We lived in 311 N. College Ave for 3 years before moving to FL. This building has 12 units, off street parking, laundry onsite, and 24/7 video/audio surveillance. The owner was pretty nice lady and helped us in anything that came up. Sometimes she took care of the things by her self. We properly cleaned and left the apartment nicely when we moved after my graduation. Even they sent us the full deposit back. I recommend 311 N. College Ave to any Miami Grad Student, employee or any person who is looking for non-student rental in Oxford.

Not impressed with the quality of the properties under their management. To be blunt, most of their properties appear to be substandard (i.e. slums) with significant problems in either roofing, utilities, parking, cleanliness, or some combination of the above. The places I've toured needed major renovations: for example, one was suffering after-effects of fire damage from an adjacent apartment.
Communication is a problem as well. I was stood up three times viewing properties with this group, resulting in several wasted days off work. Give them two stars since the state of their properties is partially the fault of the slumlords that actually own the locations - CPM just does the administration part of the leasing. My advice? Stick to the newer apartment complexes in town (present and future). Better accommodations and renter protections when things go wrong.

Please do not waste your time with this company! Absolutely AWFUL! They seem super nice and accommodating at first but over time they stick you with unfair fees and charges even for routine repairs. Very poor communication overall, and not worth the hassle. I very much reccomend looking for other housing options before signing for one of their properties.
The lower prices seem tempting but over the semester you will end up paying just as much as you would for a nicer place. Students who are not able to rely on parent money especially should look elsewhere, being stuck with unforeseen charges (and late fees that they let accumulate before notifying you) causes a lot of financial strain.

Awful. They tour your living space unannounced, demand you rearrange your furniture around while you are living there so they can sell it better to people. Have no sense of boundaries for where someone else lives. They asked me to rearrange my furniture a certain way, then came by while I was not home and moved something else around. These people are rude and entitled and have no business being landlord managers.
Don't rent from them. Oh and also, all the good reviews here are clearly fake. Notice how they are only replying to the positive reviews and have no concern whatsoever for the complaints.

Extremely unprofessional. I have experienced numerous issues while renting an apartment on Arrowhead. For instance, sewage coming through the shower drains, matinence takes days to respond and does not warn you when they are coming, and the parking is UNBELIEVABLE. The lot doesn't even have lines. There is not even enough spots available for tenants to park.
There are 12 apartments in this building paying over $600 in rent a month but they still can't seem to afford to provide sufficient parking. There is street parking available but since they are building the Verge apartments next door the street is almost always blocked off leaving the paying tenants without a place to park. College Property Management has done nothing to make up for the inconveniences from the construction. In fact they even raised the rental price! I would most certainly skip the headache and sign with the Verge apartments over CPM.

Working with the staff at CPM is always pleasant. They are usually very helpful and understanding. That being said, communication among the staff needs a bit of work. I spoke with one woman who told me that if my roommate and I found someone to transfer our lease to, we would still get our full deposit back. This was not actually the case and we lost half of it.
I HIGHLY RECOMMEND RECORDING YOUR CONVERSATIONS when speaking with any of them, particularly about agreements and any questions you may have. Also, TAKE PICTURES before move-in. Our home was quite dirty when we moved in, & we knew the tenants before us didn't clean and got charged for it, so when we cleaned after move-out, we made sure it looked better than we found it (had 2 additional people help us out) and we still got charged $175 in cleaning charges. We are in the process of fighting this.

College Property Management has some of the best staff I have ever worked with, bar-none. If anyone has had a negative review of the staff at this office--it is because they don't want a friend in their real estate professional! The ladies in the office all genuinely care about their clients, and we know one another on a first-name basis. I don't hate calling them! I have known CPM for years, and wouldn't go anywhere else. I receive amazing service every time I come into the building. Everyone that works there makes me feel like a part of the family. Everyone is very respectful of boundaries and make it a point to make sure that their properties are in amazing condition before moving in. I couldn't ask for a better experience.
