Cheap, absentee landlords that pinch every possible penny and falsely advertise their amenities. Find somewhere else. Trust me. If any of the other buildings are anything like Plaza 53 (it's safe to assume they all are), then run away in the opposite direction. This company is a poster-child for everything that's wrong with corporate landlords. Doesn't matter how good the workers in your building are. The awful management will eventually rear it's ugly head.

Can't even bother to call tenants back or give them any important information. Not to mention the lack of maintaining Skyline Tower. They should be embarrassed the way they treat people. Disgusting how they think they can treat people.

My niece lives in their Staten Island residence and I am PERSONALLY paying for her lawyer and taking Oxford Realty Group to housing court. My niece was bullied by their employee Linda who harrassed her daily to sign a renewal lease. She left it at her door, with the security guard, and called her time and time again. My niece was on the fence about staying at the property as she was awaiting approval from another building.

She legally has a window in which to sign but Linda repeatedly contacted her making her so uncomfortable. Now that she is moving they are refusing to return her security deposit. DO NOT TRUST this company and their predatory practices. Now I promise they will be exhausting their resources in housing court. Congratulations crooks!

I am generous- giving one star. i live at meadow view apartments. it is full of roaches and my toilet is full of poop because for the fifth time this year there is a sewage problem. it has been three hours, my neighbor's toilet is overflowing and therefore i cant flush. no sign of a plumber. to clarify_ it is not the maintainance people that are not caring for the property. Mike and Freddy are on top of things however, as i see it, the owners are stingy.

In the winter, Mike and freddy had NO help taking the snow away and when we called Oxford Realty, the women there lied to us and said that they do. with my own eyes, i saw these two men struggle for two days alone. The response from the management is always rude, is it Carol? cant remember. the pool we were allowed to use had a broken pump and at the office they were aware of it, yet it was open and people were swimming in it, this was two years ago. why would one trust anything this management says? they are neglecting the property and it is now affecting our health. a few times a year there are overflowing trash receptacles that only get collected when i call the health department. what bothers me the most is who the owners are. they shall remain nameless because im afraid of retaliation. they should know how to treat people. they are running a slum and we have a joke here, we call it Ghetto view apartments.

We are a great group of neighbors, various cultures and religions and we get along beautifully. what an embarrassment that the owners do not respect us and allow humans to live with roaches and filth. I will not attach photos of my poop filled toilets or the years of roaches found here, pls trust that i have no reason to write this, other than to help save you from this place. thank you for reading

I live in their Meadow View complex. All I can say is thank God for the head of maintenance. He is always friendly to all the residents. The kids all love him and we parents feel safer with him around. This last snow storm was bad. Freddy was out there at midnight clearing the walkway. He went out of his way for the disabled and elderly residents.

I can't speak for their other properties, but here we all know that is something breaks Freddy will fix it and fix it right the first time. He takes the time to know all the residents and is even helpful when not working. He is one of the only reasons we and many residents don't move.

Me and my wife lived in one of the recently remodeled apartments at Somerset Park. The apartment was nice enough for the price -- the granite counter tops in the kitchen were nice. The appliances in the kitchen seemed pretty cheap, but they were new. Washer/dryer were okay--they worked, but the dryer had a lot of lint in it when we moved in and had a lot when we moved out despite removing all we could between loads of laundry. The apartment had more than enough room for the two of us, and Maria in the leasing office would quickly address any questions/issues we had.

I live in Somerset Mews. It is one of the biggest mistakes I have ever made. Please do not rent any place owned by Oxford Realty Group; they are money-minded and do not care about their tenants or their property. Their laundry machines are always out of order. Their apartments are not cleaned, and appliances are outdated, and in very poor condition.

Please pay a few dollars more, and rent some other place. I was in a rush to get a place and couldn't find anything else nearby. Now I know why there were so empty apartments in this complex.

If you are thinking on moving into the Cedar Lane Apartments do yourself a favor and don't. These apartments are very old and have not been renovated for more than 10 years. While living here we constantly had to call the office to request to have the exterminator come in because there is a big cockroach problem in these building and not to mention the big issue of silverfish.

Another big issue is that when you try to call management it takes you an entire day to be able to reach anyone and sometimes it takes longer than that. One of the biggest issues we had was that our bathroom ceiling was constantly leaking and every time the people above us took a shower and it would make a mess in our bathroom. We emailed and called management about this issue several times.

They eventually did come and changed the ceiling but the fix only lasted about a month before it started dripping again. I lived there for 12 months and the ceiling dripping happened the entire time. Management is horrible and will not get anything done for you.

I have been meaning to write a review for a while now. I almost rented an apartment from Oxford Realty in their Cedar Arms apartment complex. Their prices were cheaper than other apartment companies around the area and I decided to go with them despite all the bad reviews I read about them so I made an apointment and went on the scheduled day to sign the contract, but when I read their contract I knew something is wrong.

In the contract, the tenant waive all rights to claim any damage even if it's caused by the landlord or other tenants (they will tell you that this is standard sentence and that everyone else has it but I went to different apartment complexes and asked to see their contracts and none had that sentence in it). on the other hand, you as the tenant will be liable to the landlord for any damage you cause.

The second article that I saw very weird and unreasonable was that Landlord can modify and enforce a change in the contract if they have it written and signed by the landlord ALONE (every other contract I saw has it as "to be signed by both landlord and tenant") Sorry for the long review but had to give you enough reasons why I would not recommend to rent from them unless they change their contract.

If I could give 0 stars I probably would. It is nearly impossible to communicate with this company and their associates. From the start I should have known when they never answered questions about handing in an application that things would be bad. Aside from physically having to drop off the application and money, I struggled to reach anyone or be contacted back via email and phone.

I submitted an application on October 2nd and never heard back if I was accepted or not. After I reached out they informed me (almost 2 weeks later) that they had sold the building I was applying to live in. It was fine that they didn't own the building any longer, however, not informing me was yet another red flag. They didn't even have a name for the new company that I had to call, just a random phone number.

Among other things, the unit I was supposed to see was switched last minute, and the building was not in great shape either. My primary reason for writing though is the extreme lack of communication from Oxford Reality. Nothing is in writing and expect to wait days or even weeks to get a response. I ended up going with a completely different leasing company and complex and I could not be happier. It is really not worth the headache to try and work with them, so save yourself the trouble.

This property management deserves no stars. We lived in Cedar Lane Apartments. The buildings are poorly maintained and the hallways stink. Also, the laundry rooms are not clean at all. We chose this place because of its proximity to the Rutgers campus. Set the building quality issues aside, the staff in the management office are also very UNRELIABLE.

In short, they are very GREEDY to take as much money as they can from you. DO NOT TRUST IN WHAT THEY SAY AND ASK FOR WRITTEN AGREEMENTS, especially when it comes to MONEY related stuff and receiving back your SECURITY DEPOSIT. We signed a lease termination notice 23 days before the last day of our lease and we were told that it will be fine. Then, they asked us to pay the last month's rent and we paid.

Two months passed and we did not receive anything from them. We were back to campus for one day and we thought we should stop by to see what happened to our security deposit, they made several false claims and changed their word several times while we were there. First, they said they sent us a check. Then, they changed their words and they said a notice was sent to us that we broke the lease. Next, they provided a tracking number to show that they sent us the notice.

After asking for the tracking number, they reluctantly provided a number. It turned out the number was invalid and had nothing to do with us. We persistently asked them to clarify the situation, then they issued a check for half of our security deposit and ask us to leave. Long story short, they took our security deposit money claiming that we broke the lease because we did not give them a 30-day notification; in practice, they rented our place to someone else and MADE MONEY TWICE AS MUCH.

A funny fact is that they would have not given us any money if we did not happen to be there and have a chance to go to their office after two months! THEY ARE AFTER STUDENTS' MONEY.

After the place I rented was bought by Oxford Realty Group the maintenance went down very fast. On the move out they have charged me $350 for the floor damage caused by the old dishwasher which they systematically refused to replace or repair.

Oxford realty group is the worst management company in NJ. I would never recommend renting or doing any business with any property they own ever. They run on greed and do not care about the happiness of their tenants or their community at all. They are an embarrassment to the Jewish community, they are ruled by greed not God. They only care about how much money they can make and cut corners, leaving things dangerous for the people living or working there.

I have never met a business so disgustingly greedy. I dont understand how people can claim to be of a certain faith and claim to love a god yet be so hypocritical and greed fulled, It is a disgrace. Disgusting absolutely disgusting. They cut corners and destroy every property they ever own just to make a few more dollars. I understand that property owners have to make money but they are consumed with that lust for money and dont care who or what they hurt or damage in the process of their gaining money. Neglecting the comfort, safety, security, and happiness of their tenants. SLUM LORDS in every disgusting definition of the term. If you see a property owned by them Run away, run far away.

This place deserves no stars. Looks nice on the outside and inside until you move in and then start to see the endless problems with the apartments. Ceilings leaking through when you get heavy rain, cracks on the ceilings throughout the apartments, nails pushing through the walls, and unfinished work. Management obviously only cares about the money only, nothing else.

The maintenance super at Countryside Apartments doesn't like to repair anything in the apartments. The apartments are falling apart, yet every year they are raising the rent 35-45 dollars every year. There is constantly a rotation of people moving in and moving out. Neighbors that move in say this year, is moving out the following year. Save your money and move elsewhere. Definitely do your research before moving in. Totally not worth the headaches.

The Oxford Reality rental management is very poor, not explaining the lease terms well. Initially they say one thing and they rip you off if you vacate the apartments. Rental office associates poor in language and talking to the tenants. Even thought I lived here for many years in this apartment, gave two months ahead notice and they charged totally 3 and half months payment and put me in the situation like I have to payback.

Think multiple times before accepting your lease in this community. While you moving they say all attractive words. Not recommended if you are looking for a peaceful exit from an apartment community.

After 3 years of being a resident of their apartments, I could NOT be more ecstatic to move out next month. While I didn't have any problems my first two years, the last one was really difficult, with them refusing to make basic repairs, and even making me jump through hoops for pest control. Finally fed up, I called Kristine at the main office, twice.

She avoided my calls and never answered my voicemails. They're a very lazy management company, and will be hearing from the health department after I report the conditions of their complexes.

Do yourself a favor - DON'T MOVE INTO ANY OF THEIR APARTMENTS. They're fraudulent and will extract as much money as possible from you. Make sure you DON'T break the lease if you have no option but to move out. If you do - you're going to end up paying a bounty. Management is an all time Fraud. Your security deposit is NOT secure in here.

Not giving them any stars I lived there for 10 years I am disabled and they illegally change the locks on my doors told me I had 10 minutes to get one of you to get out left all my property and my three animals in the apartment numerous complaints about black mold in my AC cuz the laundry room was below never said anything never was addressed until I got the Health Board involved because I was in the hospital twice for two months with pneumonia because of it then when you let me in my house to retrieve my possessions I had 4 hours to get my whole house out and one of my cats were missing still can't find her my cats are Esa cats so I don't suggest living here maintenance sucks unfriendly except for one of them office manager she got a stick up her butt hardcore and the owners are such the biggest money hungry scumbag landlords of the year and let me rephrase that in the world I know reside in a one-bedroom apartment with two cats my mother and my brother I'm staying with them because I was not given my allotted time legally to leave my apartment so now I cannot move into my new apartment till it's ready because of these people did give me emotional distress I've gone into a massive panic attack I'm pregnant and there may be issues with the baby so don't live here if you got kids bring them here parking sucks the pool is disgusting the garbage is disgusting it's everywhere the laundry room looks like a fire hazard waiting to happen your water fluctuates so you be taking a nice warm shower and then it turns into a nice warm shower and then it turns into scolding hot water every three months do it would take me to court stating that my rent wasn't paid on time making me lose a day of work and pay for parking and spend my day in court and I've always come out showing that it was on them not me all they want is the money from the Rutgers students to rip them off so I highly do not recommend living there

Wish I could give you negative stars. After a year of trying to seal cracks and open spaces in our apartment because our downstairs neighbor smokes cigarettes and cigars in their apartment with all windows and doors closed we found what the maintenance told us they couldn't do anything about. I'm sorry, but when you put in our new washer and dryer last January because the old one was broken (right when we moved in) you didn't see this HUGE hole in the floor?!?

Now we know why we had black mold, which they said was soot (from an electric dryer-I think not) which we had to clean ourselves.leaky pipes and not up to code. Not to mention a huge fire hazard. Thanks worthless maintenance. We called multiple times over multiple months to complain about smoke pouring in through our apartment from downstairs and their response was 'there's nothing we can do about it' um, how about sealing up the huge hole in the floor which we will now end up doing ourselves.

We also sent a certified letter which got a measly response of 'we'll look into it' with NO FOLLOW-UP. DON'T MOVE HERE UNLESS YOU PLAN TO FIX EVERYTHING YOURSELF. MAINTENANCE, MANAGEMENT, AND THE OFFICE MANAGER (that works Monday-Friday, not the weekend girl) ARE NO HELP AT ALL.
