ELITE offers a wide range of customized property management services to fit your needs as a homeowner. Tenants can submit maintenance requests online which creates a work order and will then be communicated with our vendors. All of this is tracked seamlessly in our software which means property maintenance issues are resolved faster, keeping tenants happier!
None of our homes are for sale, we only handle rental homes. Most of our properties are owned by investors that are not interested in selling their property. We suggest that you apply for the property and put all of your thoughts under the 'comments' section of the application or on another piece of paper.

Spoke to John about applying for a house for rent. He advised me to apply and I filled out application and paid app fees for myself, husband and mother. I called 2 days after applying. He never even ran the app. He said he was going to that day and to call back in the morning. I called back, nothing. Called a few days later. nothing. Thanks for taking my money and running. Luckily I found another place to live cause this was a joke.

Critical: Professionalism I was promised a referral bonus that has not been received after 3 months. I am in the process of filing a small claims court as I have been left with no other recourse. I know too many people who have horrifying stories with this company. STLCityWide/Elite Property should be avoided at all costs.

Property manager was consistently unavailable and failed to show up for our final walk through upon move out. Never a clear line of communication about who should be contacted with issues (constant) regarding the property. Elite representative would refer me to owners, owners would refer me to rep, total nightmare. Still haven't received $2100 security deposit back after being gone for over a month and lived with a flooded, moldy, unusable basement the last 6 months of residence.
I have never not receive a security deposit back in full from the places I've lived, I am waiting for an itemized bill of what they're trying to deduct from the security deposit after sending me a $600 check with no explanation for the deductions.

Rented our home for us while we lived across the country. Trusted that he would keep our best interest in mind, protect our home etc. He never did a thing. Just collected the money every month and took his cut. Neighbors were complaining and calling about the lawn never being cut and a bunch of other suspicious things. He never told us or even attempted to take care of it.
The people that rented my house DESTROYED IT! We were out thousands of dollars. This man is a crook and never once did his part. He ruined our family and we lost everything due to what had been done to my home. BEWARE!

Rented a house through Elite Property for 2 years. The house was not ready for us to move in as agreed upon in our lease due to management neglecting to obtain a city inspection to fix issues, and the house was never cleaned after the previous tenants moved out. Over the course of my time on the property, ,m anagement never responded timely to maintenance requests or emergency situations.
On several occasions, when following up on maintenance requests the response back would be "Oh, I forgot to call, you're going to have to call someone and have them bill me". Additionally, the maintenance crew maintained on hand wouldn't fix the actual problem, just cover it up with a 'band-aid' solution instead of properly addressing issues and fixing them the first time around. Tenants, look elsewhere for renting properties. Property owners, check your properties out to ensure there is no neglected issues hanging around that could cause bigger issues down the road.

I have never left a bad review for on any site about anything, until now. Tenant BEWARE. There's is nothing elite about this company or the experience we had. Nothing was done timely, and in most cases, at all. The owner is either dishonest or incapable. Things were promised to be repaired that never were. Things we noted on the move-in condition report were subtracted from our security deposit when we moved. 3 weeks without a master bedroom toilet, that we ultimately purchased and installed ourselves, with a scolding letter from the agency that we would not be reimbursed for that action.
A month without a functional oven. 3 weeks without a functional dishwasher, and so much more. It doesn't matter what you get in writing from this guy, he does not honor it and unless you have the time to go court, and who does, you just get left frustrated and ignored. Bad company, which is just the one guy. Save yourself the unwanted garbage and find another agency.

I could type a page of complaints, but I will leave it at this. Mr. Beaver seems to have taken on more properties than he and his wife can manage and his management of said properties is failing spectacularly while he still gets paid to "manage" them. Maintenance, lease, and communication issues abound. Lack of documentation and follow up is frightening.
Owner of property I rent has said she was billed a large sum for minor repairs and EPM is now not wanting to provide receipt or justification of the charges. All I can say, is if you hire this man, please please please contact your renters occasionally to find out if the properties are actually being taken care of. They most likely aren't. I suspect some of these stellar reviews are phony accounts, paid for, or requested in exchange for service.

We arrived from out of state to the home and it was trashed. We got in late and were tired, and we had to deal with the dirt and grime through out the home. The toilets were filthy, the kitchen counter tops were dirty, the refrigerator had moldy food in it, the oven was dirty, and this home had leaves and debris throughout on the floors. I called John Beaver that night and told him there is no we can move in until the home was cleaned.
He apologized and had us hire a cleaning person. Through out the course of the year a storm came through and damaged some shingles on the roof, the 1980's era refrigerator quit working, an outlet went out, and the shower started leaking. We reported all of these items to John Beaver and they had them all fixed over the year. With the exception of the refrigerator we reported these items for their benefit not ours.
Also he had the carpet cleaned within a week after we moved in because it smelled bad. There we no remotes for the garage door when we moved in so he had us go buy a pair and program them. THEY TOOK OUR SECURITY DEPOSIT AND HAVE REFUSED TO RETURN IT. Whats funny it that they are charging us for the new refrigerator, the garage door remotes and the roof repair. REALLY? THE ROOF REPAIR?

When we moved out we thoroughly cleaned the place so it was in better shape than when we moved in. We were ideal tenants that any lessor would be happy to have. We paid well before the due date and kept the place up. We left it in better shape than what we got it in. Elite Property Management took our $1075.

Poor company management! After filling out an application ($35) and showing interest for a rental property through several emails and phone calls, I have heard nothing back. The least I expected was a call or email stating that the house was already taken or my application did not meet the renters expectations, yet the rental house is still on the market. I am convinced this is a scam, and if nothing else it is a very poor and disrespectful organization.
