home".

VERY Unprofessional I didn't even get to see the apartment and this management company left a bad taste in my mouth. I called and scheduled an appointment for a showing on a Saturday, then got a call back from a lady named Char to reschedule for a weekday. She asked if I could meet her at 5pm but I explained I would have to travel from across town and with rush hour traffic I would feel better saying 5:30pm.

She said she would write me down for 5:15pm and she would wait for me. I arrived at the property at 5:25pm and no one was there. I called the office and said I was at the property for a showing and the man who answered said, "oh, aren't you a little late?" I explained that I had talked to Char about it, and he informed me that she was already home and asked me if I wanted to reschedule. Had she kept my original appointment for 5:30pm I would have been early, and if I was only 10 minutes late, but she was already home, it should have only taken her maybe 5 minutes to meet me there.

I have the feeling no one intended on meeting me there in the first place. If this is how they conduct their business to obtain renters, I can only imagine how uncomfortable it must be to be a resident.
