I feel very fortunate to live at Delancey Place. very happy. Wonderful management team; all are friendly and professional. Moved in last September. Great flat. Recently refurbished with all high end amenities. Beautiful wooden floors, gas fireplace, granite countertops and Carrera floors in the bathrooms. Beautiful cityscape views. This pre-WW 1 building is a marvel.

The interior hallways were just painted, and new carpeting is being laid this week. The lobby, already beautiful is being rebuilt. and a gym is being added. Seems everyone here, management and tenants, are always smiling. If Rittenhouse Square is your choice, you should look here.

My partner and I have been looking at many (many) apartments in the Rittenhouse area and for one reason or another, haven't been able to find a place that we would want to call home. Until we happened upon Delancey Place. Upon contacting Blake, the General Manager, and his quick, polite response, we knew that we had found our perfect apartment. From the get-go, Blake was responsive and helpful, responding to calls and texts in a timely manner and answering all of our questions thoroughly and professionally.

We saw two apartments that we considered, and were given a complete tour of both the building we were going to rent in, as well as a second property across the street, to which we would have access for some services. Upon our final choice, the application and leasing process went very quickly and smoothly - from our initial meeting with Blake, to our lease signing in under a week and hassle-free! Blake has been great and we look forward to having him as not only our property manager, but as a friend.

We already feel a part of the Rittenhouse Management community and look forward to moving in and making our new home. I wouldn't hesitate to recommend Blake or these fine, well cared-for apartments to anyone looking to live in the Rittenhouse Square area.

My wife and I lived in the Town House for a year and had an incredible experience. Neither of us had lived in the Philadelphia area previously and were extremely pleased with our apartment, management, and the staff. The apartment was charming and up to date, management was very responsive to maintenance issues, questions, and concerns, and the staff took the extra effort to get to know you. We're sad to go, but this is now the standard by which we'll judge future apartments!

Management is great. They always respond promptly to emails or any question/problem you may have. Most importantly, they care about their residents and really try to resolve any issue as soon as possible. Always clean, very quiet building and very nice door-mans. I have never had an issue with noise, water, gas or any insect in the apt. The building also has a maintenance team working during the day which is great.

I have really enjoyed living here. Two min away from Rittenhouse park, many restaurants around, a bakery and overall and great neighborhood to live in. 5 minutes away from different bus stops if you're working in Univ city. I always walked back home, which is about a 40m nice walk back. Overall experience a 10/10!

My husband and I had the most blissful year staying at The Townhouse. All of the doormen made efforts to know you personally and were always so helpful. Michael was the most responsive and gracious property manager we could have hoped for. All the maintenance team were lovely and always went above and beyond to help with any issue we had (which were very few!). The apartment itself has the most ideal location for city living and the best eats. I highly, highly recommend living here if you have the chance!

I lived at the Town House for two years and everything was great! Management was attentive to questions I had, I got maintenance when I needed (though rarely did) and the doormen were absolutely wonderful! This is an excellent location, close to the park, grocery, dry cleaners, and a lot of restaurants. I think this is the best value for a studio apt in the area.

Lived in Townhouse Apartments for more than a year. Building management is absolutely fantastic - Michael is always helpful and very responsive. Doormen know everyone and make you feel like at home here. Building might not have gym and common rooms but it is located in the most beautiful area of Rittenhouse square and still close to all the shops, restaurants and so on.

It is also a great value for money. Apartments are very spacious and full of natural light. We lived both in a studio (not renovated) and later in 1 BR apartment (renovated). I definitely recommend choosing a renovated apartment if you have an option :)

The best way to describe my experience living in this building is probably by recognizing that 2020 was a hard year to be away from family, but also that I felt at home living here. Near Rittenhouse square (AMAZING LOCATION), I lived for one year in a 1 BR renovated apartment which was conformable and had the most amazing view to enjoy the sunset. Even better than the sunsets are the people that work in the building, the management, the maintenance staff and doormen are great.

I have lived in the Townhouse Apartments for almost 2 years, and I have loved it. My apartment is spacious and has great exposure to sunlight and views. The management and people working in the building are wonderful. All my questions and/or concerns are addressed quickly. The maintenance staff and doormen are great. The neighborhood is wonderful with beautiful architecture, many great restaurants and a block from Rittenhouse Square Park. Some units are renovated with more amenities than others, so each unit is a bit different. I would absolutely recommend living at the Townhouse apartments.

We lived in The Townhouse for two years and highly recommend it! Newly renovated units with washer and dryer. Spacious living room and plenty of closets. Hard wood floors with no carpet. Management is responsive and accommodating. Everyone who works here is really nice. Plus location is great. Couldn't be happier!

I would strongly advise against anyone considering moving here. I really wanted to love this building, based on its location, the large and bright apartments, and the friendly doormen. However, management has truly shown no regards for or respect for the residents' lives/comfort. Cons of living here: * Elevators (of which there are only two for a 16-floor building) get shut off for months at a time.

I can't count how many times I've been late for class or missed an uber due to waiting 15+ minutes for the elevator and ultimately having to walk down 10+ flights of stairs. * There has been constant extremely loud drilling and hammering on the building starting at 7am (see video upload) for months at a time. This has had serious impacts on the sleep schedules and productivity (working/studying at home) of most residents. * Many of the apartments are not renovated, and have loud clanking heaters, which again disrupt sleep and work/studying. * The building has been undergoing construction to its exterior for months -- I am higher than 10 floors up, and am often woken up at 7am to construction workers standing/talking/listening to the radio right outside my window.

I have to keep my blinds closed all the time during the week. In addition, since the windows have poor insulation, the dust from the construction ends up in the apartment * Water outages happen very often with very short notice * Electricity outages also happen - In a recent week, we were given 3 days notice for an 8-hour full building power outage (including elevators) during the workweek.

Extremely inconvenient, and if you live on the 16th floor, you're walking up/down 16 flights during that time. * Management communicates with residents in a very unfriendly and demanding tone and has never agreed/offered to compensate residents for the inconveniences caused * Lease terms are very resident-unfriendly * Move-in dates and policies are very strict / unflexible I understand that old apartment buildings need to be renovated, but myself and at least 30 other residents I know of (I am on group communications with them) feel that we had no idea of these hassles at the time when we signed our leases and have not been treated with consideration given the situation.

The least management could do is provide a rent concession to residents for these past and ongoing unexpected inconveniences. Many of us will be leaving when our leases expire, and management will not let us end the lease before then without paying a one-month extra rental fee + "advertising expenses."

Would not recommend anyone living here. Here are some of the issues I (along with other Penn students) experienced during our 2 years of living here: 1. Only 1 elevator works for months at a time, which means you're waiting ~3-4 minutes on average. This can be very annoying especially if you have an Uber/Lyft waiting for you, ready to leave in minutes. 2.

Very very noisy neighborhood! Something is always under construction, and men's yelling and loud equipment sounds start around 6.30am most mornings, including Saturdays. I lived in Midtown Manhattan before coming here, and I can confidently say that my apartment there was quieter. 3. Frequent water outages with less than half a day's warning.

Recently there was an 8 hour POWER outage (!) from 10pm to 6am which meant that one had to be prepared to not have any light, wifi or pumped water. 4. Apartments are very old. I did not have a dishwasher and had to buy a countertop. The heater makes loud noises at all times of the day. The one thing I do like about this apartment is the location and responsiveness of management to anything that needs to be fixed. Other than that, would probably not live here again.

So it looks like our building management has come around - We had a brand new, non burning hot when off, stove/oven installed today! Not sure what made change their minds, but we are happy they did. We are very appreciative and happy that our kitchen is now more safe. We hope that our initial experience was an out of the ordinary occurrence and that living here will be smooth and pleasant from here on out.
