We had a very negative experience with ERA attempting to rent 303 Fernandina Cay for a month. The property is at Main Beach and a few 100 steps from the beach. The rental was for February 2023 and I reserved it in early March 2022. On April 6th I called to confirm the reservation and get the updated price for 2023. I told the agent I need the confirmation in writing because I was planning to cancel a VRBO rental and I didn't want to do that until I had a confirmed reservation with ERA.
Their agent confirmed the reservation in an email with the price, exact dates and a reservation number. In my mind that is a legal contract. Based on that confirmation, I cancelled a VRBO rental that I had previously booked on a fully cancellable basis. The very next day ERA called me and said the owner wanted to use the property for that last 2 weeks of February and would I consider an alternative that was downtown and no where near the beach.
We said no thank you. Then the story changed and they said the owner no longer wanted to rent monthly (although their site still listed a monthly rate) and would I consider a house on the beach for $1,200 more that was "outdated" to say the least and would not meet our needs. We said no thank you and ERA has reneged on the reservation. Our vacation plans are now completely screwed up. Renter's BEWARE!

Second yr here. Last yr stayed in June we are here wk of 4th of July. wow big difference. I am not as pleased. Pool was down first two days no one told us. Issues on Sunday no one to contact. The room is beautiful the owners place here no fuss all great. But ur busy time of yr all things should not be under contructions.

We are experienced travelers in Florida and elsewhere, but we had an awful experience staying at Amelia by the Sea in August 2018. Our unit was represented in promotional material as having been "totally remodeled, " and ERA leasing staff told us it was the second-best unit in the entire building. We paid a premium rate and ended up being extremely disappointed in both the condition of the unit and the management staff's response to our concerns.
The two bathrooms in our unit had not been remodeled since 1973, and as the attached pictures show, they had corroded fixtures, rusted-out non-functioning drains, stained ceiling tiles, etc. When we raised the issue with on-site management staff, they were dismissive and condescending and have since sent emails suggesting we had unreasonable expectations for our $300 per night unit.
I think the pictures speak for themselves. You'll be better off finding someplace else to stay. Also, while we picked this property so that we could have access to the "private fishing pier, " you should be aware that a large portion of the "fishing" pier was destroyed in Hurricane Timothy and not replaced. The pier barely extends into the water during low tide and has no operable lights. It's fine for afternoon strolls, but it's no longer much good for fishing and cannot be used at all at night.

I have stayed here multiple times and have always had a great experience. I usually come with my wife's family and friends of ours and my kids love coming. Once we are settled in and have our stuff squared away it feels just like home. except it's right on the beach! The pool is great and the kids love it too! There is a boardwalk to the beach that is in great shape and a pier that extends out directly from the property.
There are grassy areas behind the building that are excellent for grilling and for play. The balconies offer great views of the beach and the ocean. The inside of the units are quite and peaceful enough for afternoon naps and I've never been bothered by outside noise during the day or night. Overall, this is an outstanding place to stay!

Beware of units and special pricing for some owners. This is our third year here and we've spent time in different units of varying degrees of cleanliness and upgrades. This year we weren't told that this newly remodeled unit was $3,000. instead of the $2,350 as listed on the website and brochure. Thus, when we did get a bill it was too late to change units and even the office manager didn't know why the bill was higher but she said "prices can change at any time"!
We talked to Fern at the main office and she told us some owners charge more for their units. Great, then tell us so we can make a financial decision based on the facts. Hence, we love the unit we're in but weren't told the price increase until the fall. Not transparent and even the new manager didn't know the reason for the increase. Not good business practices but nice people that rent here who have similar concerns so be careful.

I love Amelia by the Sea and Amelia Island! This has been the best vacation! The beaches are NOT crowded and the majority of the people on the beach are families like mine. The condo we''re staying at is so inviting and I love the security and the amenities this place has to offer. I've already made arrangements to come back in the near future.
