Absolute trash company. Do not rent. I rented from them (reluctantly) for four years. In that time I never once missed paying rent. I kept the house and yard immaculate. Whenever anything malfunctioned I reported immediately. They would not fix ANYTHING. Handyman (owner's husband) would never show up. I came to find out upon moving out that it is their MO to use any excuse to keep your entire deposit.
I left a spotlessly clean house behind and they still tried to charge me for fourteen hours of cleaning, hundreds in "damages", and only returned $36 of a $1k deposit. Knowing the whole time I work in law they still tried this. Making up excuses about all the damage I did to the home when I had proof (including my own move in report) that all damage was pre-existing. Kaila Cruz (owner's daughter) blatantly charged me for items they refused to fix while I was in the home and then attempted to pin on me upon move out. Mommy Janet also texted me from the business cell on a weekend to harass me and accused me of slander (she meant libel) of her daughter for posting about my lawsuit against them on my own private fb page.
I ended up taking them to small claims court after they ignored my demand letter. KC attended the mandatory mediation only to avoid default and was contemptuous and dismissive the entire time. I took it to trial where KC again only showed up to not be defaulted against. She contributed nothing and her only arguments were "I feel" and "I think" statements. Needless to say I won and all but a small fraction of my deposit was returned to me due to there being some nail/anchor holes and screens (darn cat) needing repair when I left.
This property manager takes advantage of those who don't have the knowledge, ability or agency to advocate for themselves. I did and they STILL tried it. They lost in the end though. Their MO of keeping entire deposits by justifying it with exaggerated cleaning and repair fees will get overturned in court as they legally cannot charge more than a "reasonable fee".
I encourage anyone they have preyed upon to sue them in small claims as you will most likely win. They are not smart, meticulous, or careful. Keep good documentation if you do have to rent from them. I guarantee they will try to defraud you in the end.

No stars. this company will run right over you and you will be living in a motel. or homeless. they harassed me; and guess what? i had to get a storage unit and live in a motel and find a new agency. i have witness of conversations over speaker phone. fact. came in my house without notice. made a list of violations because they enjoyed making my life harder instead of helping me. they should be the ones who you can feel comfortable going to for help. i would never in my life ever again recommend this business or unlawful establishment. i do not recommend or think any higher than the lowest possible of any of the people working there. watch out. i would like to add that i missed no payments with them. and kayla cruz told my girlfriend to not be with me. and that she would rent to her but not me. "over speaker phone in front of her child!" then they said they would rent to me but not to her because of her credit that she fixed that same day. dont mess around giving your business to these people. they are running their establishment beyond the lines of WAC. they treated me like i had a bar code or like they had a personal vendetta against me. consider this one of your best warnings. find a different rental agency.

First of like to say that I have never been an actual tenant of any Landmark properties, this was just my experience with the application process and dealing with one of the individuals who works there. Honestly, after how we were treated applying for a place through this property management, I think we dodged a bullet. Most places tend to wait until AFTER you've signed a lease to treat you subhuman- this place doesn't wait until then.
I understand that being in a place where rentals are scarce that they may be overwhelmed with responses and applications at times- but this place needs to treat the people applying with a little more respect than they currently do. Obviously the people who work there have their housing secure/don't know what true desperation is like, because if they did, they would be a bit more empathetic towards other than don't. I would only recommend applying at Landmark if you are truly desperate and have NO other options.

If I could use ZERO stars, I would. They think it's okay to use threats, lie, and overcharge especially Kaila Cruz. They wait till you move out to start overcharging, problems that we notified them about, they didn't want to fix till my boyfriend moved out and then tried to tell us good luck in court for things we didn't do. Later to say oops it was their fault.
They are VERY RUDE. It's been almost a year and we have yet to see our receipt for the aftermath. Don't waste your money for garbage rentals cause they don't fix anything and then blame you. Our basement was flooding too and the new tenants there told us they are still dealing with it

Obnoxious reps, incompetent service, company wide. I am astounded. As a landlord for 20+ years, I haven't seen a company so poorly run- I even got ANOTHER OWNER'S CONFIDENTIAL INFO snail-mailed to me by mistake! (I mean- what?!). City utilities were double-paid or simply not paid at all. Poor follow through with their "handyman" (owner's husband), "too busy" to help me. Rental assistant (owner's daughter) acts inexplicably entitled, actually derisive, both in emails & by phone. Inept company- find others.

My 92-year old mother had to move out of her condo 2 years ago and her children hired Landmark to manage the rental of that condo. Janet has been nothing short of amazing to work with. Promptly notifies us of any issues; returns phone calls promptly and is very attentive to my mother's concerns and questions. When the first tenant moved out, Janet called to let us know and then set out to find a new renter.
The place wasn't vacant more than a month. Every month my mother receives an itemized statement of her account and the rental check arrives in the bank like clockwork. Having been in the real estate business for over 35 years, I can say without hesitation, Janet is a dream to work with. Karen Peele

I wanted to give Landmark a quick shout out, for being nothing but pleasant to work with during our rental time with them. I want to especially thank Jennifer for everything from the very friendly first phone conversation we had to the ending emails, and everything in between. I am leaving this review as a very happy tenant who has taken the step into homeownership, or I'd still be renting with them today. Thank you again, for your help.

As I have read most of the reviews left by folks over the years I remain confused with all of the negative experiences people have. I have been with Landmark for 11 years, in the same home, with the same property manager. MOST IF NOT ALL of my dealings have been dealt with professionally, and with respect as a tenant. from the front desk, to John in maintenance and ending with Jennifer in management, we have always been treated fairly whatever the situation has been.
I have nothing to gain, nor want the recognition for this review, I am just tired of folks bashing this company and as a LONG standing tenant I do have the right to say this. As for the employees, keep up the good work, you are appreciated! Operation Iraqi freedom combat veteran 09'-10'
