I have lived in numerous large apartment communities run by some of the biggest names in the industry, and I can tell you! No one does it like Olympus Nelson. I would consider them a small boutique management company, featuring unique homes and apartments across the greater houston area. They keep the grounds and common areas spotless and maintained.

Maintenance is outstanding. When and if you do need maintenance they are quick and friendly! You will certainly remember their names if you are lucky enough to be at home when they stop by for a repair. Management staff is great with follow up and online rent payment and maintenance request make things super easy!

So I live at a property from September 2015-january 2021. I liked it for the location and the price. I moved out and then in March I received a bill for late fees from 2019. Over a year later with out any notice. I contacted them four times about this with someone telling me they will look into it and get back with me each time. The last time I was met with Kim( I think that was her name from the accounting department).

The most unprofessional call. She laughed at me multiple times. And at one point told me to shut up. That is not a great way to represent your company. After living there and receiving such treatment after I have left shows how much they care about people living at their properties.

Fine during regular business but terrible about maintenance. They don't communicate well with renters and put a lot of onus on residents to coordinate any repairs. After the snow storm (Feb 2021) a lot of the plumbing under the building needed repairs. They failed to alert residents when & on what days water would be turned off. They failed to communicate when the plumbers wouldn't be able to meet a previously stated deadline.

They gave my personal phone number to the plumbing company & expected me to coordinate a lot of the repairs. The entire building was affected in some way, not just my apartment. I ended up allowing the plumbers to use outlets in my apartment because management failed to tell me that the plumbers were supposed to use plugs in the main hallways (that I was unaware of because I don't own the building).

As of this writing my shower is still only partially functional, again because they failed to properly communicate with me about when & how repairs will be made. I am exhausted. The amount of time & effort I've put into this disaster should only be endured by the property owner & their employees. That's supposed to be the *one* benefit of renting. If you're lucky enough to have an uneventful rental period, they're fine, but if anything ever goes wrong you'll probably regret it.

I would not recommend this property management. I moved in around March 1, 2020. Had no idea tht COVID was going to be or already in effect. I paid a down payment and first months. Along with a fee for the fan and key. Then COVID hit full force. I've now concurred 150 fee since August. They also tried to Evict me in the middle of the pandemic. I been paying and trying to get assistance. But it impossible to get caught up with all these fees and light work.

We rented with Olympus Nelson for two years, and only moved because our family grew out of the space. The apartment was older but incredible value, especially given the location, and was updated nicely on the interior. Olympus Nelson staff was always friendly and quick to respond to requests. I only give 4 of 5 stars because our washing machine flooded the apartment twice.

We moved into our townhome last year and Olympus-Nelson was incredibly accommodating. The second bedroom was painted pink and our son was not pleased. They helped immediately by painting the room a neutral color before our move in date. It's been a year and we just renewed our lease. They have answered every one of our service calls quickly even when our ac broke the 4th of July. The townhome is not perfect but it's perfect for now and we are very happy with the service.

Olympus Nelson requested of me to leave a positive review, in hopes that my lease would be renewed. As a student that's trying to make it on my own, I did what I had to. But the fact that that was asked of me, should be all I have to say about this property management "company". Happy that my building is under new management for the duration of my lease, I look forward to far better accommodation. Still can't wait to move though. Terrible building.

Words cannot describe the sheer dishonesty, disrespect, and lack of urgency displayed by Olympus Nelson. Our A/C unit broke during the summer and was not repaired until 2 weeks later. We were not able to live at our house for 2 weeks, yet Olympus did not provide any sort of temporary accommodation. Furthermore, when we asked what to do or where to sleep, they legitimately told us, "I don't know." Frankly, it was inhumane. This is the most poorly run company I have ever come across and would not wish dealing with them on my worst enemy. Stay far far away. I am warning you.

As far as larger landlord companies go, these guys are OK. I rented from them for 3 years at 2 different properties. They never tried to stick me with any spurious charges and they respond quickly to maintenance requests. The management is approachable and will actually return your calls

I had no issues while leasing from Olympus Nelson. They were always professional and prompt with me. I had to move a monthish before my lease was up to take a job in NYC. They were very understanding and allowed me to amend the lease so I wouldn't have to pay the final month. They charged no extra fee, nor any issues. Very good, definitely recommend.

Great locating agent and maintenance, but the leasing office itself is horrendous. Literally hung up on multiple times today after attempting to resign my lease. Can't wait to find a more suitable business to work with.

This is a greedy management company ($8 to replace a light bulb!) which has no regard for its renters. They treat them more like criminals than tenants. Stay away from this place!

I've been a resident at their Museum District property for over 5 years before having to abruptly leave. They have been nothing but courteous and understanding.

Despite some negative reviews I can only speak for us.we have lived on our property for almost 2 yrs and we definitely hope our lease is renewed! Every repair we have requested has been done in a timely manner. The day we moved in we realized our dishwasher didn't work and it was immediately replaced with a brand new one. We are also proactive tenants and we fix small things on our own when we can.

So in the end we have only positive experiences to reference. Also, quick edit: I scrolled through the other reviews and saw several complaints that reps of O.N. frequently enter properties for one reason or another. Since we have lived here no one has ever entered our property unless we called for a repair.

I've been renting an apartment from Olympusnelson for a year and a half (the complex on the Scott street). The price is VERY reasonable so I expected any types of problems that other reviewers described. The building is really old and the interior is very simple. However I moved in a just renovated apartment with painted walls, new carpet and all appliances.

Never had a problem with maintenance. Several times faucets were leaking, stove or fridge stopped working, and they fix everything on the same or the next day. I was truly surprised when I complained that my fridge doesn't blow cold and they brought a new one. The local property manager is very helpful and responds quick. It is usually hard to call the office but it is quite possible to reach them through email.

I also had several people to add or remove from my lease and it was always easy. Over the time I live here the company repainted all houses in the complex and now everything looks much better, they also cleared additional space for parking lots. To sum up, in my complex the company does its best to manage the property in the best possible way. My friend moved out from the same apartment complex about 2 months ago and he even got his deposit back, they also were very flexible with dates.

The rent I have is decent and fair. I live in their Macgregor Garden's Apartments. The property is well maintained for the most part and they are in the process of updating the units here. I do have some complaints regarding how the laundry room has broken unsafe tiles and we have had issues with keeping the mailboxes labeled. I have found the staff in general to be very friendly and accommodating, though sometimes it takes a while to push maintenance requests through.

I would rent with them again, but primarily for the affordability. They also now let you pay your rent online, which is great! Don't be late though, the late fees are intense.

PLEASE BELIEVE ALL OF THESE REVIEWS! Please do not rent any property from Olympus Nelson! My fiance and I have rented with them for over a year now and I wish that it was possible to rate this company less than 1 star. Upon moving to our new rental property, we inquired as to how/when the trash pickup and mail situation worked. Olympus Nelson's response demonstrated a level of ignorance and apathy that I was stunned to see.

We were told in so many words to "just look at what your neighbors do." Not only did they have no idea where the mailbox was, that it required a key, nor where said key was located, they did not even know where to direct us in order to obtain it. We were told to "try the post office" and eventually ended up paying to get the locks changed ourselves, out of pocket.

I was met with the same appalling mix of ignorance and apathy when I inquired about the trash pickup schedule as well. They didn't know when the pickup schedule was, they didn't know who picked it up (because it turned out to not be the city), and they definitely did not care. The roof leaked when it rained, birds lived in the vents, there were roaches in the house, and plumbing problems led to flooded floors.

I'll spare you the blow by blow, but believe me when I tell you that Olympus Nelson managed to respond to all issues with the most infuriatingly ineffective, lazy, and delayed responses that I have ever had the misfortune of dealing with. One particularly funny example: After complaining several times about the birds in the vents, Olympus Nelson finally called a contractor.

After some more delay, we received a phone call from said contractor who I assumed had been called by Olympus Nelson to get rid of the birds in our 3 story rental. Contractor: Whoa, your house is so tall. How am I supposed to get all the way up there? And do you know how I'm supposed to get rid of the birds? Oh, a ladder? I guess I'll just have to come back with a ladder then.

I didn't bring one. In conclusion: I'm trying to save you the agony of renting from this company. It's possible that my terrible experience was a singular anomaly, but judging from the rest of these reviews, I'm inclined to believe that this company is just the most unprofessional, rude excuse for a business I have ever encountered. Please do not rent with Olympus Nelson!

Way too frequent apartment inspections. I shouldn't have strangers in my apartment on a monthly basis. I'm a very private person, but I think the inspections would bother anyone. I have pets, so they get locked up so that they don't accidentally let them out. It's unreasonable. Also, they require you to mail in your payment. We were told that online payments were coming soon when we moved in, but months go by and still having to rely on snail mail. I've never lived anywhere that didn't have at least a drop box.

They do fix things in a timely manner, but I have had constant problems. They don't completely fix problems, but just put bandaids on things. They told us there was street parking, but failed to mention that I would have to move my car twice a day because for two hours a day each side becomes a tow away zone. All leasing companies are terrible, this isn't even the worst I've heard of.but it's pretty bad.

We had a terrible experience trying to rent with this company in summer 2013. It is for the apartment units on Pinedale street in houston near the art museum. We had a friend living in another unit, and she said a unit was moving out, so we should call. We did and had pictures sent to us. We also saw her apartment, and it was nice. We decided to rent based on the pictures, and signed a lease as our current apartment had been sold on very short notice.

They said it wouldn't be available to walk through until very close to moving in date. However, upon our walk through it was so drastically different than the pictures, we decided against renting and ultimately broke the lease we never started and lost some of our deposit. The major issue was that they advertised an enclosed porch, but didn't say it was shared with the neighboring unit.

The condition of the porch was terrible, the screen was ripped, it had a dirty wet couch and a very sick cat (the neighbors) living on it. Additionally, they said the building and property was non-smoking, but the neighbor had cigarette butts and ashtrays all over the porch and the windows of the kitchen opened to the porch where smoking was definitely happening, the unit smelled like stale smoke.

It also had a large, out of commission and dirty/dusty heating unit in the wall, which was not featured in the photographs and looked terrible and was unclean. It is possible to get a decent unit through this company. But be on guard and ask every question possible. I don't think it was deceit or purposefully withheld, I really think the realtor working for Olympus Nelson didn't know much about the actual unit either -- which is never a good situation.

She worked directly with and at Olympus nelson office, that is where we signed our lease. If you want more details can message me, I don't want to put in name of the actual realtor we worked with for privacy reasons. Overall she was friendly and nice, I am glad we could ultimately get out of the lease and not be obligated to pay, although we lost our deposit.

My roommates and I leased a home from Olypus Nelson a few weeks ago and after reading the reviews I was pretty nervous about working with this company. However, after the lease signing process and for the few weeks we have lived at the property, they have been professional. They did an amazing job cleaning an preparing the house for our move-in and they have responded quickly to the few maintenance issues we have experienced.

I felt that with all of the terrible reviews they have received, the could use a decent one. One area where they could improve is on answering phone calls and or returning messages. I have had to call several times before getting a response on two different occasions.
